DON'T TELL MY AGENTS I'M SENDING BUSINESS AWAY - 01:39 PM
I know that the market is slow. I know that good buyers are hard to come by around here. BUT, I refuse to become a DOOR MAT ! ! ! ! I've sent two buyers away in one day. It wasn't easy. BUYER # 1. Gentleman was in the $1,200,000 range to buy a home in Northern Virginia. He wanted an agent full time last two weeks in December. He wanted reference information on our recent sales. He wanted to avoid dual agency. He wanted, he wanted, he wanted. His demands were unreasonable and we refused to comply. What does it (56 comments)
Marketing an Unusual Listing: Tapping Into Creativity - 01:06 PM
I recently got a listing for an elegant beauty of a building. It originated when trolley cars in Cleveland first switched from horse power of the hay eating kind, to electric power. It is not as large or intricate as the building in this photo, but still architecturally significant and full of possibilities for use. I decided to share my marketing plan with you. You have all been so gracious to share with me so many of your ideas. Some of the ideas here reflect our Company efforts. For example, we have a weekly TV show that Northeast Ohioans have gotten used (45 comments)
NAR's Motion to Dismiss Denied - 10:14 AM
NAR's Motion to Dismiss Denied NAR is still in the Department of Justice's doghouse. An Illinois federal court has considered whether to grant NAR’s motion to dismiss part of the lawsuit brought by the United States Department of Justice (“DOJ”) over NAR’s virtual office website (“VOW”) policies. In May 2003, NAR’s Board of Directors approved a VOW policy for its member associations to adopt. The policy grew out of a discussion on what sort of information MLS participants could provide to their clients over the Internet. These websites became know as “virtual office websites”, as the practice of a broker providing (11 comments)
A Realtor's Guide to the Power of an Annual ARM - 12:53 AM
Why should you ALWAYS get a one year ARM rather than "locking" into a 30 year fixed rate loan? The easiest answer is that you will NEVER be able to accurately predict interest rates. Did you know that Wall Street gurus are wrong over 60% of the time with their interest rate projections over a 3-5 year timeframe? What makes you think you know better than them ?Did you know that over a five year period of time, the one year ARM has always outperformed a 30-year fixed rate loan? That statistic has held true for over 40 years. What that (25 comments)
You’re Not As Smart As You Think You Are, Trust Me - 12:03 AM
And You Are Not Going To Get Any Smarter By Yourself. There are few realizations as important as this one in our lives - that we need someone else’s help. Recognizing this fact is often the difference between stagnancy and growth, mediocrity and excellence, failure and success. We all have blind spots and weaknesses that aren’t addressable by opening another book or taking another class. Some weaknesses can only be addressed by someone who has spent enough time with us to know the patterns of behavior that need to be addressed and changed before we can grow any further. It takes a (65 comments)
Is Procrastination Holding You Back? Here's Help! - 09:02 PM
At the encouragement of Jessica Hughes, Craig Schiller and Ginger Sala, I'm writing this blog regarding perfectionism and procrastination. Craig posted a question on his blog asking how much time people spend in ARand if they can quantify an ROI on that investment in time and it got me thinking. One thing everyone, including myself, must guard against is that this type of site can become a very addictive place and can become a form of procrastination that keeps us from doing real business activity. We can get lulled into thinking we're doing stuff to improve ourselves and our business, when in reality we (15 comments)
Are You a Sitting Duck, Waiting to Get Shot? - 03:30 PM
Are you a sitting duck, just waiting to get shot down by prospective sellers? Are you armed with the necessary know-how, knowledge, and confidence to maximize your success in this market? There are two analogies here that I'd like to explore. Bear with me...this was my mental rambling while in my spinning class this morning, so perhaps it suffers from lack of air to the brain. Let's talk about being sitting ducks (Analogy One). In this market you may already be very successful, full of confidence, and an expert in your particular market. But with all the changes - market corrections, inventory, buyer (33 comments)
Zillow Experiment: Day 1 - 07:24 AM
I know Realtors aren't exactly thrilled about the Zillow announcement yesterday... making it super easy to be a FSBO. While this experiment is far from scientific: I don't really want to sell probably wouldn't even vacuum if someone came overam definitely not staging (although your hired when I do Craig)it's a few weeks before Christmas, etc. I wouldn't hesitate for a second to list off all the negatives and then not budge on the priceI decided to put my house up on Zillow; just to see what would happen.I don't know how many views my listing got. I can't find a (7 comments)

