Strawbridge Lake in Moorestown, NJ - Dating back to the Great Depression - 09:40 PM
Within Moorestown New Jersey, you'll find some peace and tranquility over at Strawbridge Lake.  Located along side Rt. 38, the Lake runs from Church to Kings Highway over by Lenola Rd.  The lake is frequently used for picnics, long walks with the kids or dogs and even for fishing.  It also has become a popular location for joggers and those who just need a few minutes of peace and quiet during their lunch break.  Lined with trees it's easy to lose track of time just staring at the water.
As with the rest of Moorestown, Strawbridge Lake has it's own piece … (2 comments)

Monday Morning BACK on Boomer’s back Porch! (Dontcha know.) - 05:21 AM
It’s a pleasant +13ºF with a WSW breeze of 5mph, as Medford and I enjoy a few moments outside without our respective official “Codger” (only available until Wednesday) porcelain mugs of organically and shade-grown, fair trade, French Roast coffee, that does a mighty fine job of getting our remaining brain synapses synapting, dotcha know (OK, I’ll stop that—if I can!). Daisy, as is her custom, is sitting between us after completing her morning ritual of trying mightily to wag her tail right off her beagle-body. If our gentle reader doesn’t mind, I think we’ll adjourn to the other side of the … (14 comments)

SPAM Email - No Unsubscribe button - 12:46 PM
Almost daily I receive an email from a company called Video on Demand Real Estate.  Usually duplicate emails, too.  There is no unsubscribe button on the email.  When I reply to the email it bounces back.  I visited the website and submitted via their contact button and asked to be removed.
I just want off of this list.  I have no interest in this product.  What do you, the members of Active Rain, recommend I do.  I explained in the "contact" email that I will report their SPAM without an unsubscribe button or opt out button to authorities.  I just don't know … (12 comments)

The Pirate - Another Bad Joke - 08:45 PM

After many years at sea, a pirate decided to retire. Since he had suffered injuries on the job, he thought that he should collect on his worker's compensation insurance. He had a wooden leg, a hook where his right hand should be and a patch over his right eye. The agent assured him that he would be compensated if the injuries were work related. "How did you get the wooden leg?" asked the agent. In a booming voice the pirate replied, "Me and me mates were on the high seas when the boom swang 'round and knocked me into the sea … (19 comments)

Market Update!!! - 09:49 PM
Hello!
Well the Spring market is just about here and activity is picking up.  With interest rates in this area holding at about 6.33%.   We might not be in the sizzling market of a couple of years ago but investors are still gaining returns.  They are still buying up properties in disrepair and fix them for the flip.  As always, in any market hot or flat, you make your profit when you buy! Some of the people I am dealing with are buying up properties to rent out and build equity.  What a great way to build a savings account!

A Post for Rain For Change - 08:37 PM
" 95 million Americans struggle to pay their rent or mortgage"
At Active Rain, we have a concern about the above statement, and are doing something about it!  It all started when Jeff Turner posed a question to the Active Rain members after making us aware of the Growing Poverty Gap which he blogged about.  He felt we could do something collectively, as a professional online community. Jeff solicited ideas that generated responses after writing a blog called "Harnessing the Power of Active Rain".
His "Idea Came To Life"!  RainforChange is now alive and well! We DO care as professionals!

Confidence is the Key - 09:46 AM
Oh to be like Tiger Woods!  Have you ever seen anyone more confident, assure of himself and utterly in the zone?  Even the Buick commercials alluded to his confidence and total command of his game.  Maybe that is why he wins so often.  The competition almost fears him, his name evokes fear, yet he smiles and congratulates his competitors, and humbly acknowledges the fans, the sponsor's, and the course he has just defeated. He is a professional.....a definition that comes to mind (along with others) is a professional is one that makes more money than the non professional.  How much … (0 comments)

Real Estate Investment analysis tools - 08:24 PM
Each RE Investor has some kind of buying criteria, then a formula through which s/he runs the numbers.   This can be fairly simple yet the simplier it is, the more prone to error it could be.
Take for example the old GRM (Gross Rent Multiplier).  Some used to advocate that 6 times the gross annual rents would indicate the property could be a bargain, while 8 or 10 times would be much less of one.   This hardly tells an investor anything.  Reject this old methodology because your hard-earned cash is much too precious.
Then we have the, "I don't want to … (0 comments)

North Carolina Home Buyers and Sellers... - 12:35 PM
Technology is changing the way in which North Carolinians buy, sell and research homes, including how they work with real estate agents and brokers, according to the North Carolina Association of REALTORS® Profile of Home Buyers and Sellers.
The Profile is a survey conducted by the National Association of REALTORS® evaluating the demographics, searching processes, values and other characteristics of N.C. homebuyers and sellers.
Use of the Internet to research homes has exploded over the last several years. During 2005, 75 percent of all N.C. homebuyers used the Internet in their home search. Nationally, 77 percent used the Internet in their search … (0 comments)

The End Is Near!? - 12:42 PM
David Berson, chief economist at Fannie Mae, recently told reporters that the "biggest declines are behind us."
"There are still some (declines) to go," he said at a National Press Club briefing, where he presented Fannie May's 2007 outlook for the economy and mortgage market. "But the worst is over."
Although key housing market benchmarks have stabilized in recent months in response to lower mortgage rates and warmer-than-normal temperatures, Berson expects sales to fall further in 2007. He is predicting a 7-8 percent drop in sales, which he said "is more than just a little bit, but not as much as … (0 comments)
