Active Rain Settings & SEO Benefits - Very Powerful - 02:23 AM
Did you know that you are missing out on some SEO opportunities in your Active Rain Profile and Settings?   Yesterday, I did a post regarding  "How To Use Your "My Settings" Page"  I received many comments and quite a few questions.  The "My Settings" link in Active Rain clearly has some great value and benefits to you and your Blog.  There is one particular question that came up by Roswell Ga Real Estate - Nancy Rivera who runs RoswellGaRealtor.GeorgiaMLS.com about an area on the "My Settings" page.
She asked,"Brad - I have a question about #3, if you don't mind.  I used … (231 comments)

Dog Versus Man -- Institutional Knowledge, Brokerages, and How We Share - 06:52 PM
People and dogs are different in "oh so many ways" but there are still things we can learn from the so-called lesser creatures.  I really started to think about this after listening to Steve Morris talk about the rationale for creating Exit Realty.  Mr. Morris positioned that people inevitably need to be convinced first of their own self-interest before deciding to take an action that benefits the group.  Once convinced, of course, they would invariably act in that common self-interest-- but not until.  Because self-interest was the overriding concern, knowledge often was withheld by those with it from those that could most certainly gain from it-- because … (22 comments)

Does Zillow Have A Bad Rap With Homeowners? - 12:38 PM
I often get people that ask me questions about Zillow through my profile.  I try to answer each one, so keep them coming!  They give me good fodder for blog posts!  But it is also interesting to hear what is going through your minds with regards to Zillow.
I was recently asked the following question from Carl Martens:
Zillow really hit the market strong by providing a site where homeowners could find out what their home was worth, however once the data was determined to be inaccurate Zillow caught a bad rep...what has Zillow done to correct this and/or regain the trust of consumers?
To answer his … (57 comments)

Network, Learn, and See the Stars: Real Estate Conventions - 10:59 PM
Gathering together with hundreds or thousands of other real estate professionals, donning a name badge, gulping down some morning coffee, and carrying around stacks of business cards becomes a way of life when you start attending real estate conventions.

Conventions can be company-wide, local, regional, or national.  Real estate conventions are sponsored by local associations, large franchises, designation organizations, the National Association of Realtors, and other real estate related organizations.

How to Avoid Buying a Real Estate Lemon. - 06:09 PM

The interesting thing about lemons is that they're pretty to look at.  They also smell really good.  That's one reason why they're used as the enticing scent in a lot of cleaners. The smell of lemons makes you think clean.
Well, if you're purchasing a brand new appliance, a new car or a new home...you should also be tuned into the "smell of lemons."  Except that in this case...it's best to avoid them.  Because purchasing a real estate lemon can be a very very expensive and heart wrenching money pit.
First of all...let's be clear on this one thing. There's no such … (40 comments)

Dirty Little Insurance Secret - The Squeaky Wheel Gets The Fair Settlement - 12:18 PM
With the Southern California fires blazing all around me, I thought it might be a good time to talk about Private Insurance Consultants.  Big insurance companies have a dirty little secret.  They systematically deny claims over and over in order to reduce their payout.  It's the squeaky wheel that gets the fair settlement.
I learned this lesson the hard way.
Several years ago a pipe burst under my kitchen floor.  The water came up from under the floor and damaged many of my cabinets and the wood floors.  I submitted a claim to my Insurance Company and they tried to pay me a few thousand … (31 comments)

The Active Rain Passage to Mystery - 02:33 AM
During the past few months I wondered where my Active Rain participation would lead me. I knew that it has helped tremendously with placement in google. I have reaped the rewards of gaining so much more knowledge in the Real Estate Industry and being able to bond with some of my peers. (These are the ones I would refer business to should there be an option for their area)
Among all the reasons for this grand Mystery of Active Rain and blogging I received the most profound one of all this morning. Through crisis we find out who we really have bonded with.

Any success with Postcards? - 02:24 AM
For the past 3 years I have been sending out postcards every month to my farm area and previous clients.  About 500 homes.  At first I sent out informational post cards from a printing company.  I've done Recipe Cards, Buyer and seller information, and a few other ideas.  I send them out every month and then sometimes in between I did a newsletter, magnets or something along those lines.  After 1.5 years of that and spending a fortune on it I decided to try some new ways.  I began making my own recipe post cards (Actually from my own recipe collection) on … (62 comments)

Solar Energy System Incentives Program.Does Your State Rebate? Florida Does! - 06:03 AM
In the 80's  my ex-husband and I were the first on the  block to get Solar Heating. It wasn't something that we set out to do but owning a home was costly to us. With our limited income, we had to find ways to cut back.
Our sons were 3 and 5 when we purchased the system. People thought we were nuts and that was the worst way to blow close to $5,000.
As a matter of fact, our families weren't impressed.
I used to laugh....To some we were "HIPPIES!"
We just thought we were frugal.
It was not easy to afford, that's why we … (22 comments)

