Subprime FHA? Why FHA Must Be Modernized - 03:36 PM
I am normally a huge fan of the Competitive Enterprise Institute and everything they do to support the cause of freedom in the world. John Berlau, their director of the Center for Entrepreneurship has recently published a commentary which has made its way through the major papers and is available here or here.
In the commentary, Mr. Berlau argues against expanding the scope of FHA and places FHA programs in the same basket as subprime loans by throwing out a few statistics and some anecdotal evidence from particular areas. In the end, although Mr. Berlau does highlight some important areas … (9 comments)

Brokers Babysitting Real Estate Agents - 11:53 AM
Opening a Real Estate Brokerage shouldn't mean reverting to being a Babysitter......How many times has the Broker had to intervene in Agent disagreements, those inter-office conflicts? Every Agent started with the company as an Independent Contractor,  an Assistant, or Office Help.....but did they come there to play silly games, or to work?
Some of the conflicts come from different personality types, self-esteem issues, competitiveness, lack of experience, and recently from desperation to close transactions; but regardless of the reasons for inter-office conflicts, they do exist.
So, what is the Broker to do when they get a call, "I don't want to be a … (73 comments)

Two Weeks Away From the Fed decision-where are we headed? - 06:27 PM
Hello Friends
We are two weeks away from the next Federal Open Market Committee meeting, chaired by Ben Bernanke, to determine economic policy. At this meeting, they must decide whether it makes sense to lower the Discount Rate (the rate the Feds lend to banks over-night), the Federal Funds Rate (the rate that banks lend to each other and the rate that the Prime Rate adjusts to), or both. Remember that these key indexes are short term rates and while they may make your home equity loans and credit card interest fall, they are NOT directly connected to mortgage interest rates. Financing HUD VS UBC - 01:05 PM
I received this email today and with permission am sharing our email conversation.  This is a topic as you know near and dear to my heart.  Manufactured homes, like FHA financing, scare people.  I think it is because there are to many people out there that don't know the programs and won't take the time to learn.

Is it HUD or UBC? Answer below
From: PJ Email: PJHOLMES@********* Subject: HUD VS UBC
WHO DOES THE BANK LOOK TO, TO DETERMINE WHAT CLASS THE HOME IS IN?? IS THE TAG THE ONLY DETERMINING FACTOR? MINE HAS A TAG (HUD) BUT HAS A SET OF ENGINEERED … (5 comments)

Are You A Real Estate Professional? Learn To Speak The Language! - 12:00 PM
I have learned through the years, words matter. Your tone, the way you present words and the words you choose will and can make the difference in your real estate buyers and sellers minds.
Often times these words play a key role in getting a customer where you want them. That is to buy or sell real estate. While Real Estate Professionals should be experts in their fields, sorry but you have to have some sale skills and be strong in negotiations.
You have to have good timing and you have to be a great listener. No matter how you slice … (59 comments)

Arizona Home Stagers... You're Invited to the Round Up - 11:57 PM
How can a simple phone call to set up a friendly meeting turn into an industry "summit"? Easy... just have one ActiveRain member talk to another.
Since I have been a member of ActiveRain, I have met amazing people in the real estate industry that I would not normally have met.
So next week, when I was to be in Phoenix area for business, I thought it would be nice to casually meet with an ActiveRain stager or 2 that I "know" from here... but I have never meet in person.
I happened to first called Calie Waterhouse to see if she was available, and then the next thing I … (30 comments)

Does Blogging Really Work? - 02:22 PM

Steve Volkers posted asking How many leads and closed transactions have you had from blogging.  He is curious about how many leads the rest of us are generating from our blogs, how long we have been blogging and how many deals we have signed as a result of our efforts.  I started to comment on Steve's post, but it quickly became an essay, so here it is in it's own post.

I thought this would be a great post for our newer members.

It works, it really, really works!

