10.25.2007 Our Most Momentous Day! - 05:09 PM
Everyone:
I have been remiss in posting as I have been concentrating all of my time on Bruce and our family. As many of you  know he enter the hospital on Sept 5th. We had every hope and expectation of a successful surgery to remove the cancer and be restored to health within a two week recovery time in hospital plus a brief rest at home, return to work, able to eat and speak normally...essentially to regain his life full throttle. Nothing else was on our radar. We were both shocked by healing challenges and another very long surgery which resulted being in ICU … (77 comments)

Getting Repeat Business, What works? What Doesn't Work? - 09:50 PM
I was reading an article today from earleir this month, Keep Clients Coming Back: How to Get Repeat Business. Many of you may have read this as it was from Realtor Magazine.
The premise of the article was that we need to be doing more things to get repeat business. In other words, just helping them through the transaction and giving them great customer service throughout the entire thing may not be enough.
The article suggested that we do things such as:
1. Writing them a "thank you" note
2. Giving a closing gift
3. Following up with them after the transaction
4. Sending cards

Credit Problems - Round 3 - 12:06 AM
I've written several times in the past on this blog about current events in the credit markets that have a huge impact on the overall economy but in particular the mortgage industry.  I thought I'd give another update...
Back in February we saw Round 1 of the credit problems brought to the surface, mainly in the sub-prime lending space and got referred to as the "sub-prime crisis" by much of the media.  These credit problems marked by several large sub-prime lenders going bankrupt, most notably New Century.

Ernie Cabrera posed the question "What do you do?" in his blog. The question involved someone calling you on one of your listings and asking to see it. Ernie tossed in the caveat that the person calling was represented by an agent. Would you go out an show them your listing?
There were not many responses, but most of them agreed that you should show the house, even if the buyer is represented by another agent. I think I mentioned that it would be like holding a private open house and honoring the relationship the folks had with their agent.

Do you live in Boston? Perhaps Buffalo, NY? How about Minneapolis or Washington DC? Perhaps even Philadelphia?
Why do I name these five cities? Because they have the distinct honor of being the five most expensive places in the country to heat a home during the winter.

We all know about how famous Florida has become over the assorted chaotic voting problems. if I ever hear about another Hanging Chad....grrrrrr.
Well anyway, Florida seems intent on renewing it's membership of the "laughing stock of the nation" club with the potential for not one, but TWO conflicting amendments on the January 29 ballot for Property tax reform
You see the original proposal was so complicated that a judge threw it off the ballot and sent the legislature into a spin. The Senate appealed the Circuit Court Judge's decision to Florida's Supreme Court and we still don't have that decision.

Most of the people that I run around with know that I spend a fair amount of time analyzing the Palm Beach County Real Estate Market.  I was suprised with the results from a question one of my colleagues ask. In the area from just north of Stuart Florida to just south of Coral Springs Florida there have been 368 properties sold that had a list price of $2,000,000 or more since the first of the year.  This number is down from 807 sales during the 2006 calendar year.

There are a number of people that specialize is searching out "bad MLS photos".

Some of the photos are bad simply because no one asked the resident to remove his or her clutter-stuff before the photos were shot.  Some are bad because they were taken from a particularly bad perspective:  I.E., Nothing in the shot except one blank wall.  Some are technically bad:  Out-of-focus, underexposed, or over-exposed. 
Some are bad, but fixable.

Lock it up and throw away the keys - 07:59 AM
So you just closed on your new home and the seller handed you your new house keys at the closing table.
What is the first thing you should do with them?
Throw them all into the nearest trash can!
You should then call a reputable locksmith and have all the exterior doors re-keyed; here's why.
When your house was on the market for sale you have no idea who and how many people had access to your new home and the keys; Realtors, workers, maids, and a long list of others.

New Jersey DCA Releases Fire Suppression Regulations - 10:07 AM
The New Jersey Department of Community Affairs (DCA) has proposed numerous amendments to the State Fire Prevention Code. One of the amendments to N.J.A.C. 5:70-4.17 requires existing highrise buildings of Group B (business or office) and Group R-2 (residential) to be equipped with an approved automatic fire suppression system installed in accordance with the Uniform Construction Code. The proposed rule allows four years for highrise building owners to comply.
