PLEASE Take Pictures Of Your Listings! - 08:14 PM
I'm not sure about other regions, but I am in the Middle Tennessee Assocation of Realtors, and our MLS system allows listing agents to post 10 digital images of their listings online.  In today's world of digital everything, is there some reason why I still find listings on the MLS with either no picture, or only one picture of the outside?  My favorite is when I click on a home and see the picture icon indicating there are pictures attached, but when I open the picture file it is the same picture posted over and over again.  When I see no photographs, I … (9 comments)

I am a big proponent of the prospecting engine concept, and wanted to point out that it is the foundation for every marketing program that you have heard about.  Think about a prospecting engine as a machine where you put in a cold lead, it contacts, nurtures, educates, establishes a relationship, and positions that lead into a hot prospect that will use you over other real estate agents because the prospect is most familiar with your personal brand and feels that they already have a relationship with you.  Wow, that was a long sentence, but it gets the point across.

Simple Example:
Okay, so you get a potential client that request one of your free reports, but makes it clear that he has no interest in buying or selling a home at this time.   You send out the report the next day and follow up in a week to make sure that the prospect received the report.  He says he did, thanks you for the data, but once again indicates that he is currently just kicking tires.  During the discussion, you find out that he does have a stable job, owns a condo, and may someday move into a house, but has … (2 comments)

I am new here, so forgive me if Iam stepping on any toes with this post.  
I have been reading through posts here and I've noticed that quite often the blog entries are just lifted entries of articles written by other people that were posted elsewhere on the web.  Maybe a sentence is added.  To me that is not really a blog entry.  Its more like copyright violation.  IMHO, if a blogger thinks an article she/he found on the web is valuable to others, proper netiquette is to link to it.  Its OK to copy over a paragraph, or 2 or 3, … (19 comments)

Cell phone manners - 09:23 AM
Kristal Kraft's Ms. Manners post about phone solicitations made me think about something else in our industry, at least in my market.  The feedback call.  I ask for feedback and happily provide it when I can.  But when the listing agent calls me 2 weeks later, what do they expect?  I've probably been in 30 or 40 homes since then, and I only remember the ones my clients like and the real dogs.  Even then, I might not remember which one was a dog...