Hill Country Galleria Mall Occupants - 12:10 PM
The Hill Country Galleria mall being built in Bee Cave is exciting a lot of people in the south Lake Travis area. That is is especially true now that some tenants have been announced. The first business to open will most likely be a 16 screen Cinemark theater. This will put movies 20 minutes closer for most area residents. Other businesses named today include Dillard's as an anchor tenant, Barnes & Noble, New York & Co., Ann Taylor Loft, Eddie Bauer, Victoria's Secret and Chico's. Development in the area has been on fire over the last several years. The City of Bee Cave (8 comments)
If you don't live in Northern Colorado, you may think that the weather this time of year is horrible. Well, right now I'm looking out my office window and I see small patches of snow on the ground, at least 200 canadian geese on Lake Loveland and I can walk outside without a jacket and still be very comfortable. For some reason (maybe the holidays) homebuyers seem to take a "we'll wait until the new year" mentality. Right now, if you need housing, their may not be a better time to start shopping for your next home. Why? Less Competition The (0 comments)
New Business From AR - 10:30 AM
Last week I received an email routed through AR from a gentleman looking for a condo in College Station for his daughter. After talking back and forth several times he will be in town today to decide whether or not this is a worthy investment. Fortunately I have the inventory currently to show him and convince him of the wisdom with no problem (or at least I believe I do). It's (active) raining in Texas, and this is a beautiful thing!!! MLX Professional - 08:58 PM
Today when Jacqui was signing into the Las Vegas MLS access site, she got a pleasant surprise. A free upgrade to mlx professional. Basically its a customizable 3rd level domain off of the main site. You get to pick your site "name", so after several attempts I finally found one I liked. I wanted Las Vegas real estate, which I finally got a combination of. There are roughly half a dozen different templates you can choose from. The site allows you to add your own text on the "home" page of the site and automatically pulls your listing data from the mls (6 comments)
Good Job Zillow - 06:22 AM
Most folks here know I have been a Zillow-supporter all along ..... But an interesting sidebar to Zillow's introduction of property listings is the comparison with Trulia and Propsmart. Galen first mentioned it, (I think) on Rain City Guide. Greg at Bloodhound examined the idea further. I think Trulia intended to make listing input easier with their feed system. But they actually made it more difficult for the smaller brokerage. It will be interesting to see how Trulia responds...... I wonder if Propsmart isn't out of the race, and will fall into a more specific niche-type position...... And finally, be aware that Zillow's "Zestimate" appears prominently on the (3 comments)
The word for today is .... - 07:35 AM
I swear, I swear I did run Google's spell checker (at least my brain says I did).... But nonetheless, I wrote a post containing this interesting new word "uncomfartable" .... It was up for about a half hour before I noticed the word and corrected it. This Active Rain info line showed 26 views. But no one commented on my typo. Maybe it is a word after all. (8 comments)

There's a Fine Line Between Smart Marketing and Spam - 05:59 AM
There is a fine line between marketing and spam. And it is imperative that we orchestrate our marketing campaigns to gain the maximum exposure without running the risk of being viewed as spam. The definition of spam is open to interpretation but most people agree that spam is equivalent to the junk mail you receive at your residence. In general, spam is unsolicited emails which are part of an advertising campaign. The term spam can also apply to message board postings which are posted solely for advertising purposes. Message boards or forums, are essentially online meetings places for Internet users who (0 comments)
The End or The Beginning? - 06:51 AM
Ownit Mortgage Solutions is the latest casualty in lender closures. It is the second lender I know of this week that has ceased operations without warning. On Thursday evening after all my fellow employees had gone home for the evening, I received and obviousy pre-written message that OwnIt would be locking their doors, metaphorically speaking. Is this one of the first signs of poor lender business models falling victim to the tightening market? Or is it the loss of a valuable lending source in a harsh environment. OwnIt was a relatively young company, started by a previously successful banker. His previous start-up, First (3 comments)

On top of that, I do have a job. Several days ago I drifted to the Forums. I hadn't been there in a (10 comments)
Now is a Good Time To Position Your Home in the Marketplace! - 07:20 AM
The local mall may not be the only place shoppers are looking this season in the Gainesville area. RISMEDIA, December 8, 2006-When clients have decided to sell their home, they are hesitant to place it on the market as the hectic holiday season quickly approaches. Don't let them be. A common misconception is that listing a home during the winter months is a bad idea. Homes showcased during the holidays provide a warm, inviting listing environment that welcomes sellers and buyers alike. "Most...markets do not hibernate in the winter," said Rozanne Kurman, president of the Realtor® Association of NorthWest Chicagoland. "With (0 comments)
What is a Mortgage Contingency Clause? Who does it protect? - 08:35 AM
One of the most important segments of a Purchase and Sales Contract between the Sellers and the Buyers. A Mortgage Contingency Clause is a provision in the home purchase contract that says that if the buyer can't get a mortgage within a set period of time, seller can call the whole deal off. In other words, the agreement is conditional on the buyer being able to obtain a mortgage on the property they are trying to purchase. A smart educated seller should work closely with their Real Estate Attorney and place a mortgage contingency clause (2 comments)
