Not getting your clients to convert to sales? Try Funnel Marketing - 04:25 PM
I've gotten glimmers of a type of marketing recently that really interested me. It's called Funnel Marketing, and it seems to make a lot of sense.
The concept of funnel marketing is fairly simple. Basically you begin by giving away free samples of your products or services. Some of the prospects who sample your wares will then make a small commitment to you. Some of those prospects will then make a larger commitment to you. And you keep funneling these people on down with them making larger and larger commitments until you have the ones who will make the largest commitment that … (28 comments)

The Case of the Missing Wife - 04:43 PM
Here's another memorable escrow experience submitted by Karen Pawloski, Transaction Coordinator, in the Sonora office: I was working at First American Title Company as a Junior Escrow Officer at the time this occurred. We had a home in escrow. The house was pretty run down and a local contractor was purchasing the property. The owner was a casino worker and there were questions about whether his wife was available and would sign off on the house, but the owner reassured the buyer that she would come in and sign the Deed no problem. When the owner came to the office to … (22 comments)

ActiveRain Week in Review - Jan 22 to Jan 28, 2007 - 04:44 PM
The week-in -review is finally ready for your viewing pleasure!
This was a tough week in the 'Rain. Rife with turmoil and angst, the network stumbled and lurched it's way to relative peace by mid-week. Many of the articles that were posted were peace keeping in nature. That's one of the reasons I keep coming back. We have a fine collection of thoughtful and level-headed members, both new and old, who work hard to make this a valuable community.
One of the biggest items in the news for the week was the introduction of the long-awaited speel chicker! For those of us who … (53 comments)

Relationships - New Definitions For Old Words - 10:51 AM
“Oh the times they are a changin.” Dylan, you poet/prophet, you. I hear a lot of Realtors talking about the fact that, no matter how much information is made available, people still want and need the warmth and security of caring human relationships and that, technology notwithstanding, relationships will still form the foundation of business and the future of Realtors. I’m trying hard to agree. But what if we’re all wrong? What if relationships as we currently define them become a relic of the past? What if what most people want from a relationship radically shifts? How could that happen? In case … (28 comments)

Putting First Things First! - 04:47 PM
I re-listened to Dr. Stephen Covey's "7 Habits of Highly Effective People" http://www.franklincovey.com/ while driving in my car this weekend and thought I would share this thought with you.
First, I have a question.  Who do you call if you need a doctor, a plumber, a lawyer, a pest control person, an accountant, etc?  You call someone that has a good reputation or a company with a good reputation, right?  You go with the known entity or one referred to you every time.  That's why it is so important for you to be a strong professional so YOU are the one … (26 comments)

Have You Done Anything Out of the Ordinary for Your Real Estate Clients? - 10:49 AM
As one of Michael Trust's virtual assistants, I am often amazed at what he does to provide service to his sellers.  At the end of the day, Michael sends me a recap of the day's happenings, which includes some particularly funny (bordering on ‘sad') activities all in the name of good customer service.  I started gathering some of his daily happenings and thought to post some of the more bizarre circumstances he has shared with me.
One day, I received an email from Michael stating that he had to find and purchase toilet paper and spindles, and then drive, in Los … (22 comments)

What I know for sure....is what I should never say. - 10:46 AM
The other day, my husband a computer aficionado (and the love of my life by the way!) was on an internet chat room about  technology. You might wonder what this has to do with Staging and really it doesn't ...but the topic that was under discussion most certainly did.  He ran across a "chat" centered around a man ranting (and I do believe it was a rant more than a complaint) about his home that was up for sale. The man's house in Florida was put up for sale and had not sold in several months. He then proceeded to hire … (23 comments)

Oprah, Happy Birthday! "You combined 4 Units" - 09:59 AM
Today is Oprah's 53rd Birthday.  Happy Birthday!

