Rhinebeck Market Report - 09:10 PM
We are now more than three quarters into 2007 and the Rhinebeck area still has a good amount of active listings.
The lowest price listing is: $37,000
The highest price listing is: $4,200,000
There are 12 accepted offers, 8 properties in contract,
25 properties were sold.
Lowest:$ 68,000
Highest:$ 2,685,000
Most of the sold properties were sold for less than the listing price.  Only one property was sold at listing price, and one above listing price.
There was one new construction that was reduced to almost half; a drop of $585,650. This is not typical, so, buyers should not expect to find bargains like this.

 I just want to you all to know that I have learned a little about inserting pics into the blog. I have even went on a search of pics, and thinking about how I might use them. My next phase will be to learn to inset market reports, links and some of the widgets that i have been playing with. I love the way some of the listings are being presented, so much more interactive and user friendly. I saw one thing yesterday on a blog called flier widget. I am not tying to offend anyone but I want help stop any more people from making a terrible mistake by getting involved in a very difficult situation. 
There is a big game that you can play out there in Real Estate land. You can either play the game hard or you can play fair. It is called house flipping. There is the major leagues and the minor leagues. You can choose your destiny if you play right. But if you play with the big boys you better be able to play at all time.

The other day, I wrote a post about a home I inspected -  It's a Dead Deal.  I was looking at it and thinking that i was proud that my report had made the buyer re-think his decision to buy the house.  Now, I must tell you, I DON'T try to influence that decision, nor do I go looking for defects in a house.

I am a heavy user of my Blackberry.  I am on it, perhaps a little too much.  I found a great little tool.  So, I thought I would share it.

Pending Sales for Homes & Condominiums - September 2007 - Northwest MLS - Washington State Real Estate - 01:30 PM
Northwest MLS real estate brokers have reported 5,748 pending sales for the month of September, 2007. Pending sales are offers from buyers that have been accepted by sellers but not closed yet. This figure was approximately 32% lower than twelve months ago. In September, 2006, the MLS reported postings of 8,499 pending sales of single family homes and condos.
