Your Invitation to Join the Ann Arbor Garden Club - 01:13 PM
The Ann Arbor Garden Club was originally organized in 1930. Club meetings are held on the 2nd Wednesday of each month (September though May) at the Matthaei Botanical Gardens at 1800 North Dixboro Road in Ann Arbor, MI 48105-9406. The club travels to interesting gardens, provides workshops, flower shows, flower arranging classes and plant exchanges. I hear they do much more for the nominal annual membership fee of only $20.00. If you are interested in joining the club, contact Treasurer Nancy Hart for more detailed information at 734-665-7072. I was able to visit and enjoy a beautiful display of flowers, some … (1 comments)

Chapman Farms at Crofton - 06:44 PM

The neighbors put on various events throughout the year like the annual Easter Egg hunt, End of the School Year Party, Pre-Superbowl Party, Holiday Lights Competition and much more!

Walk to Fight Breast Cancer in Alexandria - 07:05 PM
The month of October is Breast Cancer Awareness month.
Did you know that today the five year survival rate for women with localized breast cancer is 97%?  Back in the 1940s, only 72% of women diagnosed with breast cancer survived for five years.

In the U.S. the lifetime risk of a woman developing breast cancer is one in eight.

Breast Cancer awareness and support for breast cancer research and treatment is a cause that is near and dear to me.  My mother is a breast cancer survivor for almost 20 years now, is doing well and is very healthy.  She is also very … (4 comments)

Realtors Shrugged? - 08:56 PM
"Happiness is that state of consciousness which proceeds from the achievement of one's values."Ayn Rand, Atlas Shrugged, Part 3, Chapter 7, This is John Galt Speaking
"Government "help" to business is just as disastrous as government persecution... the only way a government can be of service to national prosperity is by keeping its hands off."  Ayn Rand

Every entrepreneur, and therefore every Realtor, should read Atlas Shrugged.  This lengthy tome by the influential but always controversial Ayn Rand celebrates its 50th anniversary this year.  If you haven't read it, I highly suggest picking up a copy and getting started -- but give yourself … (44 comments)

Ugly Exterior Paint Colors impact Property Values.... - 12:52 PM
Last night on the news there was a story about ugly painted homes in the Farmers Branch area and how homeowners are upset with some of the paint choices their neighbors have chosen for their homes...Some homeowners feel that it has an impact on their property value....
Nonconforming homes do have an impact on property values.
Some folks in that area expressed the fact that they feel it is culturally motivated attack...It's not culturally motivated.  It's not a cultural issue.....I have been in neighborhoods all over... bad taste is bad taste.
Ugly is ugly.....  If homes are nonconforming because they are painted with bold … (8 comments)

What are you telling discouraged sellers? - 12:16 PM
Michigan might have beaten some other states to the housing slowdown, so I have become someone experienced in dealing with discouraged sellers.  Its not my favorite part of my job.  I've got lots of marketing tricks and I enjoy using them for my sellers, but when you have an unbalanced market, like we do, even the best marketed homes can experience a long market period.
Yes, we have lowered prices, staged, done virtual tours, added single property sites, etc.
Still, I know there are sellers out there

Low Cost Home Insurance - 10:21 PM
Most every homeowner agrees that a reliable home insurance policy is a priority.  We present a few ways on how to obtain sufficient homeowner's insurance without spending a fortune.
1. It always pays to spend some time shopping around. The easiest way is to access the Internet and check different rates of homeowner's insurance companies.  For best results, you should compare the insurance quotes of at least three different insurance companies.
2. Some companies offer a discount of 30-45 % if you purchase a policy online.
3. One can benefit from discounts if he/she purchases a house and contents insurance policy. … (0 comments)

Housing Costs Consuming More of Paychecks - 10:32 PM
Housing costs ate up more of the monthly paycheck for millions of Americans in 2006 than the year before, despite signs of a slowdown in the housing market, according to figures made public recently by the Census Bureau.
The housing data describe the buildup of economic pressures before the recent wave of foreclosures, as lenders allowed home-buyers to borrow more money relative to their earnings and consumers borrowed or refinanced as if the market would never fall.  At the same time, incomes did not keep up with housing prices.
Nationally, half of renters and more than one third of mortgage holders spent at … (1 comments)

The Latest on the Pleasanton Area Real Estate Market - 07:39 PM
Okay, first let's get the bad news out of the way. It seems like every week we are hit with bad news about the housing market, and this week is no exception.
* The California Association of Realtors predicts home prices and sales will be lower next year. It forecasts sales of existing homes will be 9% lower. The good news: It is less than the almost 23% drop in sales this year.
* They also predict a drop in the median home price statewide of 4%, down to $553,000. The good news: The prime markets in the Bay Area are expected … (0 comments)

Is now the time to buy? Will rates go up? - 10:11 AM
There has been a lot of changes with Fed cutting rates lately. I asked our local mortgage expert Vince Daino from NortheastCommunity Lending how this will impact home buyers.  Here's whathe had to say:"Mortgage rates are moving targets.  Recently we saw rates moveto their lowest point since May of this year. This was inresponse to stock market uncertainty and mixed economic reportsfrom the government.  However, in the last week mortgage rateshave given up some of the ground that they had gained inresponse to a weak dollar as well as the Federal Reserve'saction to cut the Federal Funds and Discount rates by … (2 comments)

Make Use of That Bonus Room - 06:11 AM
When preparing your home for sale, consider EVERY SPACE that could be valuable to a potential buyer. In this home that was recently staged by ReStyled to Sell, it was more about decluttering and giving it a purpose other than storage for the kid's toys.
Now boys have their space and little girls have theirs. The chair is facing a TV center with a huge library of videos and that Dance Mat that all the children love is placed on the floor in front of the TV.
When selling your home EVERY ROOM needs a purpose and every room needs to speak … (2 comments)

Clearwater Canyon market report - 3rd quarter, 2007 - 09:56 PM
Sales activity for the third quarter of 2007 in Clearwater Canyon, a neighborhood in Henderson, NV fell back to first quarter levels. Just three homes closed in the period, compared to six in the second quarter.
Fifteen homes are currently on the market, plus two with accepted offers. That level of inventory greatly favors buyers. In order to succeed in this competitive market, sellers need to be aggressive on price, give their home maximum marketing exposure, and keep it in top showing condition. Homes in Clearwater Canyon are close to all of the wonderful amenities that living in Green Valley provides, as well as I-215, I-515 and McCarran International Airport.

Inspiration at Green Valley Ranch market report - 3rd quarter, 2007 - 10:14 PM
Home sales in Inspiration at Green Valley Ranch, a townhouse community in Henderson NV continued their downward trend in the third quarter of 2007. Only three townhouses closed, compared to six in the 2nd quarter and nine in the 1st quarter.
The resale inventory was nearly cut in half to 13 townhouses, (plus one in escrow), but that still represents about a one-year supply. In a highly competitive market like this, price and marketing exposure play key roles in whether or not sellers' homes get showing and offers. Townhouses in Inspiration at Green Valley Ranch are located near The District (a mixed-use development), the Henderson Multigenerational Center, and the Paseo Verde Library, and have quick access to the I-215 freeway.
