Thanks Ardell for pointing out some busted links here on my active rain site. I tried fixing them from my handheld, but only managed to confuse the problem. It seems possible to add links, but not delete them or edit them. Is this an active rain problem or a palm problem? I'm not sure but I will fix it tomorrow from the office. HI! I wanted to put this information out there for you, or someone you know who is looking to buy or build a home.  Hopefully it will open doors and help.

When choosing a property inspector, what is the most important thing that you look for? What can an inspector do or offer that would make your job as a realtor easier and make your buyer more at ease.
Is it the certificaton? Is it the report? Is it the customer service? Is it follow up after the inspectiion?

Does the media hurt the real estate industry by over hyping negative real estate stories and talking about the possibility of a "real estate bubble"? - 11:58 AM
I have heard many people say that the media is largely responsible for any negative opinion on real estate in the local Washington, DC area. They seem to suggest that if it were not for the media that the real estate market may be more stable and upbeat.  But if this is so, should the media have been quiet when the real estate market was booming 20 to 30% a year?  Was the media responsible for helping to run up prices in the boom years of real estate?  Or did real estate boom for sound reasons? Many people have said real estate in the Washington, DC area is headed for a further fall.  Some people have emotional reasons, and some people have reasoning based on what they deem to be valid research. I have also heard people talk about why real estate in the Washington, DC area will be stable, and that values may even continue to rise strongly.  The positive news seems to be based on strong local employment growth, a strong economy, and  belief in a city that has undergone spectacular growth and gentrification. With the new year I hope you have set new goals for this year that are above & beyond last year's goals (that you achieved also - right?).
That being said please make them
1) reasonable
2) attainable
3) motivating
3) an improvement from past years
4) balanced
5) positive
For instance if you make a goal to make $250,000 this year - that's probably reasonable. It's up to YOU if it's attainable, sounds definitely motivating, possibly an improvement (I know to many that would be going down), balanced? well that depends upon what your other goals are & yes positive for sure. I may not have thought much about the annual list of banned words from Lake Superior State University, but a news item mentioned a real estate term on the list for 2007.   Lake Superior State University Banned Words List.

Office Competition - Motivational and Effective - 10:01 PM
Read an article written by Randy L. Prothero  about helping new realtors. It reminded me of my first years as a realtor. I started in a small office with several top producers. Having no knowledge of how to list or sell real estate, I started watching the other agents, listening to how they handled details, doing their open houses, and basically eaves dropping on them. I'm never very good at making personal New Year's resolutions, but this past month my father had triple bypass surgery.  He'd been having chest pains for a quite some time, but totally put off doing anything about it.  We discovered a prescription from his doctor for a treadmill test clear back in February, but he didn't go in for one until December.  They discovered that the artery feeding the lower part of his heart was blocked 100% (yes, you read that right) and the other main ones 90% and 50%.  They quickly got him in for surgery, but he even tried … (2 comments)

Does anyone out there in the AR community use Sharper Agent for any of their marketing? 
They have a deal with my new brokerage and I was just checking out their website.  It looks interesting and I was thinking of giving it a shot.  Looks like they have marketing material that can be used as is and many look customizable.  From postcards, newsletters and flyers that can be emailed or printed for direct mail. 
There is a 30 day trial so I'll give it a whirl...but was curious if anyone else had any feedback.  Thanks!

Windows Expo Live For Posting Properties For Sale or Rent... - 04:14 PM
'Stumbled on this while surfing the Internet.  Has anyone heard of Expo Live?  Windows has a site called Expo Live where amongst other things you can list your properties for sale, rent, vacation, etc.  Like Active Rain, you need to create an account.  The following is an example of what a listing might look like on their site.  Click Here...  Yet another opportunity for us to get our properties onto a different search engine.