Oprah Winfrey neighbours in the exclusive Water Tower Place Complex, in Chicago, have been causing a fuss because they fear Oprah's dogs will run riot around their condominium building.
Oprah Winfrey has spent a lots of money connecting 4 separate condos and now other residents are complaining about her furry friends.
Residents have complained to the management, worrying that their luxury condo homes will be overrun with Oprah's 5 dogs, and the building has a strict 1 pet/unit  policy.
The building manager insists the Water Tower residents are making a big fuss over … (2 comments)

Who are these people??? - 03:51 PM
I have this listing in the American Finmark. It's a one bedroom condo on the second floor just waiting for a young professional that wants to own his or her first piece of the rock. I had already warned the owners that the condo market was a bit soft and they would have to price it attractively to generate interest. They thought about it, looked over all the information that I gave them and decided on a figure.
I crossed my fingers and scheduled an open house.
Who are these people?
I had folks, young and old, with and with out … (2 comments)

Of Bricks And Blogs - 08:35 PM
Lately, blogging advice from successful real estate bloggers has been a hot topic here on the Tomato.  Hearing it from Realtors that are in the trenches, actually generating business from blogging, strengthens the confidence of those on the outside looking in.  Nearly all my topics these days come from clients' concerns regarding the effort it takes to make it work.  Admittedly, I am not a Realtor, but rather a marketing consultant for real estate professionals.  So the support that I have receive from the real estate blogging community means the world to me, encouraging my effort.  But, I realize I can't … (1 comments)

Going Paperless: Bringing Value to an Undervalued Process - 08:36 PM
A couple of weeks ago, Marc Grayson made his debut on the Tomato with a very informative article regarding the tools available for determining the value of a property.  Ironically, the article has the Tomato coming up quite competitively for the search phrase: “What is my home worth?”  So, I couldn’t wait for him to contribute another piece, expecting more great SERP success!

This week Marc breaks down the process of how to take your real estate business paperless.  This was a topic that was quite interesting to me, given I threw my printer away about 3 years ago, and … (1 comments)

Expectation of New Home Development Reductions - 11:30 AM
Several top home developers met at the Urban Land Institute's Real Estate Trends conference in Phoenix the first week of January 2007.   In attendance were representatives from Engle Homes and Meritage Homes to name a few.  The consensus is that many of the builders currently have an excess of inventories, both land and spec homes.  The developers will need to back off to in the number of homes built to get back to a more typical, historical new home development pace.   The expectation is that Valley new- home permits will be cut to a rate of 35000 to 40000 permits in … (2 comments)

100th Associate - 06:04 PM
Today our associate list reached a 100. It has taken roughly six months to achieve the number, although frankly, I haven't solicited any like other members have.  The honor of being number 100 goes to Nick Sudano, of condodomain.com. I had put up a post about associates and the criteria people used when listing someone as one back in September of last year.
For those of you that are new to Active Rain, you may want to read that post before you start adding associates willy nilly.  Here are a few other posts about associates that are worth reading:

Looking for Stager in Central Texas - 11:08 AM
I'm looking for a stager in the Austin area not only for referral business, but also because I'm working on a workshop for home sellers and buyers that will familiarize them with the roles that various real estate professionals (agents, inspectors, appraisers, title companies, etc.) play in the home selling and buying process.  Each representative of a particular area will have a period of time to explain how they fit in to the puzzle.  Most of these I can find easily because I work with them all the time, but I haven't worked with any stagers yet and would love to work … (0 comments)

Farewell, Barbaro - 12:24 PM
After months of fighting the good fight (by everyone involved), today Barbaro was euthanized.
He was a good 'un.  We who love horses weep for the loss of him, but he finally runs freely once again.

Oops...I Did It Again! - 06:15 PM
Oops...I Did It Again!
It could have been an OOPS! But thanks to Kelly Kelley, it came out OK. She asked me to talk about how I work solo for an iSucceed Business Training and development call. We fit it in our schedules kind of last minute, and (as usual) I didn't have anything prepared. Thank goodness, Kelly is a great interviewer, and I'm sure she did some magic in the tape editing to take out my bloopers.
With her help, we talked about:
