Let's get Cooking - 11:50 PM
Getting agents out to visit your listings in the Birmingham/Bloomfield Hills MI market can get tough.  
Currently, the listing inventory is very high.  As marketing times are getting longer, some agents are getting creative with the marketing. 
Today, Darlene Jackson and I hosted a joint broker open. We have listings on the same cul-de-sac, both priced around $2.5 million.  Again, a difficult price range to move homes in.  So we got creative.  We enlisted a chef for each home to come and have interactive cooking demonstrations.  The homes are both wonderful but very different.  Both have amazing kitchens.

When Not To Show A House - 08:40 PM
Talk about lousy timing.  Responding to a phone call from my daughter-in-law and brand new mother, I hopped into my car and rushed over to her house so she could run out to take care of a few things.  I should tell you they just moved into a new neighborhood, a lovely development with nicely updated homes and beautifully manicured lawns.  As is common in our cooler market, you can't miss the "For Sale" signs that dot the landscape along the path to their home.

What Housing Bubble? - 03:34 PM
When I was in school at the University of Vermont, I was an economics major.  I thought it would be a good idea to do some non required reading, and I came across the book Boomernomics: The Future of Your Money in the Upcomming Generational Warfare.   This was right around '99 when Social Security was the hot topic.  The book absolutely facinated me. Of course I knew who the Baby Boomers were, but I had never really paid the subject that much consideration.

Verbal Counter offers - 01:47 PM
I have been getting a lot of people kicking tires. I have ask the other agents upon receiving the offers if they were doing just that. I have found it easier to make verbal counter offers. For one it does not tie you to that deal. I just had one that had a given a counter in writting I would not have gotten my seller $3,000. more. There are a lot of people trying to see how low they can purchase the property for. I have done several counter offers only to find it was a take it or leave it … (17 comments)

"Survey Says!" - 01:18 PM
I represented a Buyer on a really nice single-story home (what we call a "rambler" out here, a "ranch-style" home elsewhere). It was situated on a half-acre wooded parcel in a small 40 home residential development. Usually, property boundary lines are not that important in these types of properties, but this situation proved different. More updates to ActiveRain last night... - 12:43 PM
Some of you may have already noticed but we made several updates to ActiveRain last night.  Here's a quick rundown of what they are...
1. We added two additional catagories that blog entries may be posted to "Advertising a Listing" and "Other Advertisement.  While we didn't exactly intend for people to use the blogs to post these item, people are.  So by offering specific catagories, we hope it will keep them out of other public catagories such as "For real estate professionals".  In fact it won't allow you to add posts that have been marked as "Advertising a Listing" to the other catagories.

If you are a sales manager or a broker owner who still sells homes, this one’s for you!
Let me set the scene:

Keeping Sellers happy in a slower market can be a difficult thing to do. If you want to be successful in this slower market you are going to have to improve on your communication skills. I mean let’s face it, it may take several months to get a home sold, even if it is priced right. Sellers are going to get antsy and we need to be able to keep them happy until the listing sells. Perhaps this will be my redeeming post? You guys be the judge.
Inman news posted yesterday about manipulation of the MLS, and the data there in. They did not say whether it was a practice they agree with, or not. Instead they left it open for agents to comment, and comment they did!I was appalled by some of the comments from agents that not only thought this was okay, but admitted to the practice. Really Useful Tool #1 - 06:56 AM
I thought it would be cool to occasionally share thoughts on stuff that I've found really useful.  Here's one:
The Fujitsu ScanSnap. 
It's a compact size (so it fits on a cluttered desk without too much hassle), sheet-fed (so you don't have to open and close the lid for each sheet of paper) scanner that simply does one thing really well.  It scans documents and converts them to the digital PDF format (Adobe's Portable Document Format)
Once you've digitized the documents (or PDF'ed 'em as some people like to say) you can attach the PDF file to an email and transmit it wherever it needs … (15 comments)

A Weekend in the Life of a Washingtonian - 09:11 PM
Having taken a weekend away on a cruise ship out of Seattle to Victoria, B.C. and Nanaimo, B. C., I would like to share my experiences with you. 
Leaving Pier 66 in Downtown Seattle was breathtaking. Blue skies, you ask? Yes, but we won't tell anyone.
The Space Needle is to the left with the City skyline following.  What a glorious day to be on the water and see Seattle from a different vantage point.

Are You a Closer? - 04:30 AM
What does it mean to be a closer? Sell the buyer on a home they don’t need or don’t want? Glossing over some obvious deficiencies of a property? Downplaying the client’s concern over the traffic noise? (“You’ll get used to it.”) Telling the buyer the home will be gone by tomorrow so you better make an offer right now, even it that’s not likely to happen?

Print Command Short Cut - 05:39 PM
The Northwest MLS, serving Western Washington, revamped their website this year.  But, it has some bugs still.   On some of the pages, it'll open up a new browser window, such as the map feature, but it does not provide any buttons or menu options.   So, you can view the map page, but that's pretty much it.  With the revamp, the print option was removed.  However, there is a keyboard print command short cut -- CNTRL + P.   This will allow users to print the map and other pages without the print button or menu option.

