Nefarious Real Estate Practices - Canceling and Re-Listing a Home - 03:26 PM
Well, it seems to be all the rage here in Washington state, and a hot topic among Realtors.  This, the practice of canceling a current property listing (usually late at night), and then re-listing that property a few hours later.  Same house, same seller, same price.

Last night, in the comments of a blog, Kristal Kraft was talking about how most of our posts are directed toward our own industry.  With few exceptions, most of the blogs here are written by real estate professionals FOR real estate professionals.  The blogs that are written for consumers are in the minority, and usually go without discussion, for obvious reasons.
I think our Realtor-to-Realtor modus operandi was actually the criticism that Joel Burslem of The Future of Real Estate Marketing waged when he wrote his updated review of AR about a month ago.

Clear to close. I love the sound of that. My three favorite words. It means all issues have been sorted out and within 48 hours my Sellers will be getting their check and I will be getting mine. I heard those words on Monday. I was so excited. I have been involved in a very difficult deal and my poor Sellers have been seriously stressed out. We had lost a deal on their house last month, the day before closing, so needless to say the Sellers have been very nervous. We're going to hold an ongoing contest for an ActiveRain t-shirt/sweatshirt design.  I've had this on my mind for a little bit ever since the "Race for 3rd" t-shirts, but Steve Campbell gave me a little kick in the rear yesterday with his post.  We're asking members to submit their best, creative designs and we'll choose our favorites to be made available for purchase through Cafe Press.  Any proceeds going towards development of the network.
Design submitters will get recognition for their design and of course points :)

I can't say I'm overly suprised to see that an innovation such as the car condo, is being introduced in Miami of all places.  If you've never been down there before, you might not understand the potential there, but a lot of the cars are "car condo" worthy, to say the least..
So it's an interesting concept, but the website is the best part Park Place Car Condo.  Its all in flash, and it makes for a cool presentation.

Variable/Reduced Commissions for Limited-Service Buyer Agents - 05:17 AM
As most of you know, there are new limited-service companies that are taking market share of un-represented buyers in return for commission rebates up to 2% of the sales price. A number of traditional brokerages are trying to find ways to circumvent this market penetration. I have to admit that it is more than a little annoying for a prospective buyer to call the owner or you and ask to see a property and then tell you he is represented by another agent who won't be at the showing. APR Reform is needed - 02:06 AM
As a mortgage professional, my job is to provide my clients disclosures on what the true cost of borrowing money is going to be.  In other words, we are supposed to hand out government required disclosures that will tell a borrower the whole truth and nothing but the truth.
Yeah...RIGHT!  The truth and lending disclosures mortgage loan officers give their clients are a joke.  The federal government expects people to believe that someone can honestly shop for the best mortgage possible by taking one of these truth and lending statements to various mortgage lenders and comparing the rate.  We'll it's very unlikely … (6 comments)

One of the blogs I often read when I have free time is Seth Godin's Blog.  Many people seem to think he's a marketing genious and I've talked to others (usually traditional marketing types) that think he's full of it.  I tend to think he's got an amazing mind for thinking outside of the box, and realizing how the world of marketing is rapidly changing.

Forget about the need to better educate Realtors, much less tightening the barriers to entry...Realtors should have an ounce of common sense.  I don't mean to dis a fellow agent, but I will...unprofessional of me, I know.  So, an agent in our office got a floor call, someone wanted to see a condo in downtown.  The agent didn't have his supra key with him so he asked if I come along and let him into the building.  I wanted to see the building so I went along for the ride.

Minnesota Life Expectancy #2 In The Nation - 11:10 AM
I guess I'll just have to settle for being number two here in Minnesota.  We average 78.8 years.  It must be all the shivering we do in the winter that keeps us trim, lowers our risk of heart disease and cholesterol counts.  It's hard work living that long in this climate.  Think about it - how hard is it to live to be 80 in Hawaii?  No one ever remembers who came in second!

Maple Grove To Donate Land For Library - 10:18 PM
Maple Grove is negotiating the donation of land exclusively to be given for the construction of a new Hennepin County Library.  The 4.75 acres is located between the government center and the community center on the west side of Main Street.  The new facility would be about 45,000 square feet and also have a parking ramp.
The new library will open 36 months after construction begins.  The current library has served us well but has not kept up with the demand.  What a great new asset this will be for our community.

Buyer - n. One who buys. A purchaser. 
OK now that we know what they are, can somebody tell me where they are?  
August Sales were down 27.2% over last year
Pending Sales fell 23.2%
But we are on pace to have our third best sales year ever.  Chicken Little the sky really isn't falling.

What's Wrong With the ActiveRain Referral Link? - 02:17 PM
I am a bit confused.  Perhaps I can get some clarity.Recently I learned that AdvancedAccess (and probably others) are using their referral link back to ActiveRain in their client communication newsletter/email blastEverytime AdvancedAccess blasts a communication out to their audience of many 10s of 1000s of clients and prospects, there is an opportunity for them to pick up referral reward for those that are inspired to join ActiveRain.  I'm all for the exposure for AR; I would hope that one day everyone joins.  What bothers me are these 3 points:1.  Blasting thousands of people with a referral link to join AR … (22 comments)

Google Toolbar Update - 05:01 AM
For those of you that have the google tool bar or "fool" bar installed, you may have noticed that it has been updated. You now have several new options and some changes to old ones. The pagerank indicator is now a combined buttion for looking up backlinks, page caches and similar pages. The biggest change though is the button feature. You can now add buttons to top rated sites (according to big G) for specific themes, like movie phone, game spot, etc. You may also create your own custom buttons for your toolbar. NAR still fighting for health care - 06:49 PM
Supposedly, the Senate Majority leader is ready to consider a NAR backed small business health insurance plan (legislation), IF the NAR can secure 60 senators who would want to debate the measure according to Realtor Magazine. Sounds a little shaky to me. Creat folders that have the same view? - 10:32 AM
Ever notice how some files have a different look?  Would you like all your folders to look the same.  Instead of changing each folder one at a time here is a way to change them all at once.  It is a great tip I found in the inksell newsletter and they even gave step by step directions to organizing the folder views with diagrams.  Can't get any easier so give it a try just follow the pictures on each screen.  … (5 comments)

I will give you an example of Expensive Print Marketing and then I will give you an example of Simple Repetitive Print Marketing.

"Hanging Chads" for Snohomish County? - 12:51 AM
This is the first election of Snohomish County's ALL-MAIL ballots. The first problem they noticed the other day was the ballot, when taken to the post office for postage, was weighing in a little heavier than first class postage causing citizens to pay for additional postage. But what about the ballots that were mailed from private mail boxes, well the County stepped up and told the Post Office to NOT return the ballots for extra postage, they would cover it.
