REALTORS® Giving Vender Referrals - 04:43 PM
This topic comes up regularly.  How do you decide on venders like home inspectors or loan officers to give your clients?
The most common school of thought among agents I have spoken to over the last few years is to give a list to your clients.  I have such a list and freely share it with clients.  In a recent regional meeting of the Honolulu Board of REALTORS®, the attorney for our Board said that giving a list may not minimize your exposure to potential future law suits.  He said that whether you refer one or ten names to your client, if … (83 comments)

DISINTERMEDIATION IN THE REAL ESTATE INDUSTRY. BE CAREFUL WHAT YOU ASK FOR - 05:33 PM
WHAT IS THE FUTURE OF THE REAL ESTATE BROKERAGE MODEL, Agent Centric or Information Centric?                                                                               H A R D  C O R E   R E A L   E S T A T E   T A L K   -  PART III recently wrote about the similarities between the decline of the airline industry and the efforts of the government to do the same thing to the real estate industry by forcing us, through government intervention, to change our real estate brokerages from "Agent Centric" models to "Information Centric" models.  The comments to that post have my mind swirling with additional thoughts about … (83 comments)

I Did A Bad Thing Today - 06:33 PM
This morning, my husband Michael and I had breakfast at one of the local greasy spoons. At the booth next to ours, there were two teenagers. I was facing them, my husband had his back to them.
The one that was facing me wore very dark, but sporty, sunglasses the entire time he ate. Like typical teenagers, there was a lot of joking and carrying on while they ate breakfast.
Anyway, not that I consider myself a bastion of etiquette-- I found it rather rude that this "kid" would sit in a restaurant and eat with his sunglasses on.
Was he … (116 comments)

A Mass Exodus From the Mortgage Business - 11:43 AM
We had heard the rumors. Their loan officers were knocking on our door, and in meetings with our owners. But today it became official: our biggest competitor is out of business. You might think it would be cause to jump for joy, but no. It is sad. It is scary. The mortgage crisis is costing people jobs in a big way, and now it is way too close to home.
You see, our biggest competitor used to be us. Several years ago, our company broke off from their company, with our owners inviting the chosen ones to go with them. Most of those within our … (49 comments)

Memoirs Of A Big, Fat Liar - 11:41 AM
Lightning In A Bottle
Actually, a bunch of big fat liars. I'll include myself in the group for this exercise (as an embedded observer, of course) although I can state here comfortably--eyeball to eyeball, without flinching and safely nested behind the double locked doors of my home office library--that my truthfulness in business dealings consistently falls within the soupy gray boundries of acceptable sales chatter. In other words, I try not to exaggerate or overblow my Real Estate accomplishments when things fall nicely into my lap nor do I whine and moan (or shriek like a little girl...anymore) at the first sign … (33 comments)

My point proven!!! - 12:11 AM
In one of my earlier post (The Big Secret to Success in Real Estate is only Two Words...) I wrote about how important Honesty and Pricing were in your business.  Today I proved my point and wanted to share the experience with all you rainers...
Ok I had some Developers contact me some time ago about buying several lots I had in Southwood a subdivision I have listed.  They were thinking of building a few spec homes in that neighborhood while they waited for the Beach Market to stabilize...The smartest thing I have heard from them to date....
So I give them a CMA … (47 comments)

Digital Brand Management - Your Online Reputation Is At Stake! - 12:26 AM
We've all witnessed it happen before and you've probably heard the horror stories about it. A company/organization makes a mistake or a terrible rumor begins and consumers hit the social media. Next bloggers and forum participants begin to slam the company's services/products or even worse their REPUTATION! In the blogshere, news, especially bad news, travels at hyper-speed to a wider audience than ever before. Think it only happens to the big boys, think again. What strategy do you have in place to handle this type of attack? Real, perceived or untrue, events can happen that set in motion a cataclysmic event that requires you have a plan and … (31 comments)

