Cocoa Beach Florida - 06:41 AM
It was suggested that my first blog be about where I live. I won't bore you with the statistics of population, square miles, ect.....Instead, I want to write about the shear beauty of where I live. We feel so lucky to wake up every day in paradise and that we can make a living here. We have raised four children here and we never fail to think of how lucky we have been. There is so much to do here......18 years here and we still think of new things to see and do. There is the beach and surfing, the rivers … (3 comments)

Rainbow Season in Big Sur - 04:55 PM
It is the rainy season on the Big Sur Coast.  So far, we haven't had nearly enough rain, less than half what is normally expected by this time of the winter.  The Monterey County Herald reports rainfall on the Big Sur Coast, from July 1, 2007 until now at 10.54 inches.  Normal expected rainfall to date should be 22.88 inches.  Several days we've had light showers with the sun breaking through every little while.  One day I saw five different rainbows, each for only a few minutes.
Over the next few weeks, I'm expecting plenty of precipitation.  I'll carry my camera with me to … (2 comments)

Welcome to Pardeeville! - 10:12 AM
People from outside of Columbia County often chuckle when I proclaim that I'm from Pardeeville.
I was born & raised in this small town just 30 minutes north of Madison, WI.  Though small (pop. approx. 2,200) it's the kind of hometown where people know their neighbors and have pride in the community.  There is a volunteer fire department and an active business association.
In Pardeeville, you don't have to look far to find recreational activities for the entire family. Just minutes away are:
Area lakes (including Park Lake and Swan Lake)
Two golf courses (a country club with an 18 hole course and a public 9 … (3 comments)

Almost everything you've been doing is wrong - 12:23 PM
My company, Data Based Ads, has been providing sophisticated ad management services to major real estate brokers throughout the US since 1987, and doing that over the Internet since 1994. We also build Internet real estate applications for major newspapers ranging from the Wall Street Journal to the Tribune Company and more.
We've learned a few things about real estate marketing in those years, and plan to share some of them with you and, in turn, learn from you.
The advent of effective search technology (Google, etc.) is transforming the way in which buyers and sellers will find their real estate agents in the coming years.
Agents who have expertise … (2 comments)

For starters, erase your face - 11:58 PM
For very many people, a real estate agent's picture is an "unwanted" poster. It scares people away. Few agents understand that.
Posting your image prominently on ads, on your blog, on your marketing flyers, on your business card - wherever - is a distraction from the message you ought to be focusing on. It says "this is all about me" to people who shudder at that thought, and quickly move on.
I know people who swear that they won't look at a property listing online if it has an agent's photo on the page!
I realize that many agents won't be swayed by any argument … (2 comments)

Attention For Sale by Owner - Is Your Buyer Qualified? 6 Forms You Will Need - 01:54 PM
Is Your Buyer Qualified?Unless the buyer who makes an offer on your home has the resources to qualify for a mortgage, you may not really have a sale. If possible, try to determine a buyer's financial status before signing the contract. Ask:1. If the buyer has been prequalified or preapproved (better) for a mortgage. Such buyers will be in a much better position to obtain a mortgage promptly. 2. Does the buyer have enough money to make a downpayment and cover closing costs? Ideally, a buyer should have 20 percent of the home's price as a downpayment and between 2 and … (0 comments)

It's great to be a buyer! - 04:10 PM
This is a great time to buy as there is a significant range of inventory and interest rates continue to remain very low.  I would be happy to help you as you continue your home search and there are many ways that I can do so.
As a RE/MAX Broker, I am outfitted with all of the tools necessary to help you find a property that will suit your needs.  With first time buyers I like to start with an education about the buying process including the importance of acquiring a mortgage pre-approval.  Experienced buyers may just want some help with … (1 comments)

Bad agents give us all a bad name, but they can give us an opportunity as well. - 07:46 PM
There are a lot of potential reasons why people have had bad experiences with agents.  A few common ones that I hear repeatedly from clients come to mind:
Inexperienced agent claiming to be a Real-estate professional and delivering an experience that matches their level of competency- Out come: Bad experience. Lazy agent. Doesn't want to put forth the time and energy to represent their client properly- Out come: Bad experience.Dishonest agent. Enough said- Out come: Bad experience. Impossible client. No matter what unfortunate agent gets them they are never satisfied.-Out come: Bad Experience. (not a whole lot of opportunity here)      While I'm still … (0 comments)

2006 New Home Sales dropped 17.3% - 11:58 PM
The Jan. 27th edition of the Oregonian had an article about the housing market. Yes the above head line is true . . . for nationwide real estate sales. New home sales fell in 2006 by the largest amount in some time, but they were actually up for a second straight month in December. Hopefully this means that the worst of the housing downturn is coming to an end. When you read the head line above, what do you think? Most stop at the head line and don't bother to read the rest of the article. Others fail to make the … (1 comments)
