Bellingham's Green Power Efforts Pay Off - 01:50 PM
Mayor Tim Douglas and Puget Sound Energy Vice President of Energy Cal Shirley will dedicate a new Solar Power Demonstration Project Thursday, Oct 25, at Maritime Heritage Park's Environmental Learning Center. It will includes an interactive kiosk and real-time display of the power the project generates. Puget Sound Energy awarded  the system to the city in recognition of Bellingham's having been named the nation's most successful Green Power Community by the U.S. Environmental Protection Agency. PSE has also awarded the city a $20,000 grant to install another renewable energy facility.
The installation of the twelve solar panels completes the transformation of the … (2 comments)

The Inspection - A True Real Estate Story for Halloween. - 02:36 PM

It started off as a normal real estate investment opportunity.  It was a commercial property in the country. It was along a main highway in eastern Ontario with a couple of acres of land.  Additionally there was a rather old farm house that came with the property that dated from the time the property was originally settled.
We were informed of the opportunity by an alert real estate agent with whom we had occasional dealings.  The agent had an exclusive listing on the property that had been originally sold to another investor.  The other investor had done all of the … (3 comments)

Bank Addendum Requests - 02:46 PM
Good Afternoon Everyone,
Here is a question for all of you REO agents out there:
When an agent asks for the bank addendums to write an offer on your listing, do you send anything with the addendums such as a checklist of the items needed or a letter explaining that they need to read the addendums over to their buyers? I want to make this process easier for other agents when they are going over the documents with their clients, and so that I recieve all the paperwork needed to accompany the offer. Any suggestions? Or does anyone put forms in like this … (2 comments)

Google Declares Jihad On Blog Link Farms - 01:01 PM
There's been quite a noise in the SEM community after the last 2 Google Toolbar updates with its PageRank. The current speculation is that Google penalizes blogs with -2PR for selling links. Well, this news would probably be not big of a news if among the penalized weren't well established and authoritative blogs like www.washingtonpost.com,  www.forbs.com, www.problogger.net, www.searchengineguide.com, www.copyblogger.com, www.seroundtable.com...
Here is the larger list that Barry Schwartz at www.searchengineland.com put together:

Why you want to use the MMA strategy and NEVER pay off your mortgage..... - 02:38 AM
Hopefully some of you read my headline carefully.  Let me repeat it once again, "why you want to use the mortgage merge account strategy and NEVER pay off your mortgage".  So what if the MMA?  It's actually a program or software that was developed to accelerate the payoff of an amortized mortgage loan.  Currently their are several companies nationwide that sell this product as software and distribute it through multi-level marketing or through direct agents.  The software usually cost's anywhere from $2000-3500 dollars, and often one needs to acquire a HELOC, or what most call a home equity line of credit.  … (2 comments)

Raleigh NC Real Estate Market Conditions - 01:38 PM
Each fall the Regional Regional Association of Realtors puts on a Market Trends Seminar hosted by several area gurus that keep track of the overall real estate market.  I spent my morning at this seminar in Cary making sure that what I'm seeing in the market is the same thing that is being seen in the rest of the Triangle area.
In speaking with Bob Stewart, of Activerain, earlier this week we discussed the importance of reporting the numbers.  However, even more important, is providing interpretation of the numbers for anyone trying to decipher what is going on in the market. … (2 comments)

Fantasy Real Estate Coming Soon - 02:01 PM
Now I've heard it all!  Relius is a soon-to-be realeased virtual real estate game coming to the internet soon.  As if we don't have enough time in the day to handle clients, blogging, taking photos, handling inspections, and getting to the closing table.  Now, we can "pretend" that we are in the middle of a real estate transaction.  I must admit, it does peak my curiousity.
The Realius blog, a repository for other interesting information about National Real Estate with links to many other games, can be found here.  If interested, you can sign up to be notified when Realius' game is released.

The Raleigh Jaycees Haunted House is consistently voted the Best in the Triangle every year.