Realtor Continuing education....or is it snooze time? - 11:59 AM
I just finished my continuing education requirement for this year.....again. ZZZZZZZZZZZZZZZZZZZZ's
I almost had to go to emergency during this class my head hit the desk so hard when I nodded off!  Then my head slipped off my hand and I thought I broke my neck!
If only we would actually learn something.  I wouldn't mind spending the money....in fact I probably would feel happy I spent the money!
How many times can you tell me about Fair Housing?  I got it.....I got it 10 times ago!  Now I know some don't get it....that's absurd.....they got it too, they just ignore the rules and will … (39 comments)

Our listing agreements, sellers privacy rights & liability - unauthorized distribution of photos? - 06:32 PM
I have one of those questions that I'm not surehas been addressed here (or anywhere else...I can't find reference to  it anywhere.)                                                      Hypothetically....I list a home at 123 Main Street.  In the listingagreement I have the right to market the home, put it out on the Internet everywhere I can forexposure, upload interior and exterior photosof the home, etc.The home is sold, and an inspection is done.  The inspector usedby the buyers decides to take photos and share them with whateveronline community that he belongs to.   Some of these photosmay not be flattering, heck, they could even be construed as beingthe "butt of jokes" amongst … (73 comments)

Don Rapatonni - 11:48 PM
The much feared MLS, or Mafioso Lackey Shakedown. Do we work for them, or do they work for us? They sometimes seem to be shaking us down each month for protection money and if we don't pay we're blasted off the MLS site. As in the Mob, any bad move carries a steep sanction, and possibly death to your career.
Don Rapatonni seems to run the whole thing, yet he's not much on working. He's lazy, slow, and has a lot of bad days where he just doesn't feel like doing anything for the crew. Yet, once a month he manages … (41 comments)

Going Green Northwest - 10:09 PM

I was surfing the net and stopped at www.kirotv.com.  I spotted their "Going Green Northwest" tab on their website (which I had never noticed before).  This is broken into several sections, i.e. Going Green, Conservation, Green News, Resource Links, Prevention.
I went over to "Resource Links," and clicked into "Building Green," (since I am a real estate agent).  They had a link to BuildingGreen.com.  When there, you will see they have a tab titled "Green Products."  Below I have lifted the titles they have listed under that tab:

BUYERS: Eight Steps to Getting Your Finances in Order - 10:56 PM
Develop a family budget. Instead of budgeting what you'd like to spend, use receipts to create a budget for what you actually spent over the last six months. One advantage of this approach is that it factors in unexpected expenses such as car repairs, illnesses, etc., as well as predictable costs such as rent.
Reduce your debt. Generally speaking, lenders look for a total debt load of no more than 36 percent of income. Since this figure includes your mortgage, which typically ranges between 25 and 28 percent of income, you need to get the rest of installment debt-car loans, student … (0 comments)

Excess Bed Baggage Before Your Big Move? - 11:35 PM

San Francisco-based BedBusters is focusing on a specific element of household garbage: mattresses. For about $100, the company will haul away a two-piece full-sized mattress set. Extra charges apply if the haulers must climb more than 18 stair steps, and removing bigger mattresses costs more. Riding the eco wave, the mattress disposal service has incorporated an important green element. Once the mattress is carted away, it's taken to a recycling centre where a machine grinds the mattress back into its basic elements of steel, wood and foam, all of which can be reused.
By contrast, many mattresses are simply taken to landfills … (0 comments)

A Home- Life's Biggest Common Denominator - 11:28 PM
As I was having a conversation with a fellow agent this morning, I was thinking about my girls (wife, daughter, daughter and daughter on the way). This fellow agent and I were discussing the local market and when we think things will turn around. Overall, we both thought about how the national media affects local real estate, specifically Northern Colorado. The media is all about the bad news and throws all markets into 'the market'. I can assure you that 'our market' is a good buy, right now! Why? The cliche's can run amuck here but here goes.......

