You claim the credit on line 71 of your form 1040. A similar line will be available if you file the short form 1040A.What is this all about? Getting a Check-up - 05:02 PM
Hi Folks,A couple of years ago I had to go to the doctor's office. I thought I was going for a routine checkup because Debbie was concerned about me. Well little did I know that after the doctor had checked me out he informed me that Debbie had told him I hadn't had my prostate checked I knew then I had been setup. So with a snap of the latex gloves and a high-o-silver or as he put it "put your elbows on the table". I thought he was kidding at first but then I knew he was serious when he … (0 comments)

Capital Gains - 05:06 PM
Hi Folks,There are many ways realtors work for the real estate buying and selling public. Below is just one such instance. The National Assoc. of Realtors works with our lawmakers to assure the future of real estate in our country. That is why they call real estate "the American dream". For we are one of only a few countries in the world that have the dream of owning your own real estate. We all bite the tax bullet every year, and are all looking for a way of optimizing our investment dollars. All dollars are not created equal. Matter of fact, with … (0 comments)

As promised, here's a better look at the existing home sales numbers with an eye towards the bay area.If you were watching the headlines yesterday, you saw the world coming to an end! It's the natural sensationalistic thing to do.Is that a word?It should be!Headlines like:"Existing Home Sales Tumble in 2006""Existing Home Sales Hit 17-Year Low While Mortgage Rates Rise"We even have the sky falling overseas,"European Markets Fall On US Existing Home Sales Data, Weak Oils ..."Headlines like that would lead you to believe. In scanning the headlines an came across this little tidbit:Two different news agencies, two different takes on the same … (0 comments)

The Right Answer - 03:35 PM
As I was talking to a Realtor yesterday on Broker Tour,They had happened to see me on the 4 PM News where the host had asked me the question, "If you make $90,000 a year and have $25,000 in the bank can you afford to buy in the Bay Area?"The Realtor and I were having a lively discussion about what the right answer would or should be.I was contending there is actually two correct answers, the TV version and the Reality answer. The TV answer is short. It's a broad based statement. It's a generalization. It comes with obligatory YMMV stipulations (Your … (0 comments)

Any thoughts about recent reports of lender fraud? - 07:18 PM
In a recent news paper article there were reports of rampant lender fraud with regards to "Cash at Close" transactions. They say it's going to make the savings and loan scandal dwarf in comparision. Any thoughts? The report ran in Arizona but it may apply to other states as well. Please respond with any specific stories or thoughts. … (2 comments)

Where is the new/next boom in Real Estate? - 10:25 PM
Ok so it went from San Diego to Las Vegas to Phoenix to Salt Lake to New Mexico to Austin and El Paso(maybe not in that order). So who has information or speculation on where to invest now? Here in Phoenix I think foreclosure and pre-foreclosures are going to be an area of interest but i would love to hear your thoughts as well. I invest myself and have others who may be interested if you have something that sounds good. … (3 comments)

The Current Real Estate Market - 06:53 PM
Lets just talk a moment about the current climate in the Phoenix Metropolitan area. It depends on who you talk to as to what story you will get. The media has a bit of the driving factor in the market slowing down. All you hear about is "The Bubble" and when is it going to bust. In my opinion and everday observations, "NO!" Granted, prices did skyrocket in our market but are still within reach of most. The market is just starting to balance itself out. You cannot compare the market of 2004-2005 to that of a normal market. Sellers were … (4 comments)

Would love to here some discussion. I feel it is totally unethical, but it seems to be happening more and more. Has other Rainers  had similar experiences.  I proceed with due diligence, but when it becomes apparent that the other agent is lying..I remain professional, but wish WE didn't have to deal with this. … (16 comments)