Stated Income Borrowers Watch Out For The………… 4506 - 12:57 AM
Stated Income Loan Programs are very popular Loan Program for Self Employed and Commission Income Borrowers.  However, with all the change that have occurred in the Lending Industry, these loans have become more difficult to do.  So you may ask, if these loans are more difficult to do these day, why am I doing a post about them?  The answer is simple, it is to give a warning to anyone who took out one of these loans, and finds themselves in default today.  But main reason for this Post is to advise those who might take out one of these loans … (131 comments)

Wow!! Mortgage Lenders Are Really getting Tough!! - 03:14 PM

Here take my First Born while your at it...... Just Kidding!!
Well I had my Principle Broker call me today, and ask me to fill out, A long detailed Resume on myself, and my past work and Achievements. I of course wanted to know what this was all about, and she said that she was Signing up with IndyMac Bank, and they wanted Full Resumes on all of the Brokers who would do business through them. I can't say I disagree with this, but it is a First for me, and I was just amazed! Looks like all of the Newbie Mortgage … (78 comments)

Cocked and Loaded: I'm Not Missing A Thing! - 06:40 PM
Well, it "hit" me (right between the eyes) this week...  My little man's not so little anymore.  NOPE!
Just this past Sunday, we attended the Open House at the Academy...  That's right, next year is high school!  Am I really that old?  YEP!
Thank God we still have a little bit of "Mommy and me" time...he still lets me snuggle when I tuck him in at night (shhh...don't let him know I shared that!).
Yeah, the high school open house sure was a kick in the teeth...  But, hey, during last night's "tuck-in" my child, my son, my little man shot the last arrow … (59 comments)

Your Blog Post may not Suck.. It's just the time of Day !! - 12:40 AM
Ever pushed the "Post" button on a Blog thinking it would for-sure get featured, only to watch it rapidly get pushed down, down, down on the list, comment-less into oblivion? Well I have, and I think I might know why.
Of course, after watching that post crash and burn, the first thing one might ask him or her self, is well... did it suck?   And unfortunately, in most cases, yep, that's more than likely what's going on there.  Bad posts with no redeeming qualities aren't likely to hit the "Featured" list, BUT hold on now; there might be another explanation.

Major California Wildfire Declared Arson - 10:18 PM

Fox News has a story tonight entitled "Officials: Major California Wildfire Declared Arson."  It says:
SAN DIEGO - A major wildfire that has scorched thousands of acres and destroyed hundreds of homes in Southern California has been declared an arson, according to Orange County law enforcement and FBI officials said on Wednesday.
Officials said that there is a $70,000 reward for information leading to an arrest for those responsible for the Santiago fire in the rugged eastern part of the county.
I was reading the California Conference of Arson Investigators website about arson.  They say:
Each year more than 500,000 fires of all types are … (3 comments)

Websites for those NOT in the know... Images - 08:50 AM
In this article we'll be looking at how images can enhance a webpage and remain within the look and feel of a website.
Whether it be pictures of homes for sale, local events or local pictures of the areas serviced, images enhance a customers web experience and add appeal to subject matter.
Too many or the wrong type of images may detract from the text of a given subject. Example: A webpage with a subject or write up of Local events would not be enhanced with pictures or advertising of Real Estate For Sale.
Rsources for Images
Obtaining images for a website is relatively easy.  If you will be … (2 comments)

Websites for those NOT in the know... Features - 10:22 AM
In this article, we'll be focusing on features you should look for when creating a new website.

There are basically two types of websites:
CustomTemplateA custom website is developed specifically for an individual or company.  The process of developing a custom website includes: Hiring a company for the development, meeting with the developers to design the website look and feel and designing the features of the website.  … (3 comments)

Internet Lead Generation - 09:32 AM
I'm attending an internet lead generation class today in Tacoma.  The class is instructed by a fellow named Jack Miller and comes highly recommended by some of my fellow Keller Williams Realty agents.  Reading some of the course outline it looks like a pretty basic course for agents that are just starting out on the web.  I wouldn't consider myself as "new" to the internet or prospecting online, but I'm hoping to pick up some great tips today!
The course is supposed to be designed with input from real world agents successfully working on the net.  Active Rain is full of successful tech … (5 comments)

Three Strikes and You're OUT - Nashua Pride is Back ! - 11:49 PM

Three Strikes and you're out -- Well, almost

I can't imagine Nashua, New Hampshire without its independent baseball team -- The Nashua Pride.
For several months, it looked like The Pride would not remain in Nashua.   Just over a month ago, I was sitting with owner,John Stabile, at a Nashua Chamber of Commerce event and things looked grim!  In spite of this uncertainly, last month the Pride won the Can-Am League championship!

