I found thee most comfortable shoes in the world. They are called Croc's Athens and they are the most comforable flip flops you ever put on. I was in Key West this last weekend and what else besides drinking can you do but SHOP. I walked into a store that had them for sale. I tried them on and never took them off the rest of the weekend. Write Offs - 11:20 AM
I write off everything. Let me start with my work shirts. I have a my teams logo on all my shirts and I write off the dry cleaning bills. It is also a great way to get business. This morning a Mortgage Broker gave me his card said he noticed I was in Real Estate because of my shirt.
I write off my SUV. I have a BMW X5 and when I bought it I recieved the 6000 tax credit. Which mean't I could write off 50% of the purchase price the first year. It has been a big help. It has … (6 comments)

Blogging on Active Rain has been a good thing. It allows me to get things off my chest. It also allows me to share information with others that are trying to better themselves. I laugh sometimes when reading some blogs and get my blood boiling on some of the others. Topics, some are interesting and some aren't.

I'm the Chairman of the Affiliate Committee for our local Association of Realtors and we conduct a Fall and Spring Mixer for the local Realtors. During the mixers, Realtors and Affiliates network with each other and we usually throw a theme behind each one. For our Fall Mixer in October, we are having a wine night theme. We will have a wine tasting and appetizers. We decided to raffle off wine coolers, filled with bottles of wine that were donated by the Affiliates. As a business owner and Real Estate professional, I have recognized that there are numerous directions you can go with marketing yourself and your business. Think about it, there's:
Internet,Television Commercials,Magazines,Newspapers,Radio,Mailings,Chamber of Commerce Events,Charity Events and so on...With having a set budget of what you are able to spend every year on advertising, where is your money best spent? What offers the best "bang for the buck?"
I'm curious to see what other AR members have found to work for them. It seems like if you make one bad move you can pay the consequences severely!

Every landlord will pay a premium to purchase a property in which tenants will line up to live in. But, as a landlord, do you know what is important for your tenants? Is it the location? Schools? Transportation? There is a gap between what a landlord thinks is important for the tenant and how tenants "buy" into a lease. Update on the most difficult loan - ever. Boring stuff, sorry. :) - 08:20 PM
Two other lenders fell through, numbers 82 and 83.  Both shredded the appraisal.  Not necessarily unfair of them, it is their money after all.  But in principal I disagreed with their reasoning - lender didn't want to extend in one case.  Well then just say you don't want to extend the credit, don't use the appraisal as a red herring.  Other lender had too much inventory and still blamed the appraisal. Okay.
Anyway, short sale package is in and naturally the lender didn't like that.  Actually the lender probably didn't care, it was a pretty good offer.  I'm sure the lawyer didn't like … (0 comments)

As a Realtor, I consider it part of my job to get out and interact with the community. We, at Keller Williams have Social Nights once a month. I have to say that I am surprised about how much business we conduct after a couple of glasses of wine....everyone shares what they did and what kind of trouble they've got into.  Then all the secrets are coming out. Including some hot stuff that will be discussed later in the office on the sober head. It's a lot of fun. I can actialy compare it to blogging but with agents within the our office. Not enough discription on MLS - 09:55 PM
OK, I am trying to figure out why sometimes agents deliberately or not puting really minimal description in their MLS listings. Is it because they don't know or don't want to know anything about the property they are listing, or they deliberately not putting information in, so they get more phone calls.....or do they??? Probably not. I was searching today for single family homes and one of the listings that fell under the search criteria had 6 pictures...but they were ALL THE SAME, all of the front of the house. Zillow - Going deeper and deeper - 01:52 PM
There are some companies that really should not try to over think what their purpose is.  Zillow happens to be one of them.  They should not have annouced this great new Z2 - Letting the homeowners "Adjust" the Zestimates.  I think that if they felt that they had a good product - they should have stood tall and strong. New construction as an investment - 03:33 PM
I have a client that is interested in new construction homes for investment properties.  They want new construction because they want a home warranty on the home in case of repairs.  My broker says that I should try to talk them into other homes since this is a buyers' market and they would get better negotating power.  Is there something I'm missing?  I don't understand why a broker would try to push someone to get a older home when they specifically asked for new construction.  Since I'm new to this...is there something I'm missing when it comes to new construction?  Is … (3 comments)

Home Remodel Pet Peeves - 12:17 PM
When the real estate market slows down as it is doing in some parts of our country, many homeowners decide to remodel their existing home instead of moving.  One of my big pet peeves is converted garages. Most often we see a garage that is turned into an extra bedroom for a growing family. I have also seen garages converted into living rooms and home offices. Not one of these is a good idea for resale. Yes, you get extra square footage, but buyers still need a garage. Do you see homebuilders building new homes without garages? No!    After Wednesday afternoon's FOMC meeting, and the Fed's decision to not raise rates for a second meeting in a row, there have been a number of articles written expressing the belief that perhaps the Fed is now finished raising rates.  They appear to be satisfied that the economy is healthy, and that the slowdown in the national housing market is not a great threat.  That is great news, and perhaps it will help everyone step back a bit and gain a little perspective.   Over the summer we all heard the "Break Your ARM Today!" commercials, with the dire warnings that … (0 comments)
