Department of Justice - 10:32 AM
Does it irk anyone else that the Department of Justice has decided to use our tax dollars (yours and mine) to publish a website encouraging the consumer to use discount and limited service brokerages?  Give me a break! 
I am all for competition and fair trade.  If you can market a home for less money than I can, and you can be successful, God Bless you!  That's just business.  However, I am NOT interested in doing all of the marketing, servicing and negotiating on a property, and having some bozo in another state tell me that I owe him or her half … (6 comments)

There really are two types of bloggers.  There are those who report on what the experts have written and  those who produce original content because they are experts.
The number of real estate blogs about technology and about blogging has increased greatly in the past few months.  The real estate technology blogs of a year ago seemed to focus more on some of the basics, today they talk about SEO, page rank, and the more technical aspects of having a web presence.  Real estate bloggers seem to be flocking to these blogs so that they can learn.

Every loan officer, mortgage broker, banker, or whomever in the home finance industry has likely heard this over and over and over and over. It makes some stop reaching out to real estate agents because, to them, it feels like a rejection. More than a blog to agents this is addressed to loan officers but agents please comment as well!

Four Hour Approval? Hardly - 12:26 PM
In a time of much needed transparency and truth in advertising I would think all Active Rainers would be very cautious with the words they choose to use in advertising - especially on Active Rain. Unfortunately I see it is not so. A fellow rainer is advertising a FOUR HOUR APPROVAL. They don't exist - well, not from the first phone call.
Four hour pre-approvals, yes. Four hour approval on a conventional, FHA or non-prime loan isn't possible unless all of the supporting documentation including title, insurance, appraisal, supporting borrower documentation including assets, income and credit.

You might be surprised to learn that the most dangerous animal in West Virginia is our deer.  
If you live in West Virginia, you are more likely than anyone else in the country to have a car accident that involves a deer.  In fact, according to State Farm, you have a 1 in 57 chance of hitting a deer THIS YEAR.
Bambi's out to get us.
The average car/deer accident causes about $3,000 worth of damage to the car.  Of course the deer aren't crazy about it either, and these accidents cause 150 deaths across the country each year.

Happy Birthday, Georgeann -- and How to Lose Bad Mojo - 12:15 PM
                       
My teammate Georgeann has had a bad run of car luck lately.  Here is just the latest, she ran her granddaughter's car up ONTO a decorative rock in our parking lot.  It may be hard to tell, that front tire is a couple inches off the ground.  She shifted that rock pretty well, too.

California Fires - Keep the Buffini Company in our Thoughts - 03:00 PM
Hi all ClubNet Members !
I just got a call from my Small Group leader with horrible news that Brian Buffini's home and several other "coaches" homes have been damaged in the California fires.   He suggested that we all send email to our coach and wish them well.   I just emailed my coach Lori Kennedy and have not gotten a response.  Another ClubNet member here said their coaching call was cancelled because of the fires.

Agents and Subprime Loans - 08:52 PM
I do business in a rather poor area of the United States, Louisiana. I have had a sale per week for the past 3 years. This is a fairly conservative area with steady real estate values, little job base, and poor business prospects, and the fact Katrina wiped out thousand of homes and businesses has not helped . I have not had a client get a subprime loan but once out of 150 sales. Most of the time 50% I am able to get the client to a reliable lender that I suggest. Why do listing Agents show up to show empty homes? - 10:11 PM