If you happen to be at the Fort Myers Holiday Inn this Sat & Sun, Oct 20,21 you might wonder why there are 250-300 racing sailboats on the Gulf of Mexico.  The answer would be that sailboat racers from 8-18 and representing Florida and severtal northern states converge on Fort Myers Beach for the annual  Junior Olympic Ssailing Regatta.  This will be the 3rd straight year gor the event to be held at the Holiday Inn on Fort Myers Beach.  Sailors and support crews find it it a perfect fit.  Several classes and age ranges will be competing for medals and … (0 comments)

Carbon Neutrality? Ha! - 08:16 AM
Reprinted From My Column On http://www.crazypinoy.com
The Drama For October, 2007 Category: Life
This whole Carbon Neutrality thing is a crock. I can't stand it. The media is going to tell me that all I have to do is offset the use of the SUV by planting a tree once a year or make a donation somewhere?  Puleeeez. This is a Touchy Feely  method of obscuring some very scary facts about  how the worst specie on the planet is destroying itself.

WordPress Text Widgets: Oh, Now I Know Why WP.ORG Is Preferred - 05:35 AM
Oh.  I get it.   So, this is why folks prefer to use WordPress.org and self-host their WordPress blogs.  With a few exceptions, Wordpress.com doesn't allow third party flash or javascript widgets  (such as VFlyer or BlogRush) in the sidebars.
I'm a spoiled TypePad Pro user.  I'm used to plugging in any ol' widget, anywhere.  In fact we can pretty much plug in any ol' widget here on Active Rain, too.
But, for the record, here is how to add simple text and images widgets in a WordPress.com blog:
Sign in to your WordPress.com account.  Click the Presentation tab, then the Widgets tab.

Hi folks. I'm writing this post today to bring you guys a dose of "feel good about your market" stuff. So if you are feeling down and your market is beating you up, sit back, relax and have yourself a little read. It will make you feel better I'm sure. Unless of course you are one of my Sellers. In that case....sorry...but it is what it is.
Our local major paper, the Orlando Sentinel, has been running a series on foreclosures and how they affect the market in Central Fl. There's a link below to the article that ran this past Monday. … (33 comments)

20 Point Marketing Plan To Get Your House Sold - 07:08 PM
Selling a home in today's challenging real estate market requires more than just a sign in the yard and an ad in the newspaper. Sure, you may be able to sell a house that way but you won't get the highest possible price and you could waste a lot of time.
A technology-based marketing approach is needed to expose the home to the maximum number of qualified buyers. And, since over 85% of all qualified buyers work with a real estate agent, the property must also be marketed to brokers and agents.
Below are the 20 points of my marketing plan. I am so confident the seller will be … (0 comments)

A Bright Spot in my Day - 06:41 PM
I had the pleasure of talking to Margaret Rome from Coldwell Banker in Baltimore this evening. Sometimes you meet a person and feel like you have known them forever. Margaret is such a person. She gives freely of her time and knowlege to whomever needs it or asks for it. How special!
The market is changing in most parts of the U.S. and it helps to have someone to talk to about how to make your business better and overcome the negativity that is growing everywhere. Margaret is a bright spot in my life and I apprecate her inspiration. Thanks Margaret.

Alzheimer’s Promising Research - 08:04 PM
According to the Fall 2007 issue of the Healthcare Journal of Northern California, UC Davis will receive more than $21 million from the National Institute of Health (NIH) to find treatments that may reverse the common cause of dementia in Alzheimer patients.  The five-year grant is the largest funding award in history to focus on the fragile X-associated tremor/ataxia syndrome or FXTAS.  With the grant, UC Davis is hoping to find an effective treatment to reduce or eliminate the debilitating tremors, balance problems, and dementia associated with fragile X.  As many of us get older, getting a handle on the other … (0 comments)

Improvement In Mortgage Market Bodes Well For 2008 Housing - 04:26 PM
Conditions in the mortgage market are improving for consumers, which should help to release some pent-up demand in early 2008, according to the latest forecast by the National Association of Realtors®.Lawrence Yun, NAR senior economist, notes that widening credit availability will help turn around home sales. "Conforming loans are abundantly available at historically favorable mortgage rates. Pricing has steadily improved on jumbo mortgages since the August credit crunch, and FHA loans are replacing subprime mortgages," he said.Read the full article here, and remember that the Ludlow VT real estate market is always changing from month to month and neighborhood to neighborhood. … (0 comments)
