Vacation Home Market - 02:18 PM
I am responding to a blog that I read earlier today posted by Dmitry and Maureen.
They were wondering what it was like to sell real estate where you primarily sell second homes. I responded to there blog saying it was great linking people with there dream vacation homes. My company sells waterfront vacation homes all over Northern Michigan. I feel lucky that I am not stuck selling homes in cookie cutter neighborhoods, where every home looks the same.
There are some downfalls of selling homes in a unique market. We often have difficulties finding house that are sufficent comps to the … (2 comments)

Using myspace.com as an internet marketing tool - 08:29 PM
When this thought first struck my head my first inclination was to google it. So I entered " Realtors using myspace.com as a marketing tool" nothing came up. I thought to myself wow! I am either the only who has ever thought of this or its not a good idea. Still being in my college years I feel that using my space.com is a good way for me to get in touch with classmates that I may have lost contact with. Myspace.com (for you that don't know) is a website similar to AR that allows you to add "friends" and leave … (11 comments)

Why a Mortgage Broker? - 03:44 PM
Mortgage brokers do the work of searching for the best deals and matching them up with your desires and qualifications. While some borrowers have the time and don't mind shopping from lender to lender while dealing with numerous people, building a new relationship with each new lender, brokers already have an established relationship with many lenders and the RIGHT broker will truly work to keep you informed and insure you are happy with the loans and services they provide to you. If your broker doesn't take the time to explain things to you that confuse you or that you think are surprises in the process, … (5 comments)

Did you Know? Refinance your Bankruptcy - 04:31 PM
Did you know that your current Chapter 13 bankruptcy is eligible for refinancing and paying it off?  With cash out options!
Yes this is true. Many brokers won’t and in some cases, do not know how to process this type of refinance.  They are not your ordinary refinance/cash out deals most are familiar with. These can be very complex to process; however the benefit of doing this equals substantial savings.  In some cases I have funded, the savings was close to $2000.00 monthly with cash out. As you can see, it is worth the paper work involved!  Not only is the … (11 comments)

Awards and Recognition - 02:40 PM

It is always nice to be appreciated now and then, especially by the clients you serve every day.  I have never lived for the plaques and trophies that real estate companies like to hand out, but this award was kind of special to me. It was determined through surveys sent by an independent research company. They say that out of about 17,000 agents in our Dallas area, they selected about 200 of the best of the best. Now, I know that I do a great job for my clients, but I have to admit it is nice to get a pat … (0 comments)

Learning and Improving - 03:18 PM
I attended the Texas Association of Realtors annual convention last week in Arlington, Texas. It seemed to be well attended and offered lots of educational opportunities. The one thing you soon learn about real estate is that you never know it all. Even after 15 years, I learn something new at every class (or at least review something that I have forgotten!)  My usual “partner in crime” and twin, Joyce Columbus and I started out early with a “divide and conquer” agenda. We decided to attend different classes to maximize our time. We would then meet up with good notes to … (0 comments)

Wilmington Real Estate News - 12:41 PM
Our market is still very active in this part of the country. Our labor market remains relatively strong and that continues to drive home sales up in this area. We are still experiencing a sellers market. However, at the end of 2005, the ratio of sale s price to listing price has been about 97.8%. Some areas are still experiencing multiple offer situations, especially in the $175,000 and under. The average prices are forecast to keep rising in 2006. Average prices in our area range from $206,300 to $287,400, depending on the county to reside in. New construction homes continue to … (0 comments)