Amazon.com Visits Daytona Beach Real Estate Office! Yipee It's Here! - 03:45 PM
Now I have to admit I am a lucky person.  Could it be the way I look at life?  Could be...if I buy a scratch off ticket often times I win another ticket, hmmm...
I love challenges...yes...contest challenges.  Contests based on your skills!
Amazon.com showed up at my office today!  Ok, not physically but via The United State Postal Service.  As I opened the package, I wasn't sure what it was but I knew it was going to be something good.
I couldn't get the package opened fast enough and there it was.  Yipee, it's here!
If you remember it wasn't long ago where members were challenged in their … (7 comments)

Getting THAT parking spot! - 07:23 AM
Have you ever wondered why the one parking spot you seek is already filled when you get there? How you never manage to actually get THAT spot no matter how many times you travel to the same place? Well I used to wonder about that too, but then I saw a movie and believe it or not, parking is now never a problem.
There is a part of the movie "The Secret" where there is an interview with someone all about parking. You see this guy visualizes the parking spot he want and magically when he gets to where he is going, … (17 comments)

The magic roundabout - 03:43 PM
So they are at it again in Tallahassee! The House has passed a motion on property tax by a large margin and the Senate votes on it on Thursday. Currently there are indications that it will not pass. And even if it does, once again, confusion reigns supreme!
I would love to tell you what it all means, but I can't. I can paste a part of the summary in for you:
The Bottom Line
The SJR amendment eliminates the "lock-in effect" of Save Our Homes by allowing statewide portability for a period of two years after leaving the former homestead. It accelerates … (0 comments)

Foreclosure help may be on the way, or will it? - 02:24 AM
The Nevada legislature has finally decided to become concerned about the rising rate of foreclosures. Its not surprising that State republicans are against doing anything. State Senator Warren Hardy, (R) Las Vegas, said, "What obligation does the legislature have to step in and protect them? It's just investors like Wall Street." Apparently Senator Hardy is severly out of touch. He thinks that it mostly investors losing their shirts with foreclosure. I wonder how many of his constituents are in foreclosure? Unfortunately, the interim solution seems to be a bust. At a cost of $400,000 per year, the legislature is proposing to … (9 comments)

Personal Best: My Six Pack - 06:19 AM
Oh now I get it.  A Six Pack is supposed to contain my favorites chosen from MY OWN blog posts.  Why didn't someone spell that out for me IN CAPITAL LETTERS? I can be a little slow sometimes.
Choosing six favorites from my own stuff isn't too hard:
Photoshop Elements: The Text Tool
Occam's Razor And The Troublesome Trash Can
Photoshopping Paparazzi Style
Photoshop Elements: Beyond The Lasso
Photoshop: 1st Grade Primer On Layers
And these three Photography posts, kind of all flow together .... and I've added them here not because my writing is all that great, but because I think the subject matter … (6 comments)

Active Rain Blog Search - 07:07 AM
I learned something on Brad Anderson's blog here:  Active Rain Settings & SEO Benefits - Very Powerful  -- something about finding stuff here on Active Rain.
Usually, when I want to search for information here on AR, I go to the bloghome page, and click search, like this:

Which gives me a simple search box , like below.  I often grumbled about the absence of any "advanced" search features:
After reading Brad Anderson's post I learned there is, in fact, an "advanced" search tool.   It looks like this (below)  and it is found ONLY by going to this URL http://activerain.com/blogs
Note to Active Rain designers:  Why … (10 comments)

Pets and Condominiums - 09:09 AM

We all Love our Pets but Sometimes Condo Developments Don't
Pets and Condominium Projects don't always go together so let your Realtor know if you have pets when looking to buy a condo, townhome or a home in any type of Planned Unit Development.
We all love our pets and I see people make major sacrifices for their pets.  Condominium Projects and Planned Unit Developments have Rules and Regulations with regards to pet policies.  Some allow them and some simply don't allow them at all. Those that allow them usually do have certain restrictions which may be the number of pets, the size of … (6 comments)

My politically incorrect blog post - 06:54 AM
Sweet Sarah did a blog post yesterday about hugging. In my comments I warned her not to let her kids try that in school because they could be sent home for sexual harassment. Unfortunately, in this world of political correctness, hugging can be a bad thing and there are too many stories in the newspapers of political correctness run amok. Shortly after I left a hug on her post (seemed safe enough) I found this video. I wanted to share it in the worst way but worried how it may be taken. But then I remembered who I am... I don't … (38 comments)

Incorporating Instant Messaging Into Your Website - 01:18 PM
I am trying to update my website a bit with some new features and was wondering if anyone has been successful at incorporating an Instant Messaging Feature into the Point2Agent website.  Many of the Instant Messaging requires Server access and with the Point2Agent website we don't currently have that ability.  Any suggestions or thoughts would be extremely helpful.  I would love it if a client could go to my website and have a conversation with me immediately.  … (4 comments)