Today The Telegraph announced that the Nashua Pride will be back!
Please support the Nashua Pride ~  buy season tickets!  It is a great family-friendly experience and a wonderful asset for … (10 comments)

Building Business Through or Buzz or Belly Laughs (or Both)? - 12:42 AM

Whether this billboard earns business by making someone laugh or snags a bit of buzz by pissing people off, it was a stroke of genius by whomever designed it. I would love to throw out some link love to the website that is advertised on the billboard, but alas, the website only goes to a placeholder. Not such a genius move...
Thanks to the Best Article Every Day blog for uncovering this billboard and 12 others that were quite worth a look.

Free international listing site... - 10:23 AM
As I was listening to one of the financial networks a story on the weakening U.S. dollar caught my attention.  It seems that European currency is so much stronger now than our dollar that it only takes approx .77 cents to equal one U.S. dollar.  The Canadian was approx %1.60 to each U.S. dollar and is now about " even" !  All of this means that our housing market is much more attractive to foreign buyers/investors.  I did a little research and found the following FREE website for international exposure. Here it is: http://www.homesonsale.co.uk/  Hope this free site helps someone sell … (5 comments)

September Sales of Existing US Homes Fell 8 percent - 01:35 PM
Interim Real Estate Report (National News Oct 24, 2007)
OCTOBER 24, 2007 INTERIM REAL ESTATE UPDATE (NATIONAL):It was announced on Oct 24, 2007 that, according to the National Association of Realtors, (NAR), sales of existing US homes fell eight percent in September. This was a higher than expected drop. As stated in my own blog: Florida Blogmentary, I believe this national drop in sales can also be tied to the recent "sub-prime mortgage meltdown." My personal opinion is that the market should "digest" this downturn in sales in the short term. (More on this later). So, what is a seller to do? … (0 comments)

A. House, in Poinciana FL, tells his story! - 03:05 PM
Hi humans. My name is A. House and I'm five years old. I know that doesn't sound old to you but for A. House in Poinciana Fl that's pretty old. Some nice folks gave birth to me back in January of 2002. They liked me a lot. They made me look real purdy too. I was dressed up in bright red carpet and my skin inside and out was bright pink. I guess they figured since my street name was Flamingo they would make me look like a bird. I didn't mind too much since they took excellent care of me.

September Statatistics for the Austin Real Estate Market - 03:06 PM

While Austin seemed to escape most of the slowdown that affected other parts of the country over the last year Austin is feeling the changes in the credit markets. The amount of sales in September 2007 was 1824 or falling 22 percent from the sales in 2006 of 2341. The amount of inventory also increased 22 percent. On one hand the amount of inventory last year was incredibly slow but its still a sign we would rather not see.
It looks like East Austin is seeing larger inventory increases than most areas. If we break out the increases in … (0 comments)

Mobile Technology to Change How We Communicate Real Estate - 11:09 AM
By DeeinAustin
I'm old enough to remember when computers first hit the consumer shelves. Personal computers revolutionized the way the business world worked and the way human beings communicate with each other. Then came cell phones, video chat and conferencing, and broadband internet, which further connected far ends of the continent.
I believe we're in another revolutionary time, where mobile technology applications will put our communication in warp speed (Star Trek term, for readers Generation Y and younger).
WHY MOBILE TECHNOLOGIES WILL CHANGE REAL ESTATEI did an interview with Glen at Inman News last week to discuss the use of … (4 comments)
