There's no reason to do well that which does not need to be done - 03:46 PM
Longtime Realtor Roy Fair loses cancer battle.
Fair was a past president of the Illinois Association of REALTORS and the 1982 Illinois REALTOR of the year.  He served for 22 years as a director of the National Association of REALTORS.  "We lost a great friend and REALTOR advocate," said IAR President Kay Wirth.  "He gave so much to the REALTOR organization, locally, state and nationwide.
Roy was a real estate pioneer and a role model for many.  He was dedicated and focused, a favorite saying being, "There's no reason to do well that which does not need to be done."
He was the founder … (2 comments)

Day Trip to Eastern Oregon - 12:04 AM
Whether you are spending time in Oregon or living here Eastern Oregon is a great place to spend a day or two. My favorite time of the year in Eastern Oregon is Fall. The sunsets are beautiful, the colors are amazing and the wildlife are on the move.
Today - I drove to Dayville which is about 30 miles west of John Day right on Hwy 26 - the trip is beautiful from Central Oregon - you will seriously see a little of everything. As you leave Prineville on Hwy 26 you will enter into the Ochoco Mountains which are beautifully treed … (2 comments)

Thank You Kinko's - 12:16 AM
I owe Kinko's a HUGE Thank You!
I worked my morning away and thought I was done for a couple hours - loaded my truck up to take my mother home in Dayville. Funny thing about Eastern Oregon - cell service is sketchy at best not to mention wi-fi hot spots being non-existent.
As we loaded the last items into the truck, my mother asked - do you need your lap top? I replied that I thought I would be ok, that I had all my paperwork for the day in order and that I would be fine until I could get back … (26 comments)

Is a New Agent The Answer or Should You Have Listened To Your Previous Agent - 09:36 PM
I lost a listing this last week - it expired, did I try and re-new it? Not nearly as hard as I would if the seller had been willing to listen. We listed their manufactured home at a price we all knew was stretching the envelope but, we had the comps to show the value.
After a short time we had a couple of great showings, but no offer - so we lowered the price (a little closer to where I said they should be but not as low as I thought it should be). I added marketing, I called clients, I … (12 comments)

My Hero • SiteTutor • Martin Fenton - 10:37 PM
Most Real Estate agents that blog already have a website, but are you happy with your site?  When I started in this business I could not afford much of a site.  I found a great company called SiteTutor, who really worked with me and got me going even with my self made site done in Yahoo Site Builder.
Martin Fenton with Sitetutor is amazing - his level of customer service far exceeds what any large company could offer.  Martin may be known to some of you that participate in RealEstateForum as he is one of the founders of this great site.
Martin believes in … (15 comments)

Fun at The Fair: Bellmore, Long Island, New York/A Feng Shui Consultants' Play Time! - 10:50 PM
I love this time of year for it's wonderful fairs and festivals all over Long Island, New York.  I go to as many as I can and you can find many of them in all different towns.  One fair I never miss is a wonderful Fair in Bellmore, Long Island.  They have some amazing Handmade Crafts, rides (yes, I still like them :) and of course, good food.  Bellmore is a lovely little town and it's quite progressive which is one of the things I love about it.  It has a variety of old time stores mixed with the new as … (20 comments)

Needed - New MYBlogLog - 10:57 AM
It irked me a couple of weeks ago when I had to integrate my MYBlogLog account into a Yahoo! account. It's one of those unnecessary things in life. Yahoo can't leave well enough alone and figure out a simple way to leverage MyBlogLog. They need to bring it under the behemoth's banner and subject it to the same team of decision makers that are responsible for Yahoo becoming second rate.
I was over at Joe's site today and clicked on the MyBlogLog community widget and had to log into Yahoo - it just irks me.
This is a shout out to the tech … (4 comments)

BPO Safety Tip: Take the Key With You - 08:05 AM
Here is a good safety tip that protects both you and other agents who may be working an REO property.
When you enter a property to do an interior close the lockbox, take the key with you inside, and lock the door behind you.
The reason for this is that often times more than one interior BPO is ordered on a property or the listing agent may also try to access the property at the same time as you. These are people you don't know and therefore you don't know if they are there to do a BPO or some other legitimate function … (6 comments)

She Felt Like She knew ME! - 01:12 PM
Sometimes, I forget that this blog goes out all over the internet.  Yesterday, Tanya and I had to attend a vendor meet at a Realtor's office!  It went pretty good!  Afterwards, we were going to meet a want to be stager!
I wasn't thrilled about this at ALL!  The truth of the matter is, I'm shy! Really I am!
I hate when we have to go to networking events and talk to people 1 on 1!
Give me the group setting and I'm golden!  I can talk to a group of people, but when it comes to 1 on 1, that is … (20 comments)

Best Places To Live In The Pascack Valley - 10:53 AM

Best Places To Live In The Pascack Valley

As most people know by now, the town of River Vale in the Pascack Valley area of Bergen County, New Jersey was named by Money Magazine as one of the Best Places To Live In America.  In the Money Magazine article, it listed the specific traits that each of the towns offered in order to make thier top 100 list.  Having both grown up in the Pascack Valley, our own personal knowledge of the towns that comprise the Pascack Valley is deeply planted in our own roots there.   Click here to read … (4 comments)

Six Fabulous Slide Show Programs You Are Going To Love - 04:26 PM
Here are my favorite slide show programs. Most of them are free, but the free programs come with links back to their site. One of them is free with no links. I think you will enjoy the show.
Slide.com
This is one of my favorite slide show programs from Slide.com. I really like the style, but like most of the slide show sites your slides must include the sites name and a link back to their service. If you can put up with the self-promotion, this is a good alternative.

Watch Your Wallet - 10:03 PM
Scammers prey on the weak and the ignorant. They have an uncanny ability to spot a patsy from a mile away. Are they targeting you?
Yesterday I received a call from a search engine optimization company guaranteeing that they could get my website on the front of the search engine results page for 100 search terms (first red flag). According to the salesman, no other SEO (Search Engine Optimization) company had the capability to do what they did because they had a special association with Yahoo (second red flag) and they had their own 30 step proprietary program that no other … (7 comments)

Las Vegas Short Sales Absorption Rate Rises YET AGAIN! - 10:08 AM

The Las Vegas Short Sale Absorption Rate has risen to a pitiful 51 months of inventory, up from 43 months last month!
On 8/27 there were 2743 listings with 250 pendings and 63 closed between 7/15-8/15/2007.  On 10/3 there were 3393 listings with 244 pendings and 66 closed between 8/16-9/16/2007.
Some underlying reasons why short sales are not closing:
They are hard to show.  The seller wants to show the bank they are listed to prolong foreclosure.  A good portion of these are tenant occupied. The list agent isn't submitting a short sale package prior to getting an offer. They are priced so low the … (11 comments)

Irony - 08:13 PM
Sometimes people like me just need a good hobby. The absence of said hobby leads to all sorts of problems and vexations. I tend to notice small things that really should be ignored but they stay with me and I turn them over in my mind again and again until I am nearly bursting at the seams to speak about them (or often rant about them,as the case may be). I am apt to point out small examples of stupidity such as the recent case where I insured a 27 foot Winnebago motor home and was asked by the insurance agent … (7 comments)

Group membership surges! - 08:19 PM
After the sad and difficult to bear suffering caused by the  news of a a set back of sorts when the group  lost 2% of our membership in one week, good news has finally arived to cheer our spirits. I am happy to report that we have gained a near 10% increase in membership this week alone. This is a phenomenal growth rate. So to all of you on the membership committe and to all the members who have worked so hard to increase our membership- a BIG thank you.
