I shop at Nordstroms, It's cheaper than Walmart - 08:21 AM
There are times to pinch pennies and times to spend like you have Bill Gates' bank account.
Finding a great Realtor is not something to do with the Walmart mentality. Trying to save a few thousand dollars on agent fees is like shopping for a cut-rate heart surgeon. It just doesn't make sense to me.

"Sounds" of a changing market. - 09:56 AM
Sometimes, market changes are best understood by the sights and sounds around us. On Saturday I posted my "sign post" that gave a true visual of how the market has changed. Today, I'm going to write about an occurrence that has happened to me, three times in the last two weeks. Three deals, three selling agents, three phone calls, one question. "I've changed companies can we change the name of the selling brokerage on the purchase contract to my new company?"

A weekend of Pictures - 09:09 AM
This weekend my plan is to get out and take pictures of Marysville for our website. It has been awhile since I made a neighborhood or park page and with all the recent Google updates time is primed to get back to work on the basics, content is king. The page I am focusing my efforts on is the Marysville real estate page that has been in the works for about a year and a half but I am happy that it is finally taking shape.

YouTube for Real Estate - 10:07 PM
Today was a very productive day in the office and pretty proudn of what all got accomplished. A few months back I setup a YouTube account for Marysville real estate videos with the purpose of captolizing on more forms of social media. As it so happens, Mickie and I, went on a listing appointment last Friday and we presented an in depth marketing plan that included making videos as a virtual tour.
Since YouTube was purchased by Google it is another way to gain tons of exposure for real estate agent that wish to gain more ground on the internet. So far … (14 comments)

More website visitors = more sales........... - 06:49 AM
...............and in January I believe it will equal a lot more sales.
Since the first of this year I've been noticing a pretty big change in the days my website, KnoxvilleMLS.com gets most of its traffic.
In 2006 the bulk of my visitors were coming during the week with my most heavily trafficked days being midweek mostly between the hours of 11 AM until about 3 PM or so.
This year Friday is the busiest day followed by Sunday and Monday. Wednesdays are the least visited day.

This past weekend I showed a very rural property in an adjoining county. It was in a remote location with 9 acres, a fairly new house, barn, pond, fenced and cross-fenced. The proverbial little piece of country paradise.
My buyers loved it......so much we wrote an offer. Since it was a foreclosure and the owner is a faceless bank in another state who has never even seen the property much less lived there, there was no property condition disclosure to review.

Microsoft Windows Vista and Office 2007 - 12:36 AM
With the huge promotion being undertaken by Microsoft for the launching of their new Windows Vista and Office 2007, here are links to a few of my previous blog articles in which I outlined some of the new versions and features.These new releases are a critical sales effort by Microsoft, involving it's two biggest money makers, and they are hoping it will carry them through the next couple or more years.I've been using pre-releases of both products and believe their have some good technology enhancements and benefits from improved interfaces.  However, they are not incorporating any new application, just newly redesigned 'models'.

Our 4th baby is on the way! - 03:26 AM
I think it's finally time!  Our 4th baby in 5 years is on it's way!
Here is some photos of my 3 other children.
This is crazy, they have wireless internet for everyone at the Women's Hospital.  If the last three are any indication, we are going to be here waiting for at least 25 hours of labor :(

What is wrong with banks?? - 03:35 AM
Okay.  I remember 10 years ago that cashier's checks were good as cash, and wire transfers were done immediately.  I think the bank system needs an overhaul. Every bank seems to make up their own rules, and even then they are never consistent, even within the same bank; it seems to just depend on who you get.
Here is the most recent example:  We have a cash closing on a home priced at $115k.  We were supposed to close on the 31st of this month.  Buyer have funds transferred via wire into his bank account. His plan was to then have the … (3 comments)

A great real estate forum that discussions SEO, website development for realtors, etc.  I don't know how I missed this site in the past.

Short Sale Help by Marabeth Gildersleeve - 12:44 PM
What is a short sale?  It happens when you need to sell your property and don't have enough money coming out of the proceeds of the sale to pay off your mortgage.  In that case you would have to come to the closing table with cash to pay off the mortgage.  What if you don't have the cash?  I am going to share my experiences with short sales and I  may be able to help you.

Competition in the workplace can be a good thing.........or not - 11:08 AM
Let me start out by saying that I love my job - and I have had A LOT of jobs to compare it to.  If I fail as a Realtor I have no one to blame but myself and there is where my motivation  lies.  I do not look, expect or ask for handouts in any aspect of my life.  I work hard knowing that in time it will pay off.  Hard work builds character....  you can see where I am going with this.
