HGTV? No, it was me: A Realtor Learns to Stage a Home - 06:57 PM
Admit it!  Don't be ashamed -- you watch HGTV and all those home decorating shows:  Design on a Dime, Designed to Sell, Secrets That Sell, Takeover My Makeover, Get It Sold, Curb Appeal, and more.
These shows are all the rage!

The facts are that a clean, uncluttered and well-presented home sells in less time and for more money.
In today's buyer market atmosphere in Northern Virginia and D.C., sellers need their homes to stand out from the crowd of inventory.  When 32 homes are for sale in the same subdivision, sellers hoping to make sure that theirs is the next to … (58 comments)

Many of us in the Realtor community and here on Active Rain have had our careers touched in one way or another by a remarkable real estate trainer and a sincere man named Brian Buffini.
Buffini & Company is one of the premier training companies in the real estate industry.  And whether you have taken a class personally, attended one of his Turning Point retreats, or watched Brian on video or on the RE/MAX Satellite Network, you certainly know the integrity, honesty, and caring that he brings to the profession.
About a week ago, my broker announced something special.  Brian Buffini is … (67 comments)

Finally!  IT IS RAINING!  Anyone from the North Carolina area call tell you without a doubt that it has been a long, dry and hot summer in North Carolina.  It seems as though the storms that have been about the country have just been taking a de-tour when it comes to North Carolina recieving any rain.

Good Faith Estimate Revisited - 01:59 PM
The Good Faith Estimate is an "ESTIMATE" of the cost of the loan you've applied for.
All lenders are required to provided you with it and its' companion the "Truth in Lending" form within three days of your application.
We're going to go through it line by line, but the individual lines are unimportant! You should be concerned in the total cost of the loan not individual line items.
There's an old saying "figures never lie, but liars figure" it is never so true as it is in these two forms. Because, different rules apply to brokers as compared to bankers a … (9 comments)

I Want To Go To One Of The Scariest Places On Earth! - 02:09 PM
I Want To Go To Waverly Hills!
Right now a local radio station here in Louisville, KY is holding a contest.  Yes, I know. Radio stations always hold contests - no big deal, right?  Wrong! Every year for Halloween they give away free tickets to tour Waverly Hills Sanitarium.  What's Waverly Hills, you ask?  Well, for those of you who watch Ghost Hunters religiously like I do, you probably already know, but for those of you who don't - a little history.
Waverly Hills Sanitarium opened in the early 1900's as a tuberculosis hospital. Before the creation of streptomycin, an antibiotic created … (9 comments)

What Would You Put in Your Emergency Box? - 09:17 PM
We all need to seriously think about an emergency box.
I plan on telling residents in the Sacramento area how important it is to begin preparing their emergency boxes since we never know when the next catastrophe might happen.
Be it fire, flood, earthquake, tornado, hurricane...I'm sure there will be an emergency somewhere in the coming year.
What would you grab if you received a Reverse 911 call telling you to be out of your home in 15 minutes.
This is what our neighbors in Southern California were told and they had very little time to gather their loved ones, animals, possessions and leave.
My suggestion is to have a … (32 comments)

FORECLOSURES and SHORT SALES - What You Need to Know
Foreclosure - top headlines these days in economic news. What does that do to your rights of ownership? And for investors, how does that affect you? What on Earth is a short sale?
Find out today as YHYM talks with title expert Ben Smaglick of First American Title, a frequent guest, and SHORT SALE Specialist Kevin Mikrut of Realty Executives here in Madison.  Pay attention to Keven when he talks about short sales, any mistake could kill your deal and possibly leave the seller liable for a lot of extra money.

Foreclosures and Short Sales - Part Two - The Return of Kevin Mikrut - 10:17 AM
Madison, Wisconsin
WTDY - Madison 1670 - The Pulse
As promised, Kevin Mikrut rejoins Art and Bill to continue the discussion about Short Sales. Apparently we were having waaaaay to much fun during the first show (Part One), so we decided to plug in Kevin's expertise again to help you (and us) to really understand how this whole Short Sale System works.
About Kevin Mikrut:  Kevin learned from the best in a market - Las Vegas - where 25% of the listings were short sales, and he did it by sacrificing time and money to be the Go For as he shadowed and did the … (1 comments)

About 10% of all listings have a Featured Tour on Realtor.com - and realtors still spend money advertising in the newspaper? - 07:29 PM
Maybe it's because I'm more of a marketer/ business person and not a Realtor, but this just doesn't compute in my mind...
Realtor.com is the #1 website in the United States for real estate.Realtor.com is the most recognized and well known and publicized real estate website in the United States.  I would venture to say that every buyer even remotely thinking about real estate has heard of or used Realtor.com  The current market is the slowest in recent memory. The current market is saturated with a record number of properties for sale. The current method of shopping for real estate for over 80% of … (15 comments)

San Diego Fires: Coming Home to Ashes - 06:41 PM
We are just beginning to hear and see stories of people returning to the burned heaps of rubble that were once their homes. They sift through some of the debris and find broken china, perhaps a metal bed frame, perhaps a spoon. They are somber, and some are in tears, as they survey the charred remains of a former life.
The common response of all, though, has been a profound gratitude for life. The fires may have stolen a lifestyle and its mementos, but they also have gifted people with a new appreciation for living.
A few days ago, I spoke with some … (14 comments)

Bellingham's Sunnyland Neighborhood - 02:49 PM
The Sunnyland Neighborhood is one of Bellingham's diverse neighborhoods. It consists of industrial an area(some located in older homes) which dominate the southern third of the neighborhood. Multifamily and single family areas surround a newly remodelled neighborhood commercial area at the Alabama/James Street intersection, where Trader Joe's has brought new life to a languishing commercial center. This neighborhood also includes open space and play fields at the reconstructed Bellingham High School, Sunnyland Park, Sunnyland Elementary School and adjacent Memorial Park. The northern section of the neighborhood has low density residential uses, and the western part higher density residential uses. The residential … (4 comments)
