How valuable are we to our clients? - 11:26 AM
I just thought I would share something that I use as a marketing tool for advertising and a resouce to my client. I joined a BNI Group (if your not in one, let me know and I will hook you up with a contact....very lucrative for our industry). I started with members of my BNI group and other individuals I have worked with and developed a "resource list". That resouce list is 4 pages long and includes services such as handymen, electirician, insurance, lenders, utility services, gift basket design, home staging etc... you get the the idea. Anyway, the point is, (3 comments)
Near the slopes of Diamond Head exists a neighborhood with probably the largest quantity of nice level lots on the island. Kahala is known as the creme de la creme of the best places to live on Oahu. It's regal homes exemplify some of the pricier pieces of property in an area that is inhabited to a degree by part time residents who come the the islands for a few weeks. Kahala has seen a revolution of sorts. Once predominatly inhabited by Kama'aina (local people) progress and the Japanese boom in real estate back in the 1980's changed the face of the (5 comments)
Hawaii Kai - Honolulu, Oahu Hawaii - Living in the 'BURBS... - 05:35 PM
About six miles from Kahala and 8 miles from Diamond Head is a well-populated suburban community called Hawaii Kai. Hawaii Kai is one of the most popular, family oriented neighborhoods located on Oahu's southwest shore. It has everything you need, from shopping to great restaurants and it is easy to just stay out here and almost never travel back to "Town" (the busier areas of Honolulu). There are several neighborhoods included in Hawaii Kai, Kalama Valley (in the valley of course), Queen's Gate (many homes on the Hawaii Kai Championship Golf Course) and Koko Villas (brand new construction as of 2005) are all located near (3 comments)
Oh the Weather Outside is Frightful . . . . - 10:17 PM
Well, not really. And that is the problem. In Northern Michigan, tourism is the driver of our economy. We depend upon snow, and lots of it, for our local ski resorts, motels, restaurants, and shops to thrive. Snowmobiling is also an important winter sport which brings thousands of visitors to our area. Ice fishing, snowshoeing, cross country skiing, outdoor ice skating, you name it, all these sports are enjoyed by the numerous tourists and visitors to our winter wonderland. . . but not so far this year. Not only did we not have a White Christmas, but no snow for New Year's as well. (2 comments)
4 Sales Techniques to Leave Behind in 2007 - 11:01 PM
I was working on a commercial deal recently for a client and had the misfortune to bear the brunt of some of the worst sales techniques I have ever experienced by a lending "professional". Needless to say, the client is no longer working with this particular lender, for reasons which will become clear below. As a gesture of good will in this New Year, I will try to share some tips with the mortgage people here on ActiveRain of a few sales techniques to avoid in 2007. 1. Please don't call me "Boss". Is this California lingo? (This particular lender was located in California.) (4 comments)
Out with the old and in with the new, 2007. A look back in time at old 2006. - 10:31 AM
2006 was a great teacher! 2006 taught me many, many lessons. Probably nothing that you don't already know, but hey! This is about me. My blog. :) So this isn't about teaching anyone anything, but voicing my internal thoughts and bringing them from the depths of my mind to the surface, so they can be dealt with and acknowledged. As I look back at this past year there are so many things that stick out.. no, not the size of the bank account. No, not the size of my bulging muscles, or lack there of.. but the ‘other' things that make me who (9 comments)
ONLINE REAL ESTATE ADVERTISING: 2006 UPDATE - 05:40 PM
A new research report came out from Borrell Associates on 2006 - 2012 real estate online advertising. Below is a summary of the report and a link to view more: "Despite a 36 percent increase in available inventory to advertise, real estate advertising has grown less than 4 percent since 2001. This is one category ripe for change, and it appears that the transition is underway. Our "2006 Online Real Estate Advertising" report details underlying dynamics in the market that point to dramatic changes in how agents, brokers and apartment operators are spending their advertising budgets. Real estate advertising has remained virtually (0 comments)
Do People Search on Google and Other Vertical Search Engines For Real Estate? - 05:56 PM
In fact many people search online and use search engines to refine their search and look at homes. From sources from Google and ComScore 2005, "over 56% of all Internet searches on "real estate" and related terms are conducted on Google and their search partner sites, and the majority of those searchers are actively looking for listings or referrals to brokers and agents." There are literally hundreds of other vertical and vertical regional sites for homes for sale. Below is an Alexa.com traffic graph or Trulia.com a for sale search engine. As you can see, people are searching on these sites and (2 comments)
Are there too many realtors for the supply? - 06:02 PM