10-24... Code Word for Adventure! - 07:50 AM
Today marks a special memory in my life, one that always makes me smile.  "10-24" was the code word for skipping school, in my high school days, because October 24 was the first time I ever did anything like that.
I went to a Catholic Girls High School outside Washington, D.C., where there was serious accountability and discipline by black-robed, halo-wearing nuns with rulers in their deep pockets (for slapping students on the knuckles or head, if they got out of line).  It would be fair to say that I was one of those good little girls who always toed the line and … (23 comments)

Ritz Carlton in Pasadena sold for $170 Million - 06:59 PM

Ritz Carlton has been a landmark in Pasadena since 1904.  It overlooks San Marino and is set on 23 acres of the most beautiful, lush grounds.  It has 392 rooms and a wonderful spa.  My family and I have been to many Sunday brunches to celebrate special occasions.
So... it's with a sad heart that I read today that Ritz Carlton sold for $170 million.  It was purchased in 1994 for $42.5 million by LACERA (Los Angeles County Retirement Association.) The Hong Kong company, Great Eagle, currently owns a chain of luxury hotels in Australia, New Zealand, London, Boston and Hong Kong.  The … (23 comments)

Subprime Lenders Countrywide - 09:01 AM
OK, I know I blogged earlier this summer about the sub-prime lenders helping out with the foreclosures. I stated that the mortgage companies needed to leave the interest rate alone on these loans that after 2 years could go up 2 points and leave them at the interest rate that they were initially taken out on.
Well, yesterday I read a couple of articles that Countrywide is stepping up to the bat and helping out. It is not exactly what I had in mind but hopefully will help us out.
Countrywide is going to help these people refinance so they can get the … (2 comments)

Raleigh NC Homes with Wells - 09:23 AM
I was reading a report about homes that water is provided via wells.
It is not so shocking to hear that well companies are drilling into the wee hours of the mornings trying to find a new spot where the old well has failed. Yes, this is correct. The well drilling companies are working overtime in helping individuals out with their well water. Home Owners are running low or out of well water these days. Well companies are putting in over time trying to dig deeper trying to fine a new vain of water for these home owners.
The home owners that are … (3 comments)

I'm dropping names today!  My Son-in-Law, Bill Pannell of Cheyenne, Wyoming is one of this year's recipients of the Future Farmers of America Honorary American Degree.  This is the highest honor that can be awarded someone who has been active and supportive and meets the other nomination qualifications.

Stated Income Borrowers Watch Out For The………… 4506 - 12:57 AM
Stated Income Loan Programs are very popular Loan Program for Self Employed and Commission Income Borrowers.  However, with all the change that have occurred in the Lending Industry, these loans have become more difficult to do.  So you may ask, if these loans are more difficult to do these day, why am I doing a post about them?  The answer is simple, it is to give a warning to anyone who took out one of these loans, and finds themselves in default today.  But main reason for this Post is to advise those who might take out one of these loans … (131 comments)

Drawer Full of Florida Keys - 06:50 AM
What do you do when a listing expires and you have a key to a home?
First, in the land of absentee owners (here) this happens a lot.  Several weeks ago I picked up a lock box.  The owner wasn't willing to competitively price his home and I don't specialize in overpriced homes. Referral, anyone?
Well, yesterday, the tenant called and asked for the key back after noticing that the lock box was gone.
He said: It just wasn't safe having a key to the home he lived in "floating" around out there.  (I guess I'm secretly dangerous AND wreckless - Boo!)  After searching for it … (32 comments)

Who Will Save The Love Letters of the 21st Century? - 04:32 PM
When is the last time you've gotten good info in the snail mail?  Something that left a mark - good mark, a bad mark or a schmack-you-up-side-the-head mark on how to improve your life, career or family?  I'm sure the majority of your  info influx is from the web, blogs or your own Internet search.
Baby, we've gone digital with the film and Internet with the letters.  I'm not saying that it's right or condoning that we, the people walking on two feet, should only blog - I'm just saying it's here.  It's staying, you might be in denial, but blogs, email … (37 comments)

Member Tips for the Day-comments - 08:44 AM
When you comment on a blog that you found from a referring blog, mention the referrer in your comment. Aren't you curious about how some members find a specific blog of yours?
Also, it might be nice to mention if you found the blog you are commenting on from a: AR search, A web search, or a category such as new blogs, featured blogs, etc.
I find many super blogs in the process of reciprocity. (A member comments on my blog, I in turn visit their profile and blogs to understand more about that person and to leave a comment … (11 comments)
