The floor time that nobody wanted - 01:40 PM
In our office, like most, I assume, the floor schedule begins at 9 am, when the receptionists arrive for the day. But for the last few years, an enterprising (and top producing) agent has arrived some time after 7 am, taken the phone off of night-line and snagged any early morning callers that might just be looking for a home. Yes, most of what he does in those early hours is receptionist work, but think about the who else might be calling!!! Consolidation: Are you seeing it? - 03:35 PM
In Oakland County, we are seeing some major shifts in the real estate brokerage market. Every few weeks there is news of an office being sold or consolidated into another offices. A Keller Williams office closed in our town recently and a large local franchise shut the doors on one of its most visible branches, moving the agents to another of their nearby offices. Here, the independents still have a very large share of the business, but we've seen a number of big players join forces with franchises in the last two years. Certainly economic factors in Michigan are in part responsible, (8 comments)

Our analysts had predicted that activity would quiet down this weekend in The Race For Third due to the Labor Day holiday. Realtor Lipnitz proved our pundits wrong again. Not one to succumb to banker’s hours, at 6:30 EST Monday she edged ahead of mortgage broker Plummer by almost a 600 point margin, her widest to date. Her advisors have called in the accounting firm of Ernst & Young to carefully audit both sides’ points, in hopes that she may gain even more standing. Sources from within the Plummer camp have hinted that Mrs. Plummer is starting to buckle under the (11 comments)

I just thought I would test this out. I have been scouring the Internet for a free HTML or Java code for a Mortgage Payment Calculator that I can display in the Margin of my blog that can be used as a resource for all of our readers. I have yet to find one that is small enough to fit neatly in the margins. I came across a great one at the Sierra Vista Website, so feel free to utilize it on your own website if need be. Landlord/Investor Its seems that everyone is talking about buying real estate as an investment. Some are looking for flipping the properties and others are looking for investment income. Being a landlord has some significant tax advantages that have been put in place by the IRS and is the reason why people have made great money in real estate. Some of the Downsides would be dealing with the Tenants. Another would be buying property in hopes to sell, putting too much money into the remodel and then having to try and sell it in a softer Real Estate market. Anecdotal Account of Attempted Loan Fraud - 12:33 AM
Twice in the last few months, we have received offers on San Diego properties with the following conditions: 1. The price had been reduced at least $100,000. 2. The home was vacant. 3. The home had been on the market over 60 days. In both cases, different buyers offered the initial listed price, with a contingency that the seller credit the buyer at least $100,000 outside of escrow. In both cases, the buyers were seeking 100% financing and had specified out-of-area escrow companies. Warning flags regarding loan fraud went up immediately. In the second case, I was told the buyer was doing "numerous" deals each month. (6 comments)
Real Estate Agents and Loan Fraud - 10:16 AM
This is a continuation of the loan fraud discussion. I feel strongly about this issue because loan fraud affects not only our industry reputation, but does real damage to communities (foreclosures) and various levels of our economy. It is a serious crime, and I wish it were more diligently pursued by law enforcement agencies. In the first case to which I alluded, the listing had had a $500,000 refi appraisal done in late 2004. We listed the property with a value range of $449-$500,000 in the spring of 2005. The home needed gutting, but it was on a nice lot not (5 comments)

Perhaps this has been addressed previously, but it appears Google is at it again. This time, they are offering a beta download for Google Talk, which will allow for a connectivity button within your gmail account. http://www.google.com/talk/ I haven't explored it fully, but there appears to be a way to access MS Outlook via gmail. But it occurred to me that there might be equal value in adding a link to the end of my email signature, because no aforethought is required. In this business, we are constantly sending emails to other agents, clients, lenders, inspectors and friends. Why not infect them with the Active Rain virus? (Just joking!). Amazing, once upon a voting only happened in November. There were always huge lines and it took forever to complete your civic duty. Well, guess what? I decided to test out early voting for this Tuesday`s Primary. I went to Pembroke Pines and voted. I showed up at 10:00am yesterday, to find that there were only three other voters beside myself there! I couldn`t believe it! It took me a grand total of 6 minutes to complete everything. We`re voting for congressmen, state legislators, county commissioners, school board members and judges in Florida. I believe this is the new wave for people to vote, (8 comments)

Not to name names... but some of the folks here on AR are what I've dubbed "repeat offenders". They take old posts that they'd written, tweak a few things and sent it back out into the world for a 2nd time. Don't get me wrong; there are a few things that I wrote when I first joined AR that I wish had more viewers. But alas that's just how it goes. OK... today I was trying to explain to my husband what AR is, why I'm on it every night and what I get from it. He asked me "what do you know about these people?" I then remembered that when I was in sales training, I would spend a few minutes getting to know everyone. This helped with team building. We're building a team here right?? So "why not"? The Toronto Real Estate Board has recently implemented a Buyer Registry System. Realtors are now able to communicates their client's buyer preferences to listing Realtors. The Toronto Real Estate Board Buyer Registry Service (BRS) allows Toronto Realtors to register the existence of Buyer Representation Agreements online, without ever compromising the privacy of the buyer. With anonymous buyer profiles posted on the BRS, other Toronto Board members listing a property can locate likely qualified buyers who are actively in the market. A second inherent benefit is that it will reduce the likelihood of duplicate buyer agreements, protecting both clients from potential liability and brokerages (0 comments)

For the fourth year in a row, Vancouver, Canada has claimed the top spot on an international ranking of the world's most livable cities for 2005. The EIU 2006 report is due to be released this month. In its annual survey of world cities, the think-tank division of the London-based Economist magazine ranked the British Columbia metropolis first among 127 in 2005. To create its list, the Economist Intelligence Unit surveys the cities, assigning each one a 'hardship rating' based on such factors as infrastructure, health care, public safety and access to goods and services. Aside from the type of business being purchased (which is entirely seperate topic specific to that business) if the business you are planning on buying is a franchised business, issues arise such as the term of the franchise agreement, royalty rate and the scope of the exclusive local territory (if applicable). In Ontario, two important issues to consider when purchasing or selling a franchise is the "fair dealing" and disclosure requirements of Ontario's franchise legislation. Essentially, the legislative requirements (recently introduced) require franchisors to provide franchisees with relevant and meaningful information concerning the franchise to be purchased - such as the background information on the individuals managing (0 comments)
