When starting out in this field, it is probably advisable to have a second (or third) source of income, to get you through the hard times. Brian Brady has a great post  discussing the value of purchasing property that is being pitched on TV.  
Years ago a real estate development company marketed "Colorado Ranchettes" to the people of Chicago.   
 I knew because every so often I would get a call from a "ranchette owner" who wanted me to sell it or value it.  On several occasions they would provide me with the original marketing materials that had promoted them to purchase this property. The brochures depicted wonderful Colorado settings taken against the backdrop of the Rocky Mountains.

In my previous article I referenced that a mortgage professional should strive to be more then a rate retriever.  If a loan officer takes this to heart, or in other words they begin understanding their real value, then a whole world opens up to their future business.  Here is why I believe that the modern day loan officer is the new gatekeeper of most future transactions in the real estate industry.

There are a more to come of course but today I feel it's most important to talk about the new ability to group to group your ActiveRain Contacts.  As this Network grows it will help you to be able to discern your closer associates. Now you can categorize your ActiveRain contacts and each can belong to multiple groups.  What was your associates list can now be broken down into categories.  This is useful for organizing the different types of relationships you form with The Real Estate Community.

I've seen some debate in the real estate community over the necessity of Buyer Broker Agreements, or the BBA, and I've heard that many buyers are hesitant to sign them.  I wanted to weigh in on this topic.

2 of my favorite quotes from the comics; "Good Grief!" is Charlie Brown of Peanuts fames favorite saying. "We has met the enemy and he is us" is from an old comic strip called "Pogo". Pogo was a cartoon opossum and the originator of that saying.
There has been a lot of noise on the net lately about automated home valuation models along with an increase of websites offering them to John Q. Public.

FSBO's Unplugged: Rebranding the Unrepresented Seller - 09:30 AM
Late last year, parts of the real estate community were pondering the unbranding of the FSBO.  NAR did press releases, white papers, and tv spots about how we need to stop building the FSBO brand and call them what they are: unrepresented sellers.  You can find many of these resources on Realtor.org.

                         Let's do a case study just for fun, shall we?  Tell me what you would have done.
                                                         You are the Manager of the office
A couple who indicate that they are sellers are stomping around in your front office asking for a particular Realtor.  You happen to know this Realtor does not have a home listed for this customer.  You introduce yourself and ask how you can help because they are obviously perturbed about something and the Realtor they are asking for is showing property.
They proceed to tell you that they have one of their investment homes listed with another company.

An interesting thread has developed on the Real Estate Webmasters (REW) forum regarding the NWMLS.  The NWMLS implemented a new rule which went into effect/enforcement this year prohibiting agents and companies from utilizing the term "MLS" or derivatives of "search the MLS" on agent websites, or use in domain names and company names.  This was done so there is no inferrence to the public that they have access to the MLS through agent or company websites.
The issue at hand is that an NWMLS affiliated agent is listed in the agent directory on REW with the anchor text "Search Seattle MLS".  The … (9 comments)

Checking Google Keyword SERP - 03:54 PM
I noticed that my SERP for certain keywords fluctuate regularly in Google.  A while back I learned that part of it may depend on which datacenter is being accessed at the time of the inquiry.  One tool that I was introduced to is McDar.  It's fantastic because users can do keyword analysis on the Google domain or individual datacenters to see where their sites are being positioned.  It also shows how many pages and backlinks Google shows for the domain, as well as the allinanchor position. … (0 comments)

Deceitful Eflyer Promo - 04:27 PM
Just got a spamalicous email promotion touting an eflyer service.  It caught my attention because the subject said "Please Opt In...".  My first thought, well, here's a eflyer service doing it right as they say you must opt-in to continue receiving their eflyers.  Yet, I was already in their database, so it was nothing but smoke and mirrors.  I unsubcribed but we'll see if they honor it but I'm doubting it.

A couple days ago, Jim Cronin the blogger behind the Real Estate Tomato made a post outlining a blog carnival of sorts he is running for ActiveRain members only.  The basic idea is that he wants ActiveRain members to write an article about successes they've had through blogging and he'll highlight the best examples on his blog.  This article may reside on either you ActiveRain blog or your personal blog.  It's a great way to get some additional exposure for yourself, ActiveRain and real estate blogging in general.

Defective KeyBox - 07:00 PM
Our Association just went through a SupraKey Locbox upgrade a few weeks ago.  I got all my lockboxs changed out and things were clicking along. 
I got a call from an agent wanting to do a short notice showing on one of my listings.  It seems our office phone lines were down after a stormy night.  I called my Seller and got it arranged.  Then about a half hour later the agent calls and says that she's getting a message that says "Not Authorized".  That's a new one for me.  So I offer to come over and try my keypad since … (0 comments)

I found that people rarely buy what they tell you they want.  Sometimes they cannot afford everything they want and they scale back their expectations, but more frequently I don't think people really know what they want until they start looking.  They get ideas as they look and other things appeal to them that they had not thought of.

Heads up, in 8 days, all cell phone numbers will be released to telemarketers!! You will start to receive these annoying calls, and YOU have to pay for them as they rack up minutes on your phone plan!To be put on the DNC list, call 888-382-1222. Dallas Real Estate- Mistakes on Contract - 05:08 PM
I posted part of this story as a comment to another's blog, but I thought I would post this story for all to read, as it's going to be a very expensive lesson to either the buyers or the buyer's agent.

Katrina Footage - 05:17 PM
I'm sure we'll being hearing about Katrina a lot because of the anniversary. Dateline did a show on it last night. One thing I didn't know was that the media was allowed to stay inside the Superdome, or at least one journalist with a camera crew.   They showed 27 minutes of footage they took as the storm was happening inside the dome and after.  The amount of suffering and helplessness they caught on tape was truly horrifying. I have spent this afternoon going around and gathering up signs and making sure that items are secured at many listings today.   Collier County Schools and many businesses have already decided to close (including the Board of Realtors on Marco Island) and we will be dealing with Tropical Storm winds.

I took one of my buyer specialist to a Howard Briton Buyer University.  She had the same attitude as one of the comments I recieved yesterday about hating scripts, they sound canned etc. by the time we were done she totally understood.  Practice, yes a packet of over 130 scripts and many with words she never would have thought up or situations she might never have imagined.   Being prepared is important.
There are many situations in our business and having great scripts prepared to handle these situations just makes it a whole lot easier.

Are you utilizing one of your most important tools to showcase your blog or podcast?  We have set up many e-mail signatures in outlook and TP to respond to enquiries and customers.  Why reinvent the wheel and type stuff out every time the same thing over and over. 
Creating e-mail signatures is a great first start to a system that will save you hours of time. 
So what else can you use the signature for well how about promoting your blog or podcast?

Charge your batteries! Aircards do you use them? - 12:03 PM
Ok so tomorro we are expecting weather, have bought supplies and charged the batteries.  We may loose power and utilities although I hope not.  Cell phones with enough batteries can give you the chance to check e-mail and stay connected, but having an air card also makes it alot easier with the tablet pc. 
We always have an office with the tablet and everything is connected via the air card if we are on the go.
