How valuable are we to our clients? - 11:26 AM
I just thought I would share something that I use as a marketing tool for advertising and a resouce to my client.  I joined a BNI Group (if your not in one, let me know and I will hook you up with a contact....very lucrative for our industry). 
I started with members of my BNI group and other individuals I have worked with and developed a "resource list".  That resouce list is 4 pages long and includes services such as handymen, electirician, insurance, lenders, utility services, gift basket design, home staging etc...  you get the the idea.

Kahala - Peaceful Sophisticated Island Living, Honolulu, Oahu Hawaii - 01:43 PM
 
Near the slopes of Diamond Head exists a neighborhood with probably the largest  quantity of nice level lots on the island.  Kahala is known as the creme de la creme of the best places to live on Oahu.  It's regal homes exemplify some of the pricier pieces of property in an area that is inhabited to a degree by part time residents who come the the islands for a few weeks.

Hawaii Kai - Honolulu, Oahu Hawaii - Living in the 'BURBS... - 05:35 PM
About six miles from Kahala and 8 miles from Diamond Head is a well-populated suburban community called Hawaii Kai.  Hawaii Kai is one of the most popular, family oriented neighborhoods located on Oahu's southwest shore.  It has everything you need, from shopping to great restaurants and it is easy to just stay out here and almost never travel back to "Town" (the busier areas of Honolulu).
There are several neighborhoods included in Hawaii Kai,  Kalama Valley (in the valley of course), Queen's Gate (many homes on the Hawaii Kai Championship Golf Course) and Koko Villas (brand new  construction as of 2005) are all located near … (3 comments)

Oh the Weather Outside is Frightful . . . . - 10:17 PM
Well, not really.  And that is the problem.  In Northern Michigan, tourism is the driver of our economy.  We depend upon snow, and lots of it, for our local ski resorts, motels, restaurants, and shops to thrive.  Snowmobiling is also an important winter sport which brings thousands of visitors to our area.  Ice fishing, snowshoeing, cross country skiing, outdoor ice skating, you name it, all these sports are enjoyed by the numerous tourists and visitors to our winter wonderland. . . but not so far this year.
Not only did we not have a White Christmas, but no snow for New Year's as well.  … (2 comments)

4 Sales Techniques to Leave Behind in 2007 - 11:01 PM
I was working on a commercial deal recently for a client and had the misfortune to bear the brunt of some of the worst sales techniques I have ever experienced by a lending "professional".  Needless to say, the client is no longer working with this particular lender, for reasons which will become clear below.  As a gesture of good will in this New Year, I will try to share some tips with the mortgage people here on ActiveRain of a few sales techniques to avoid in 2007.

ONLINE REAL ESTATE ADVERTISING: 2006 UPDATE - 05:40 PM
A new research report came out from Borrell Associates on 2006 - 2012 real estate online advertising. Below is a summary of the report and a link to view more:

Do People Search on Google and Other Vertical Search Engines For Real Estate? - 05:56 PM
In fact many people search online and use search engines to refine their search and look at homes.  From sources from Google and ComScore 2005, "over 56% of all Internet searches on "real estate" and related terms are conducted on Google and their search partner sites, and the majority of those searchers are actively looking for listings or referrals to brokers and agents."

By comparison, the Bureau of Labor Statistics says there are only 1.06 million people employed in motor vehicle and parts manufacturing. 45% take a virtual tour 
22% use classifieds sites like Craigslist

These words are usually spoken by the closing Attorney or Title company at all New Hampshire closings. I usually have to hold my breath when this is asked at all my closings because these are some of the most important words spoken at the end of the closing and you just never know what might be said by either party. If you do a lot of Internet search, you've come across a site or two that do nothing but aggregate links as a means of generating money from Google & Yahoo click ads. Recently I am noticing that some of the posts from our site - The Harper Team - are being hijacked by these low-lifes.

Resolutions... whether we want to admit it or not, we all make them, some of us just don't realize we do.  How can anyone not have renewed enthusiasm, hope and/or energy for the upcoming year?

If you buy the best paint possible when painting your home, do you then thin it out.....50%, 75% and slap it on....hoping for the best? I hope not,  it would not last the summer. Prep the surface, take your time and use the best paint possible and it is sure to last many years if not a lifetime. Do you do the same with your career? Make the choice, either concious or not, to dilute your career and fail to prepare?

A while back I sat through a coaching session with my friend Skip Weisman. In the session he discussed the inmportance of the questions you ask yourself. What is their focus? As I sit here on a rainy New Years Day I am thinking about these questrions as I get ready to satrt another successful year.
