Marketing by postcards - 11:13 PM
I have a question about postcard marketing. I have a farm area I farm about 120 homes, I mail postcards to all the leads I generate from my website, from open houses, For Sale By Owners, Expireds, ETC. I have read a lot about farming and from what I found out you should mail postcards once a month. My concern is the expense of buying postcards and mailing them out. I would like to pick your minds on this.

Dry Season - Water Restrictions In Effect for Southwest Florida - 01:58 PM

Those of us that live in Southwest Florida are used to Water Restrictions.  Here on Marco Island they are year round, while Naples, Bonita Springs and Unincorporated Lee County place them in effect during the Dry Season.  So during this time of year it isn't a good idea to open up a sprinkler and let the kids play in the yard...
These rules are relaxed if you have new grass or plantings, but only for the first 30 days after they are planted.  So here are the rules in case you are unfamiliar with the watering rules:

Here are the current stats on Shipps Landing:
There are 3 Active Listings in Shipps Landing I with an average list price of $781,667 and averaging 129 days on the Market. There are 2 Active Listings in Shipps Landing II with an aveage list price of $830,000 and averaging 240 days on the market. Gulfview Club Market Update - January 2007 - 03:40 PM
 
The December Market Update was encouraging in the Gulfview, but since then there have been some activity that increased the competition once again:
There are 27 Active listings with an average list price of $846,674 and an average of 201 days on the market.  Prices range from $675,000 to 1,150,000 and even though the lowest priced listing in this building is priced below my theory of modifing the anticipated sales price it remains on the market.There are no pending units at this time.Average Sold price this year for the 5 units that have sold in Gulfview is $684,000 for 2006.  Hopefully 2007 will see an increase … (0 comments)

That's the message in a Wall Street Journal article a couple of days ago. They took a look at the economy as a whole and came to the conclusion that the worst may be over.
Here's what they found:
Mortgage applications for purchases and refinancings have been growing steadily since last summer. This is an overall trend reported by the Mortgage Bankers Association which does a mortgage-application survey every week. If you are unfamiliar with this site check it out. Monika is a member.  They have some good information there and it is worth taking a look.  There are speakers, publications and an events calendar to review.
Another good resource is I-Succeed which I belong to as a mentor.  Both these sites offer some valuable information for members. 
I-Succeed has success modules, counseling calls, ask the mentors, agent tool kit, and skills training plus a bookstore.
Both these sites can be great resources and add to you expertise.

While reading through this month's Florida REALTOR magazine, I noticed quite a few ads for 100% commission split offices. We've all seen them. They go something like this:
NO office feesNO franchise feesNO transaction feesNo waiting on commission checksNO quotas to meetNO sales meetings to attendNO "junk charges" of any kind***Only $395 per closing!***Now, the one thing that stands out to me, in these ads, is the fact that they don't say "experience required" or "only full time professional Realtors need apply" or how about this one "not for the faint of heart". One of my friends has a Nintendo Wii game console. He falls into the group of people who "aren't into video games", so I was shocked when he said he wanted a Wii.
