I know Realtors aren't exactly thrilled about the Zillow announcement yesterday... making it super easy to be a FSBO.  
While this experiment is far from scientific:

Hill Country Galleria Mall Occupants - 12:10 PM
The Hill Country Galleria mall being built in Bee Cave is exciting a lot of people in the south Lake Travis area.  That is is especially true now that some tenants have been announced.  The first business to open will most likely be a 16 screen Cinemark theater.  This will put movies 20 minutes closer for most area residents.  Other businesses named today include Dillard's as an anchor tenant, Barnes & Noble, New York & Co., Ann Taylor Loft, Eddie Bauer, Victoria's Secret and Chico's.

If you don't live in Northern Colorado, you may think that the weather this time of year is horrible.  Well, right now I'm looking out my office window and I see small patches of snow on the ground, at least 200 canadian geese on Lake Loveland and I can walk outside without a jacket and still be very comfortable. 
For some reason (maybe the holidays) homebuyers seem to take a "we'll wait until the new year" mentality.  Right now, if you need housing, their may not be a better time to start shopping for your next home.  Why?

New Business From AR - 10:30 AM
Last week I received an email routed through AR from a gentleman looking for a condo in College Station for his daughter.  After talking back and forth several times he will be in town today to decide whether or not this is a worthy investment.  Fortunately I have the inventory currently to show him and convince him of the wisdom with no problem (or at least I believe I do).  It's (active) raining in Texas, and this is a beautiful thing!!!

Today when Jacqui was signing into the Las Vegas MLS access site, she got a pleasant surprise.  A free upgrade to mlx professional. Basically its a customizable 3rd level domain off of the main site. You get to pick your site "name", so after several attempts I finally found one I liked. I wanted Las Vegas real estate, which I finally got a combination of. There are roughly half a dozen different templates you can choose from.

Most folks here know I have been a Zillow-supporter all along .....  But an interesting sidebar to Zillow's introduction of property listings is the comparison with Trulia and Propsmart.
Galen first mentioned it, (I think) on Rain City Guide.  Greg at Bloodhound examined the idea further.
I think Trulia intended to make listing input easier with their feed system.  But they actually made it more difficult for the smaller brokerage.
It will be interesting to see how Trulia responds......  I wonder if Propsmart isn't out of the race, and will fall into a more specific niche-type position......

I swear, I swear I did run Google's spell checker (at least my brain says I did)....
But nonetheless, I wrote a post containing this interesting new word "uncomfartable" ....
It was up for about a half hour before I noticed the word and corrected it.  This Active Rain info line showed 26 views.  But no one commented on my typo.    Maybe it is a word after all.

What is a Mortgage Contingency Clause? Who does it protect? - 08:35 AM
  One of the most important segments of a Purchase and Sales Contract between the Sellers and the Buyers.  A Mortgage Contingency Clause is a provision in the home purchase contract that says that if the buyer can't get a mortgage within a set period of time, seller can call the whole deal off.   In other words, the agreement is conditional on the buyer being able to obtain a mortgage on the property they are trying to purchase.
