HUD's helping Fair Housing with LEP - 05:07 PM
On Jan 22, 2007, the Department of Housing and Urban Development (HUD) announced new measures to help protect consumers with "Limited English Proficiency" (‘LEP'). This moves toward the idea that people with LEP ‘have equal access to housing'.  This is a good step forward to ‘level the playing field' for people of many different origins and inline with HUD's six strategic goals.(see mid page down)

What effect will “short sales” have on a borrower’s credit and ability to secure another home loan?  Without the public Notice of Default that precedes a foreclosure and notifies the credit bureaus, will “short sales” slip under the automated underwriting radar?     In my earlier post Short Sales vs. Foreclosures….Your Credit Will Suck Either Way, I  summarized the initial responses to the questions I had run up the capital markets flagpole. Pfizer to Leave Ann Arbor - 05:04 AM
Pfizer, the largest private employer in Ann Arbor and a very generous contibutor to the community - United Way, the University of Michigan Musical Society, Food Gatherers and much more - announced that it will be closing its Ann Arbor operations by the end of 2008 eliminating more than 2100 jobs in the city. 
From Arbor Update:  "Last year Pfizer donated $2 million to the local United Way (employees gave $1 million and Pfizer matched it for a total of $2 million donation/25% of the total). A world without Real Estate Agents? - 07:15 PM
A local housing bubble blog here in my neck of the woods says that we should get rid of all real estate agents.  They go on to say that all you need is a car and internet access and when you are ready to write an offer, contact an attorney who is familiar with contract law.  Why, they ask, would you entrust such a transaction to someone who has very little training and is ensconced in an industry where "educational requirements are minimal" and , "dishonesty is structurally encouraged".

Realtors Should be Politically Involved - 10:22 PM
Most Realtor friends of mine have a philosophy of not being involved in politics and never even discussing them.  That is a good plan if you are a mushroom.  Not so good for anyone involved with their community.
I am not talking about partisan politics; I am speaking about helping to push for needed law changes to better your community.  You can get involved through your Board of Realtors or State Associations legislative committees.  The last two years I joined Realtors to lobby the legislature and City Council for needed law changes.  It didn't take much time.  It was time well spent.

How many AR users watch the Apprentice?
In it's 1st season when Bill Rancic won, I was a huge fan and addicted to the show.
I went away for awhile as a viewer and thought I would give it a try this season again.
It appears I am hooked all over.
Did anyone see this past Sunday's episode where Michelle quit the show.
If so, please let me know what you thought about that decison.

Insurance rates will drop in Florida, but how much? - 08:27 AM
Much was anticipated when the House voted with a overwhelming 116-2 to cut our insurance rates.  The Senate followed by an unanimous vote and approved to curb down an ever growing home insurance cost which was already straining millions of homeowners.  These who were hardest hit were of course homeowners along the coasts, who had seen a spike in rates, especially after Charley.  With real estate already dropping in sales all around Florida, over 30% and more, with many large developers postponing new projects, large home  inventory flooding our counties, rise in concrete and steel for new homes, taxes in numerous counties raising their taxable assessed values, … (0 comments)

what the FBI is seeing in mortgage fraud - 12:55 AM
OK... mortgage fraud. The FBI's typical case involves so-called "fraud for profit," which happens when criminals
seek to make off with the funds from a loan. Criminals will buy a house, often using a stolen identity, from a
legitimate seller, then immediately put the house up for sale. Others in the crime ring will then pose as buyers
and work with a corrupt appraiser to assign an inflated value to the house. After finding a mortgage at the
inflated value, the buyers split the proceeds from the fraudulent mortgage with the sellers. The FBI found that in

ameriquest being shopped ! ! - 12:59 AM
News, first reported by Asset Securitization Report, indicates that J.P. Morgan Securities is shopping Ameriquest,
one of the largest sub-prime mortgage lenders in the U.S., to various bond hedge funds.  Ameriquest's bankers
have supposedly approached several buyers recently to gauge interest in bidding on the sub-prime lending
giant. Rumors that no one is interested are unfounded! Speaking of news, U.S. mortgage-backed securities
issuance totaled $1.013 trillion in 2006, up from $991.2 billion a year ago, according to Thomson Financial. For
the second year in a row Bear Stearns was the top underwriter of U.S. mortgage-backed securities for 2006.
