Barbara Lynn? - 12:42 PM
I never knew her name. Thank goodness my XM soul station shows the recording artists name along with the song title...remember this one? Lights down low, the guy doesn't need any rhythm to move just right because it all feels good just rocking back and forth. That is how I remember it...you?

QUOTE OF THE DAY # 12 - 01:49 PM
"There is a difference between him who does no misdeeds because of his own conscience and him who is kept from wrongdoing because of the presence of others."
Author Unknown.
It seem to me in this market this quote should be remembered.  Those that only seem to do what is ethical when they are being monitored bares watching all of the time.  Mistakes can be tolerated, but to make the same ones over and over again will bring a suspicious eye.
Those that do right, for rights sake are the ones that are pure of heart.  Those are the ones you want to surround … (4 comments)

QUOTE FOR THE DAY # 13 - 02:03 PM
"Help thy brother's boat across, and Lo! thine own has reached the shore."
Author Hindu.
I am so excited! Our Broker/Owner has just announced that she is going to start a mentoring program in our offices and among others she has asked me if I would like to be a mentor.  YES!!
I found out a long time ago the more we help others the more we grow and there by help ourselves.  In todays market I would love to see more mentors and less cheering about those agents that will fall by the way side.  Rememberer, the agent that is having trouble hanging … (8 comments)

How will YOU Know when YOUR Market has Turned ? - 12:25 PM
We read so many posts here on Activerain, about the market, the inventory, the lack of buyers, frustrated sellers, the economy, and the sub-prime mortgage industry, foreclosures, and the media.
There is tons of finger pointing.........the buyers signing things they didn't understand, the lenders for selling mortgages to uncredit worthy people, the appraisers for appraising houses higher than they should have, Realtors pricing too high. We have seen and read it all.
As a licensed Broker, in Ann Arbor, Michigan, we saw the market turn back in summer of 2001. Yes, I said summer of 2001, before 9-11. For example, I … (83 comments)

Upbeat about Cedar City - 05:16 AM
Hello everyone, just wanted to take a few minutes to say that I am excited to be a realtor in Cedar City,  Sure there is a lot of competition here, and the market has slowed down.  But great things are going to happen.  We were named in one retirement magazine as the best place in the USA to retire.  I forgot the magazine, and to be honest, I have been up too long to look for it.
Apart from that we have a new airport terminal.  We have a new industrial park, with several large manufacturing companies building new buildings to … (1 comments)

Real Estate Marketing Systems - 07:56 PM
As agents my wife and I are always trying to learn more and better ways to do business.  We have read a lot of books by many of the top sales trainers in the country; and we have attended a few seminars from some other top sales people.  We hold to the belief that knowledge is a good thing and can help us.
We have seen a lot of information on Craig Proctor and Craig Forte.  We have even sent away for the free "teaser" information.  Our question is; has anyone bought their systems, and are they worth the money?
Most … (4 comments)

Investment Property - 11:07 PM
Omaha, Nebraska     Contributed by David Matney with Alliance Real Estate
Buying an investment property?  When an investor makes an offer on an investment property they often have to "crunch" the numbers.  Which numbers does the investor "crunch"?  In order to ensure the numbers work you need accurate information.  Do you ask the seller?  They might underestimate in order to make the property seem more profitable than it is.
One technique is to ask for a copy of the seller "Schedule E" of their tax return for the property.  That way you can ensure you are getting "more" accurate numbers.  Most of the time, … (2 comments)

What's in a name? - 04:01 PM

I have been asked by a few Rainers, how did you come up with your company name?
Well, When I was working at a residential design firm in New York, I was inspired by what was going on around me. While the firm focused on eclectic but livable country French and English inspired rooms which I loved as well; I personally was inspired by art, design and fashion. I talked about what was going on in the art world, French style and loved to bring in tear sheets from my favorite magazines and the owner of the company who is a dear friend of mine would always make … (15 comments)

Who Is the World's Oldest Blogger? - 05:31 AM
At first, I was worried it might be me... But according to an article in the Daily Telegraph, it's 107 year old Olive Riley who resides in the Central Coast of Australia.
Olive's Blog, called the Life of Riley, is full of stories about growing up in Australia when it was still a colony and about her careers, her family and her take on past events.
By the way, they have a large number of videos with you tube links.
Since Mrs. Riley admits to being computer illiterate, a friend actually does the typing and posting for her blog.
By the way, thanks for tip … (6 comments)

Mortgage Rates Increase Because of Good News - 04:48 PM
Mortgage Rates Increase Because of Good News
las vegas mortgages - las vegas investors

We had an increase of 110,000 jobs in September figures released by the Labor Department. There was a big surprise when the August figures were readjusted to reflect an increase of 98,000 jobs vs. a decrease of 4,000 jobs. this good news has raised interest rates. To the buyers sitting out there it is very important to understand that this may be the time to purchase real estate. Further waits for price decreases could be offset by rising interest rates.

Dear Seller Are You The Highest Bidder On Your Own Home - 04:54 PM
Trick or True
Are you the Highest Bidder on Your Own Home?
One of the trickiest parts of the home buying or selling process, and most important parts; is deciding how much a home is worth.  The consumer today has access to many things that seem to give them the answer.  All those websites zelling their zestimates and other zilly zites that give their idea even if they have never worked this or that market.  All the experts come out.
Of course the best indicator is what a willing buyer is willing to pay a seller for their home in the market TODAY.  … (4 comments)

Aggressive Marketing or Right Pricing??? - 06:08 AM
Aggressive Marketing or Right Pricing.....
Both strategies are needed for the game. Every agent and Seller know that. However, in my opinion, no matter how aggressive your marketing strategy can be, no matter far your online listing capability to reach Craigslist, Yahoo, MSN Real Estate, Oodle, Trulia, etc., the ultimate answer is to correctly price the property.
Broker Bryant has taught how to correctly price the property.
This strategy becomes even more important when these words are uttered, "I needed my home sold YESTERDAY"...
Listing agents: Listen to the words. "Do you understand the words that are coming out of my mouth????" - I … (7 comments)

Follow up: Listing Agent responded to Overpriced Listing - 06:27 AM
As a follow up for my blog on Twice as Challenging as a Buyer's agent , I decided to try the be nice, please help me because I think there is some missing data strategy recently.....
Well, how did it go???
Not so well..... Let me back up. It did go well the first few communication, and it looked like the Listing Agent seem courteous and responsive. Not until the Seller (in an email mention how much he needed in order to break even on his property). The Seller purchased the property just 18 months earlier. And if you knew the Frisco, Dallas … (7 comments)

If You Died Today, Have You Done All You Want To Do? - 03:48 PM
Hugh Krone - the outstanding age Hugh Krone - the outstanding agent from Sussex County, New Jersey inspired me to write this 7:00am rambling while waiting for my 1-week old baby to get up from his feedings.....
Hugh asked, If I Died In My Sleep Today, where would I go? Hmmm.... I thought to myself and smiled. I know.
Sometime back, I thought about this question; but with a similar twist: If I died today, have I done all that I can do?
I get up every morning with a to-do list. I am a go-getter and take an active … (11 comments)