Seattle's Green Lake Park - 05:52 PM

One of the most widely used parks in Seattle is Green Lake Park, nestled in the middle of north Seattle.  The park is a magnet for numerous events, activities and people.   Surrounding the lake is a 2.8 mile path that is used by walkers, joggers, roller bladers, baby strollers and bikes.  On either end of the lake are play fields that host soccer, softball &  volleyball tournaments.The lake, itself, is home to the Green Lake Crew team and sees several crew races, Hawaiian canoe paddling races, and the annual Seafair Soap Box derby.  Also, once a year, at twilight luminarias grace … (2 comments)

Showed one of my buyers a home in a more upscale part of town this afternoon.  The house is a rental and was priced probably 75% below homes in the neighborhood.  I guess the pricing and the fact that agent remarks in the MLS said "Prepare buyer for clutter and trash" was a dead giveaway it was going to be a dump.  Not to mention, the only photo the agent put in the MLS was a view photo. Yet, for a $465,000 listing, I thought it couldn't be that bad.

Latest Keyboard Tip--how to quickly enlarge print - 11:10 AM
 
I am not computer savvy and when someone gives me a tip that makes working on the computer easier, I listen.  One of my Montana cousins just sent me this tip:

Mike Ferry's Weekly Web Seminars--They are free - 11:45 AM

I just listened to the Mike Ferry 5 minute seminar.  These are seminars to make better real estate sales people.  The seminars are free and usually come out on Monday mornings.  Yes, they are trying to drum up business but you can just listing to his tips if you like.  Today he mentioned that the difference between good production and great production is the intensity that is involved (focus, will and determination).  He also said to work on stage presence--that is how you look to a prospective client (confident, etc.)  You can see these 5 minute seminars for yourself at:  www.mdfss.com … (4 comments)

NOAA Weather Alert Radios - 01:00 PM
Saturday night a sudden, deadly tornado struck in Rogers taking the life of a ten year old girl named Jaymi Wendt.  It happened so quickly that the sirens weren't sounded.  Although there was a tornado watch, it caught many be suprise.  
Perhaps if more people knew about the NOAA weather radios (NWR) and had them, more lives could be saved.  So far this year there have been over 53 deaths from tornados.
So what exactly is an NOAA radio?
NWR is an all-hazards public warning system broadcasting 24 hours a day.  Broadcasts include forecasting, warnings and emergency information.

I thought it would be cool to occasionally share thoughts on stuff that I've found really useful.  Here's one:
The Fujitsu ScanSnap.

Referrals are the easiest form of business.. - 02:26 PM
No cold calls, no net, no mailings just a phone call from a colleague in Washington asking me to help her niece,  last night at 8pm got the call.  The catch had to list the property today.  Was one of the easiest listings we have ever done and the fastest.  Paperwork in hand went to get signatures, view the home and took a few pictures. Priced to sell right where we needed to be. In and out with a beautiful listing in less than hour.  Now life doesn't get much better!!  … (7 comments)

Just finished re-reading Bernice Ross's book Waging War on Discount Brokers.  Great read and picked up a few more pointers for our listing presentation book which we missed first time around.  So help add to the reading list what book would you recommend be added to a Real Estate Book list of not to missed.   Would also add The Millionaire Real Estate Agent.  What would you add?

Internet Access - 02:37 PM
What do you use for your internet provider.  I still see some aol addresses out there and really don't think aol is a business address for professional Realtors.  Don't be offended if you are an aol user I still keep an aol account for one of our back ups.  Do you host your own site on your own servers?  We have two we use for back up there too but basically have a high speed connection networked at home and T-1 at work.  So what do you use any recommendations?  We also use air cards on the road...but this is more … (9 comments)

Outer Banks Real Estate-Outer Banks Listings Leveling Off - 01:35 PM
The Outer Banks real estate market seems to be leveling off as far as new listings are concerned. Over the last few months the number of active listings has hovered around 4500 according to MLS.  One of the reasons for this is the number of closed transactions have been increasing since the first quarter of this year, which is great news. The other reason is that the number of homes where the listing has expired or withdrawn has increased as the year has gone on. Who should be present at a home inspection? - 08:29 PM
As a listing agent, I typically avoid attending the home inspection and advise my seller to do the same.  I've had more than one seller who couldn't stand to stay away, and ended up getting themselves in trouble at a home inspection.  I had one nervous seller following around the home inspector and then volunteered to correct every little item that came up, including some items that the buyer would have been willing to correct themselves.   If there would have been a way to gag him, I surely would have.

Not just your regular Über Burb! - 09:11 AM
For a long time, Naperville was known as the rapidly growing suburb west of Chicago. As the growth has slowed (running out of room) many of Naperville's other attributes are somtimes misssed by those that haven't been here.
There's more to those high rankings than just great schools, excellent libraries, high income and safety....
Naperville also has a rich history, some of which has been preserved at the Naper Settlement...
The Naper Settlement (Naperville was named after an early settler:Joseph Naper) is a museum village set on 13 acres of land next to our (fabulous) downtown.
