Short sales in this market - 11:36 AM
Have you brushed up on your short sale skills? Banks are seeing an increase in pre-foreclosures. Now might be a good time to brush up on short sales and beef up your contacts with real estate investors. It's a great way to double end a few deals. Many investors do not wish to handle the paperwork and are seeking the profit only from the equity they gain in the property. Sellers who are not able to get the price they desire may need to negotiate with the banks on a lower price. Does anyone have any experience in this arena? … (0 comments)

The first million is always the hardest - 11:57 AM
I'm not sure it's true. Sometimes, opportunities to appear to fall in the laps of some. Is it luck? Or right place at the right time?
Experts have noted that it luck is being in the right place at the right time. Is it possible, therefore, to simply poisiton yourself in the flow of luck or in a place where your success is inevitable soley based upon you being there?
Others, Wallace Wattles for example, have stated that the act of generating wealth has solely to do with mindset in that persons who think a certain way will become wealthy, seemingly without effort. … (2 comments)

Open House/Networking Opportunity - 03:39 AM
I don't know if it was my husband, the train, or our cats that woke me up at 2AM. When I woke up I realized I had actually been planning in my sleep again. The tail end of my thought before I woke up was to schedule security. That thought came about because I am planning an open house joint business networking opportunity. I don't personally believe in open houses, but, I believe in the merits of this particular house and neighborhood and I wanted to test my self--so here goes.

How to Sell at Auction - 01:23 PM
How to Sell at Auction:The auction method brings true market value for your property by causing bidders to compete against each other in one place at one time, with one chance to buy. Optimizing these conditions and maximizing the number of qualified bidders at auction is our business. A successful auction is the result of:
Targeting motivated, qualified prospective purchasers. Establishing bidder confidence in the property value and the auction process. Reaching buyers with quality advertising and other communications. Targeting:Successful planning begins with identifying prospective purchasers who will be most interested in your property, and will pay the highest price. Immediately … (1 comments)

How to Buy at Auction - 01:28 PM
How to Buy at Auction:Certainty & Peace of MindAs the buyer, you’ll have the comfort of knowing that the property is going to be sold on the day of the auction. No more worries about seller hesitation. You’ll know that the seller has committed to selling the property that day. True Market ValueThe true market value of any given item is value, for which one is willing to sell, and another is willing to buy; it is a meeting of the minds. The auction method of selling is the only method which determines the true market value of any given property. … (4 comments)

What do Realtors look for in choosing a loan officer - 05:09 PM
Ok I am going to take a stab at this subject, please be gentle.   Most of last week I spent hours on the phone trying to schedule appointments at the local realtors offices in which hire new realtors. For example C21 and Keller Williams. As time went on, call after call, my head was pounding and throbbing. For a majority of the calls, I couldn't get past the receptionist.  My objective here was to secure new realtor realations by offering them 1st time home buyer training as well as 100% n/o/o invester training. I even offered to bring freebies such as lunch, a coupon for a free … (12 comments)

Assembling Your Team... - 02:31 PM
I am new to Real Estate, but I have learned from my first closing how essential it is to have your team of professionals to assist in you closing the deal.  The people who helped me most are;
1. Mortgage Professional- My clients had some challenges getting financed, so I had to find someone to help us both.  I had to speak with several people, before I found the right one.  I needed someone who was a good listener and someone who did not mind helping me understand the entire process.
2. Good Closing Attorney- This one is probably the most important, because … (3 comments)

Active Rain Addiction... - 02:42 PM
I have read several blogs talking about the AR addiction and I am beginning to see just how addictive it really is.   I have gained so much insight this past week and I continue to read through the different posts just looking for more information.  I stummbled across the AR website two weeks ago and I am happy that I did.  I find myself checking the blog posts everyday, looking for one piece of information that will make my job that much easier.  I appreciate the opportunity to be a part of this organization and I know that I will become … (5 comments)

Listings... - 05:09 PM
I have not actively pursued any listings yet, but I am waiting until I purchase a laptop.  I was wondering if I am alone with this concept.  I think that you have to present a certain air of professionalism at all times.  Should I just get out there or do you all think that I should wait for the laptop.  I am going to purchase it around Christmas.  I have spent several thousands of dollars to get into this business and I want to recoup some of that money, before I continue putting more money out.
 What do you guys think???

I want to know, has anyone found a great way to balance their life and career?
