YEA, yes, YEA. We finally got the money.
Yes the Cost of Repair Contingency Repair does work, but the glitch is in the listing side of the contract. Believe this or not. The property was put back on the market 3 weeks before my buyers got their earnest money back. I kept getting excuses like, we are being audited and we do not cut checks at that time. What a bunch of xxxxx.

Consumer group calls for major reforms to the Homebuilders Commission - 05:45 AM
Homeowners Against Deficient Dwellings (HADD), a consumer protection organization, released a report titled “Leveling the Texas Residential Construction Commission” detailing the changes needed to the TRCC to provide adequate protection to homebuyers with construction defects.

Springfield Missouri Ice Storm - 2007 - Part 2 - 06:28 PM
Mother Nature is in the process of pruning her trees!  I am spending several hours a day right now making sure all the unoccupied homes that we currently have on the market are ok.
Yesterday, we actually showed a few homes, then worked thru each home, shutting off the water and gas, if the homes are out of electricity.  Pulling limbs off the roofs and checking on some of the elderly people we know.

Canton Ga has seen a transformation over the last two years.  Developers such as Macauley Properties look to transform this city in the near future.  Some projects are flowing on schedule, some not so due to oppisition.  It has been under discussion lately, just how much responsibilty do the developer have in the sense of conservation.  The debate is ongoing all across the United States.  I came across a great article not to long ago. The subject of a recent blog post of mine was about the trials and tribulations of "creative" for sale by owner signs.  The Tip of The Florida FSBO Iceberg was a featured post with about 30 comments and interjects regarding a series of signs that I photographed and published.  Apparently, a non-REALTOR blog reader took exception, which is fine, and felt we (who commented) were unprofessional.  The fact of the matter is, the exterior of the home, it's neglected landscape and it's expired Christmas decorations were the primary issues.  Adding to the unprofessional look was the fact that the home is overpriced, had been … (10 comments)

How Do You Cope With A Power Outage? - 07:19 PM
 
 
 With the recent ice storm in several states , many including some of my fellow New Yorkers lost electricity.  This was on the minds of many; and while listening this morning to the local radio station WAMC the question posed to the public was:
How do you cope with a power outage?

No it's not a control thing, I think ‘control' focuses on the negative to much. I want to focus on the positive. And this year I'm taking my power back. I'm not going to whine about the last couple of years, they have been tough both personally and professionally and on every level. It's time to look forward toward the positive.

"I'll Keep It In Mind" - 03:59 PM
So what does this REALLY mean, when an agent says this?
Short version:  Go to Hell!  Not all situations qualify for this translation.  This one is reserved for the sellers who call you and want you to sell their house for a crazy low commission or fee-not to list with you, mind you-but just for you to earn if you go find a buyer for them.  I'll give you an example:A seller emailed me last week and asked if I would sell his home.
Sure!  I know the neighborhood and the pricing and the builder, ready to roll.

Marketing For Dollars - 04:07 PM
So many Realtors say they get complaints about the level of commissions from sellers, or that because their house costs more they should pay less percentage commission, that I thought I would post a comment on it, along with a question.
My comment: I hear some very awkward justifications for the fees charged for a particular property listing made by agents... the most awkward being: I have so many people that "waste my time that I need to make up the difference from the listings and sales that I do get."
Hogwash...

One of the most exciting opportunities I ran across in a long time was the opportunity to be a real estate and and a loan officer and increase my income by originating the loan and selling the real estate.
In a time when us real estate agent are looking to increase our bottom line, the opportunity has come right at the right time.  There is some resistance to this movement, however, I feel this will become one of the most powerful things our industry has seen.