Would love to hear your thoughts. A recent article written by Peter Coy of BusinessWeek.com. View complete article here. "...National Association of Realtors spokesman Walter Moloney says the NAR's membership is 1.35 million, which he says is at or very close to a record. By comparison, the Bureau of Labor Statistics says there are only 1.06 million people employed in motor vehicle and parts manufacturing. At the Realtors' annual meeting in New Orleans, there were predictions that the number of Realtors might decline about 8% in 2007. That comes to over 10,000 people........One way to see that there are too many Realtors (3 comments)

Hey it's 2007! Where to go from here? - 08:02 PM
"Would you tell me, please, which way I ought to go from here?""That depends a good deal on where you want to get to," said the Cat."I don't much care where," said Alice."Then it doesn't matter which way you go," said the Cat.From Alice in Wonderland by Lewis Carrol Reading all the recent posts about other Rainers plans for 2007 got me thinking about my own marketing plan. I was asking my father's advise, as I always do and he stressed the importance of having a comprehensive marketing and sales plan. Is this your free act and deed - 12:17 PM
These words are usually spoken by the closing Attorney or Title company at all New Hampshire closings. I usually have to hold my breath when this is asked at all my closings because these are some of the most important words spoken at the end of the closing and you just never know what might be said by either party. In my first or second year in Real Estate I had a listing that went pending within thirty days. The buyers offered a lower price and they had told me they would go higher. As a seller's agent I relayed that (36 comments)
Help Stop Your Posts from Being Hijacked - 03:15 PM
If you do a lot of Internet search, you've come across a site or two that do nothing but aggregate links as a means of generating money from Google & Yahoo click ads. Recently I am noticing that some of the posts from our site - The Harper Team - are being hijacked by these low-lifes. I want to help make people aware of this and offer a means to help combat this scourge. Here is the post from our site - San Ramon - Dublin - Pleasanton CA Real Estate News - Dec 30 And here are two examples of it being (47 comments)

2007 Resolution to Get Ready to Sell - 10:16 AM
Resolutions... whether we want to admit it or not, we all make them, some of us just don't realize we do. How can anyone not have renewed enthusiasm, hope and/or energy for the upcoming year? This New Year's day has a bit of a different flavour for me. I would normally put loosing baby fat I acquired years ago after having kids on the top of my list, but this year I feel this overwhelming need to take control and get organized. I know, for a professional home stager I should already be organized and for the most part I am. I like many (1 comments)
New Years 2007 - 09:56 AM
Well, here it is another New Year. Seems like the years just fly by any more. I have never started a year with the mix of emotions I am starting this one. I am anxious about this year because I feel like I may have finally found a job I really like, one that may be very financially rewarding. I am a little bit confused because I have a second job that is awesome and may have been where I should have put my Food Service abilities a long time ago. This place rocks and has the positions and money to (2 comments)
What Realtors want... - 03:36 PM
What Realtors want...I am looking forward to implementing a marketing plan to establish new relationships with Realtors for 2007. Since the refinance boom is over I decided to research what Realtors want from mortgage providers. I've gathered coupons for discounted food and beverages and stocked up on miscellaneous supplies from the local Costco warehouse. These are some of the things marketing publications and mortgage industry experts offer as advice to help build Realtor relationships. Here are the important things: Donuts and coffee for early morning cold call visits to the officeSandwiches and soda for afternoon cold call visits to the officePizza (10 comments)
Focus on what you do and do it well ! A thought for all of us in 2007 - 04:18 PM
If you buy the best paint possible when painting your home, do you then thin it out.....50%, 75% and slap it on....hoping for the best? I hope not, it would not last the summer. Prep the surface, take your time and use the best paint possible and it is sure to last many years if not a lifetime. Do you do the same with your career? Make the choice, either concious or not, to dilute your career and fail to prepare? We have all seen it. Questions for the New Year - 12:48 PM
A while back I sat through a coaching session with my friend Skip Weisman. In the session he discussed the inmportance of the questions you ask yourself. What is their focus? As I sit here on a rainy New Years Day I am thinking about these questrions as I get ready to satrt another successful year. The questions you ask yopurself in the wake of success or failure tell a lot about you and your future. If you have had a bad day do you ask "Why me?" or do you ask "What can I learn form this experience that will help (3 comments)
