When a Seller asks you for "feedback", you need to change what they want to know, with what they SHOULD want to know.
When a buyer doesn't like the house, it could mean many things that do not reflect poorly on the house at all, even though it may appear so, if not evaluated property.

Three Focus Areas for 2007 - 10:01 AM
My wife belongs to our local businesswoman's association.  She's in the medical field.  She doesn't attend meetings religiously, but she shows up from time to time.  The makeup of the group doesn't vary much.  There are a smattering a small business owners.  There's a good dose of financial advisors.  But the bulk of the members at any given meeting invariably are...real estate agents.  
All very sharp and professional.  And friendly.  And the same.

Calling For Feedback - 06:48 AM
I once asked a seller whose listing had expired why their house hadn't sold. He told me there was no doubt about it, the agent had not called other agents for feedback. I didn't argue with him, but it seemed such an odd shortcoming to focus on, I gave it some thought.
Why do we agents call for feedback (or send emails, faxes, or letters)? Do we really want some sort of information, or do we just want to satisfy the seller that we have done everything possible to sell their home?

One of my new mantras -or- One more thing some borrowers need to hear - 11:41 PM
As I read Bryant's Blog entry this evening one of my New Year's Mantras came to me; "It's their money, so it's their rules". I find myself saying this to some borrowers that seem, well, that seem to think the market isn't treating them fairly. They seem to think that based on their position at work, or their political affiliation, or even their religious beliefs (I've all of those and more) that somehow their loan should be better. ActiveRain traffic stats - 11:41 AM
I used to occasionally put up a post about the growth in traffic to ActiveRain, but I haven't done so in a few months.  Just been way too busy.  But after seeing what is happening the last couple days I thought I had to share.
Yesterday alone, ActiveRain.com had a record of 8,834 unique visitors, viewing a total of 183,480 pages and generating slightly over a million hits on our servers.  As of 8:00 are this morning we are 25% over the pace from yesterday so unless our servers crash we should have our first day over 10k visitors.

The ‘newest' trend is not new at all, it's just that there are some new players in the field.  The term is called ‘shot gunning' and the players are reportedly eastern Europeans or members of the infamous "Russian Mafia".

Would Nordstrom's Department Stores ignore their window dressings? No, they hire window dresser's full time to draw the attention of passersby to lure them into the store. They know how important merchandising is to the retailer.

Again, it's New Years resolution time and I was listening recently to an interview with Joe Stumpf, founder of By Referral Only.  He was being interviewed by Steven Marshall of Strategic Equity, and basically he talked about the fact that the most successful real estate agents and mortgage loan officers were the ones that knew their number.

I travel and I’ve seen a some, but even in my own state I’m seeing amazing things that I’ve never seen before.

Scoring Changes - 04:44 PM
As you may have notice your blog scores are a little different.  We're experimenting with something that is much more alive and dynamic than anything we've implemented in the past.  This program has been in place for a little while now.
With this experiment there is no longer going to be a ten post limit.  As part of this we will rely on the community and community interactions to determine how how to score posts.  Some will be rated up and some will be rated down. 
The over all goal is quality and interest.  Is it interesting? Is it executed well?

Don't Let the NAR Know...Shhhhhby John Occhi, Hemet REALTOR®Reading Inman News, one of my favorite industry resources, I cam across a very interesting article about the local Realtor board in Danville, Il.  It seems, according to an article in their local newspaper, "The Southern Illinoisan" that the Board of Realtor decided they would withhold their sales data from the National Association of REALTORS® (NAR).
It turns out they felt like they took a hit and are wearing a big black eye because they are the lowest priced home market  anywhere in the country, during the 2nd quarter of 2006.

I will start selling homes in the Villas at Flintrock Falls next week. The Villas are smaller, garden homes in Flintrock Falls.  Most of this exclusive, gated, golf subdivision in Lakeway has larger, more expensive homes.  The Villas make a great home for people buying second homes to be near their kids or for retirees looking for a great golf community.  The remaining villas are around 2,200-2,400 square feet and are priced at around $450,000 and up. … (0 comments)

Texas A&M is a tradition filled enviroment with top notch research, cutting edge genetics and something called the "Aggie Spirit".  The Aggie Spririt is always here, it's a hand extended to those Aggies that need assistance, anytime, anywhere. 
One place that you can really see the Aggie Spirit is the Bonfire Memorial.  On that fateful day in November of 1999 the bonfire that was A&M's pride and joy collapsed, killing twelve of our best.  I recently took a walk out there and thought not only about the tragedy, but the bonding.

Northgate, A Texas A&M Tradition - 07:43 PM
Texas A&M University has a fascinating history.  Back when the college was first chartered boys came to A&M to become men.  It was a military school and the boys were considered to be the best and the brightest.  The "gates" came from these sweet, innocent, boys needing to be protected from the evil city of Bryan, lurking near.  At the time there were gates surrounding the campus, and College Station didn't refer to a city, it referred to the railroad stop that the boys exited at.

Central Park is a tradition at Christmastime!  With lights displayed everywhere, games still being played in the fields, the house that sits upon this beautiful park filled with Santa and his helpers, and activities galore you can't miss it!
The park is one of the most beautiful in College Station and the residents absolutely love it.  Ponds with geese, little bridges, fishing and all kinds of fun can be had there!
Our post oaks are bare this time of year, but the scenery is still beautiful!

A&M Consolidated High School - 08:33 PM
A&M Consolidated High School was one of the top school rated for Texas Monthly.  It's a wonderful school with many opportunities available for the students.  Being in a community heavily populated by students really helps all of our schools that are in the area.  Aggies volunteer at the schools and the kids get to hear about the college experience long before they are college aged.  My high schooler has been looking forward to college since she was in grade school. 
The school has an enrollment of approximately 2,300 students, and is UIL Classified 13-5A.

We have all been there, a few hours of floor time, at first it don't seem to bad, but then as the time goes by it seems as if the clock has stopped. I was wondering what you do to pass the time. Are you one to just sit there staring at the clock or do you bring stuff to do. A business plan can be as simple or as complex as you want it. A business plan is used as a visual reminder of your goals for the year. I use my business plan as a way to monitor what I want to accomplish and what I have accomplished. For example I have an area where I write in how many listings I plan to get each month. We have all been there. Sitting on floor duty, shopping, watching TV, or driving down the road and we get that call. On the other end is a buyer who wants to know about your property. Great what do you need to know? You go through the list or questions they have and then they say "well we are sitting in front of the home now" or "we could meet you at the home we want to look at it now".
