Manhattan Beach 2005 Vs 2006 Home Sales - 04:41 PM
 
 Everyone loves the beach lifestyle! 
 These are sales for 2006 in Manhattan beach compared to 2005... While the volume was down and the days on market was significantly longer... overall sale prices were fairly stable.  Manhattan Beach is still one of the most expensive cities in California.

Hermosa Beach 2005 Vs 2006 Home Sales - 05:12 PM
 
Hermosa Beach is just south of Manhattan Beach.  Prices are a bit more affordable..
 Prices in Hermosa Beach are catching up with Manhattan Beach.. but there are still some great opportunities..
Sales volume was down and market time was up.. but you can still buy an ocean view town within walking distance of the beach for under $1,000,000.

Redondo Beach 2005 Vs 2006 Home Sales - 05:27 PM
Picture perfect.. this is the view along the water to the cliffs of Palos Verdes.
 Redondo is the largest and oldest of the beach cities.  At he turn of the century Redondo Beach was a resort destination for those who lived inland.   Today  Redondo is the most affordable of the local beach town in the South Bay.  Sales volume is down and the market time is longer but home prices held up well in most parts of the city.

SICK LEAVE...I urgently needed a few days off work, but I knew the Boss would not allow me to take a leave. I thought that maybe if I acted "CRAZY" then hewould tell me to take a few days off. THE BENEFIT OF NOT MOVING TO ANOTHER LENDER - 09:42 PM
Today, I enjoyed speaking to a woman that I had helped with her home financing in 1992.  Her daughter is 23 and wants to buy a home.  She told me that she remembered how easy McCue Mortgage and I had made her home buying process 15 years ago.  She said as soon as her daughter mentioned buying a house she thought of me.  What a great feeling.
Her daughter is coming in to see me on Thursday and I look forward to working with the next generation.

TICK TICK TICK...Counting the Days til Daylight Savings Time - 01:50 AM
Time is marching on as we edge closer to daylight savings time (DST). Remember - spring ahead, fall back? I love having the longer days, but the adjustment in the fall is brutal.
But didja know that DST is NEW this year?
Yep, congress approved the changes and we get 3, that's right 3, additional weeks of DST this year.
In 2007 DST will start on the second Sunday in March (instead of the beginning of April) and it will now end on the first sunday in November (instead of around Halloween).

Market Data for NOVEMBER and DECEMBER 2006 - Solana Beach, CA - 08:51 PM
Here are the summary MLS statistics for Solana Beach for the months of November and December 2006.
Most notable is the downward shift in inventory by 17% from November to December - this is not entirely unexpected due to the holiday season. Solana Beach prices, while showing a small decrease from November to December for detached homes, remain stable or continue to rise albeit slowly - there has been no overall change in the median for attached homes, however detached homes have increased by 4% since 1 year ago.

You have heard us talk about Miami Shores, Florida a bunch of times and you are still wondering what the big deal is.   Rick and I live, work and play in Miami Shores.  It is our home and we would not change it for anything.

I am quite certain the Byrds were not referring to the mid Michigan real estate market when they echoed that phrase a good many years ago but right now it fits, at least that portion of the lyric.  The Real Estate market in the Greater Lansing area is showing definite signs of reversing the downturn. 
Oh, don't get me wrong.  There is still a lot of progress to make before the market will be considered robust but I can report from personal observation that things are beginning to pop.

I pride myself being a very unjudgemental person, so when I meet someone for the first time I don't assign them an age idenity.  When I met with a young couple today I did not mentally consider any certain age for them.  It was obvious that they were young and that she was pregnut.  They were looking at a small house that I had listed and liked it immediately.  It was in their price range, did not need any work, and was located near his dads house.  It seemed like a win win situtation.  My seller needed to sell, they needed to … (3 comments)

Tuesday Morning at the Cyber-Café, Codgers Discuss “Cold Call Prospecting” (Wednesday Update) - 05:37 AM
It was a brisk +07ºF when I stepped out on my back porch this morning on my way to pick up Med and head over to the café for our usual meeting of the Codgers. What? Are you nuts? 'Almost New' Homes Better Than 'New' When Investing in Real Estate - 09:53 AM
One investing trend that has really picked up speed lately involves investing in "Almost New" homes rather than new homes.  Many out of state investors have learned that maintenance and property management can be very difficult when you are not near the property, even with a great property manager.  In addition, it is much more difficult to estimate costs and expenses on older homes because huge maintenance issues occasionally occur.

At least, that's what I'll call it to give another agent the benefit of the doubt!
Get this.  I have a listing that is scheduled to close tomorrow (it's a 20-some-odd year old house), and the buyers had their final walk-through tonight.
I get a call from the buyers' agent that there are holes in the bathtub in the master (which is downstairs), and the buyers are off to Home Depot to find out how much it's going to cost to replace it.  And they expect the sellers to cough up the money tomorrow at closing.

I'm wondering if there are any multi-lingual agents out there that would be interested in answering questions about how knowing more than one language has affected their career in real estate?
We're in an area that is really a fantastic melting pot of people from all over the world and I think that it is important to be able to help as many people as possible with the largest purchase of their lives in their native tongue.
Any thoughts on this?
