Marketing by postcards - 11:13 PM
I have a question about postcard marketing. I have a farm area I farm about 120 homes, I mail postcards to all the leads I generate from my website, from open houses, For Sale By Owners, Expireds, ETC. I have read a lot about farming and from what I found out you should mail postcards once a month. My concern is the expense of buying postcards and mailing them out. I would like to pick your minds on this.
Do you do it?
Do you think if pays off?
Would you replace this form of marketing with something else?
Happy New Year Southwest Florida Buyers! - 12:14 PM
There are some great buys here in Southwest Florida and things are starting to look up! The Naples Daily News did an article today -- FRONT PAGE HEADLINE -- Realtors Expect Market to Rebound. This after news reports that I reported in my post last week Attention Southwest Florida... where there were other articles added by Susan Milner which supports my feelings that we are pretty close if not at bottom. The press has caught up to is happening, so now is the time if you:
Want to have a waterfront home on an Island Paradise for under $1 MillionWant to move up from your
Dry Season - Water Restrictions In Effect for Southwest Florida - 01:58 PM
Those of us that live in Southwest Florida are used to Water Restrictions. Here on Marco Island they are year round, while Naples, Bonita Springs and Unincorporated Lee County place them in effect during the Dry Season. So during this time of year it isn't a good idea to open up a sprinkler and let the kids play in the yard...
These rules are relaxed if you have new grass or plantings, but only for the first 30 days after they are planted. So here are the rules in case you are unfamiliar with the watering rules:

Gulfview Club Market Update - January 2007 - 03:40 PM
The December Market Update was encouraging in the Gulfview, but since then there have been some activity that increased the competition once again:
There are 27 Active listings with an average list price of $846,674 and an average of 201 days on the market. Prices range from $675,000 to 1,150,000 and even though the lowest priced listing in this building is priced below my theory of modifing the anticipated sales price it remains on the market. There are no pending units at this time.Average Sold price this year for the 5 units that have sold in Gulfview is $684,000 for 2006. Hopefully 2007 will see an increase

Don't Flash in Public Places - 04:52 PM
Flash Sites May Be Pretty But They'll Hurt Your RankingThe phrase that "there is a time and a place for everything" is a good way to describe the use of Flash on a website. The use of Flash elements to spruce up a website is a great way to give your site or your blog some pop and sizzle, but it can have a negative effect as well.
Search engines including Google, Yahoo and MSN cannot read a Flash element. In other words if your webmaster has created a fancy spinning logo for your site that has "Jane Doe - Minneapolis Realtor"
Now That's A Happy New Year! - 09:49 PM
That's the message in a Wall Street Journal article a couple of days ago. They took a look at the economy as a whole and came to the conclusion that the worst may be over.
Here's what they found:
Mortgage applications for purchases and refinancings have been growing steadily since last summer. This is an overall trend reported by the Mortgage Bankers Association which does a mortgage-application survey every week. As with any economic trend, you can't just look at what happened last week - you have to take the long view to understand trends. New home sales are picking up, and
Monika McGillicuddy and the REEA - 11:13 AM
Monika responded to a blog I did yesterday and asked if I was a member of the REEA.
If you are unfamiliar with this site check it out. Monika is a member. They have some good information there and it is worth taking a look. There are speakers, publications and an events calendar to review.
Another good resource is I-Succeed which I belong to as a mentor. Both these sites offer some valuable information for members.
I-Succeed has success modules, counseling calls, ask the mentors, agent tool kit, and skills training plus a bookstore.
Both these sites can be great resources and add to you expertise.
NO, NO, NO, NO, NO, NO.....................Consumer beware!!!! - 04:32 PM
While reading through this month's Florida REALTOR magazine, I noticed quite a few ads for 100% commission split offices. We've all seen them. They go something like this:
NO office feesNO franchise feesNO transaction feesNo waiting on commission checksNO quotas to meetNO sales meetings to attendNO "junk charges" of any kind***Only $395 per closing!***Now, the one thing that stands out to me, in these ads, is the fact that they don't say "experience required" or "only full time professional Realtors need apply" or how about this one "not for the faint of heart". I'm sure they don't mention these things because experience
Happy New Year! (just got home from Foxwoods, its 5:31am 1-1-2007) - 04:39 AM
Happy New Year from Nima "Mortgage Man"! I can honestly tell you that I was thinking about Active Rain when the clocks struck midnight! I was even thinking about being the first blogger on Active Rain in 2007.
Need some sleep, so time to go rest.
I will let you all know how I was a HERO tonight at Foxwoods Casino http://www.foxwoods.com/ when I wake up and blog again.
Hope everyone celebrated safely. I know that I was sober all night long and all morning long!
Did you know 2 minutes into the New Year, I bumped into 2
Oh Seven HERO! 2:00am 1-1-2007 - 10:14 PM
Who is Nima Rezvan? Is Nima a hero? Is Nima the Mortgage Man or is Nima just a great person? Well, the answer is all of the above.
Last night I went to Foxwoods Casino in Ledyard, Connecticut to celebrate New Year's Eve with Family and Friends. The night was going well and the celebration at midnight was lots of fun. I even treated everyone to a nice late meal at Fuddruckers. Yes, probably one of the best burgers that you can have. If not the best then most definitely top 5 best burgers in your area, if
2007 ACTIVE RAIN PREDICTIONS from Carnac from Connecticut - 07:33 PM
Carnac from Connecticut Predicts:
1. Jimmy Carter steals some of Lenn Harley's maps. Unlike Dennis Ross who hasn't gotten around to filing a complaint, Lenn sues the peanuts off of him. Lenn retires from Active Rain as a millionaire.
2. Marc Blasi and Jason Price leave Active Rain to pursue success on the PGA tour. Unsuccessful, they instead try their humor at the Comedy Club where they find fame and fortune.
3. Angus Woodbury explains to a client, "buy from me or get out of my car." The client never saw the truck that hit him. Fortunately, Angus had the newest wide angle camcorder with a dual lens and was
Why Knoxville, Tennessee is a great place to live - 09:15 AM
The newest 'meme' challenge is to name 5 reasons why your hometown is a great place to live and to buy a house. There are so many reasons for Knoxville it's going to be tough limiting them to just 5 but that's the format so without further ado:
You get a lot of house for your dollar in Knoxville. Our 3rd quarter 2006 median price for a 3 bedroom, 2 bath, resale home was $149,900 compared to the national median of $211,000.Diverse economy translates to a stable economy with historically low unemployment and slow but steady home price appreciation; ours has averaged 3-5%
El Paso, San Antonio Texas Tops Real Estate Market Predictions for 2007 - 11:03 AM
It's end of 2006, so people around the world to do three things:
1. Summarize 2006, the year "in review".2. Drink stuff.3. Predict stuff.
I don't drink much and enjoy market predictions more than reviews. It's always fun to hear the smart people tell us which stocks to buy or which real estate markets will be hot in 2007.
I used to buy stocks based on the advice of these experts, but the rest of the world always seemed to disagree with me, as they'd normally tank within months of my purchase. Now, I choose to take most predictions
Top Online Real Estate Forums for Consumers and Professionals - 11:34 AM
One of my friends has a Nintendo Wii game console. He falls into the group of people who "aren't into video games", so I was shocked when he said he wanted a Wii. I later realized that Nintendo has done a great job creating a fun, interactive games like Wii Sports, where the entire family can get involved. The reason I bring this up is because there are a lot of agents and consumers who "aren't into internet forums". When they think of forums, they may think of seedy or childish chatrooms where anonymous predators lurk.
Although we should be careful
