Website Building - Hire Out or Do It Yourself? - 01:43 AM
Ok, it is 2:30 am here in Massachusetts.  I am up with ideas on how to upgrade my website.  Ahh, the joys of being "master of your domain".  (yup, pun intended...perhaps it is the hour)  :)
Despite the trials and learning curves (yes, several paths) of building your website yourself, here is why I will vote for it everytime:
1. Knowledge - As you learn website design and management, you gain invaluable insight into how the internet works - things you would never learn if you were not entirely hands on.  Often the most painful technical difficulties yield the best evolutions.
2. Flexibility - … (9 comments)

Need Oprah connections if they are out there... - 05:47 PM
This blog was inspired by Craig Schiller's 'Ode to Oprah' blog today.  Thank you, Craig!
I just wrote Oprah last week.  Am trying to get my sister's story told.  She is battling brain cancer, has a 2 year old little girl, has started raising funds to find a cure through her and her partner's website - JeanniesCure.org - and is an amazing singer/songwriter whose voice I don't want this world to lose.
She'll be singing on November 3 at Tim McGraw's celebrity poker gala fundraiser in honor of his dad, baseball pro Tug McGraw, who died of the same type of brain tumor that … (7 comments)

STAGED TO SELL - First Impressions Count - 12:34 PM
When you are first introduced to someone at a party, what’s the first thing that you do? You spend the first 30 seconds having a good look and making a lot of judgments. If that person has, say spinach on their teeth, you will remember THAT long after you forgot what they were saying.
First impressions count and make a big impression on your potential buyer. It can make or break the sale during viewing.Today’s buyer is very different. They have higher expectations. Today’s buyer is also very design savvy, thanks in part to TV makeover shows. In short, you have to … (0 comments)

The Parks at Meadowview - A New Gated Community Just South of Chapel Hill - 07:07 PM
I attended a great presentation today at the Rams Club at the University of North Carolina in Chapel Hill with all of the agents. A representative of a new neighborhood called The Parks at Meadowview came to town to tell us all about the community. What a fantastic presentation he brought!
The area is a unique new triangle gated community with 950 acres and 740 homesites.  What makes this neighborhood so unique is that almost half of the community is devoted to open space, including 11 unique parks for resident families to enjoy.  Audubon International, a not-for-profit, environmental education organization dedicated … (2 comments)

I’ve had a Bankruptcy… Can I buy a home? - 02:24 PM
That answer used to be no unless your Bankruptcy was at least 4 to 7 years old, however, over the last decade, the lending industry has changed dramatically allowing potential home buyers to purchase a home even with a Bankruptcy as young as 1 day old! Of course, the longer the time period since your Bankruptcy, the better chance you have of securing good financing terms for your loan.  The shorter the time period, the less than desirable your loan terms will be. If you have filed bankruptcy and would like to purchase a home, you still can! Contact me directly and I can … (0 comments)

Real Estate Embellishment 101 - 12:43 PM
As I was perusing the MLS this morning, I came across a new listing that used the following phrase to describe one of the features: "Great backyard landscaped and fence with lawn that goes down to creek. "Indiana Jones-type bridge" goes to the forest, circular drive and more."
Okay, so what the heck is an "Indiana Jones-type bridge?" And is it really something that I would want to promote as a feature in my listing?
Living on a peninsula surrounded by water, one of the more common phrases used by agents here is "peek-a-boo" view. If you show the property to your Buyers, the … (9 comments)

"Survey Says!" - 01:18 PM
I represented a Buyer on a really nice single-story home (what we call a "rambler" out here, a "ranch-style" home elsewhere). It was situated on a half-acre wooded parcel in a small 40 home residential development. Usually, property boundary lines are not that important in these types of properties, but this situation proved different. "To Tour or Not to Tour?" - That is the question - 02:29 PM
I was inspired by a previous blog to breach this topic.
Let me start off by saying that I am a staunch advocate for going out on our office tour each week. It was a "no-brainer" when I was a newbie agent. What better way to learn the area than to travel around with other experienced agents? One of our more seasoned veterans (he calls himself "The Dean of Real Estate!), took it upon himself to be my designated navigator. I gleaned a lot from him in those first few months.
Anyway, lately it seems that recently, several of our agents have decided … (8 comments)

Should You Refinance Your Adjustable Rate to Fixed - 5 Step Worksheet - 02:14 PM
(photo from http://www.dogspunk.com/)
Talk on the town is that millions of people have an initial period fixed rate ARM on which the fixed rate period is about to end. Lenders are gearing up with direct mail campaigns to flood junk mail into your mail box with the purpose of cajoling you, scaring you or otherwise motivating you to get rid of that ARM right now!!!
But should you?
Walk through these 5 steps with me and protect yourself from needless refinancing proposals.
1) Go get the package of paperwork you signed when you took out your last loan/bought the house. This is KEY! How can you … (0 comments)

United Way's Auction of the Naperville Dragons nets $80,000 - 10:40 PM
Depite their popularity, those whimsical dragons on display this summer in the downtown Naperville area were unable to bring the Naperville United Way the kind of money their predecessors had in years past.
Raising some $80,000 during the Mystical Dragons Fine Art and Sculpture Auction held Friday night at Bobak's Signature Events in Woodridge, the net fell short of the organization's goal of $100,000. It was the lowest amount raised in the six years the United Way has held the annual exhibit and auction. Last year's Magical Giving Garden sculptures exhibit, which also was the first to include fine art pieces, earned … (0 comments)
