The showing desk ... the competitive edge! - 02:11 AM

Here is just a few thoughts on having a showing desk.  I initially was extremely skeptical and a non-believer in having this tool.  I used to believe that it was our "job" to sell the property to the agents that are calling to set up a showing.  If you would have asked me one year ago about a showing desk I would have been 100% against it. 
Here are the facts:

I've changed roles again - 12:28 PM
For the past seven years I was primarily a home builder.  For various reasons including the market's problems, we have moved off that road.
As of October 1st 2007 my primary role will be as manager of Green Pointe Development.  Green Pointe will focus on commercial and residential construction, property management and development.  This new company will allow me a fuller ability, with my partners, to develop and to build commercially.

AHHHH...Detroit Real Estate.
You hear it nationwide on CNN, daily paper article screaming on the downslide of the Michigan Marketplace. Factories closed, jobs outsourced, budget overspending. All major contributing factors to why Michigan is on the seemingly never-ending decline. That confirmation everyday to the average worker creates a new mindset for them just to survive and also opens up options to move on, move out, or look towards other avenues to create a little nest egg.

Up here in Michigan about 45 miles North of Detroit, just East of the third most prominent county in the nation (Oakland) we have a sublte little county that rose to the top of the population charts, new construction residences, great job and business opportunities and Blue Ribbon Education. Just after the peak of that we endured what seemed to be an almost immediate shift in our states top industry. Automotive. It started slowly with layoffs, then job cuts, tried to restore itself with incentives on new car purchases. Transaction gone bad, next step will be mediation - 11:12 PM
A few weeks ago we were in contract and everything seem to be going smooth until my client decided to back out of the deal,  there is nothing wrong with that Unless,  the seller/broker refuses to sign for the release of deposit.  When I communicated to him the news he said " It's going to be a long time before I sign any documents to release the deposit" This is very Unethical!
He has no reason to be acting this way.  No contingencies were removed and we cancelled our contract on-time. Has anyone experienced this sort of incident before?  any tips will be greatly … (12 comments)

Hace algunas semanas estábamos en contrato y todo  parecia ir perfecto hasta que mi cliente decidio cancelar el contrato, no hay nada malo con eso a menos que, el vendedor/broker rechace firmar por el reembolso del depósito.
 ¡Cuando comuniqué al vendedor las noticias él dijo  "va a ser un rato largo antes de que firme cualquier documento para regresar el depósito" Mala ética completamente! Él no tiene ninguna razón para que actúa de esa manera. No se quitaron ningunas contingencias y cancelamos nuestro contraton a tiempo.
 ¿Alguna persona ha experimentado esta clase de incidente antes? cualquier consejo será apreciado grandemente.

I've  finally decided to take a shortsale listing, all I have heard about such listings are horror stories,  is anyone out there who has had a lot of sucess with these listings?  I'm very anxious to hear about your sucess and how you did it.
My listing is vacant,  I also have an offer on hand and have not sent it to the bank as of now,  there is also another shortsale listing within two houses from my listing.

Management Shakeup in Hometown Hershey - 01:38 PM
I wrote quite a few blog posts last Winter and Spring about the Hershey Company's decision to cut jobs in the US and Canada in order to move them to Mexico. My articles mostly outlined my view that the company, in spite of the founder's desire to keep Hershey as a thriving community, was tearing apart the basic fabric of town and trampling on Mr. Hershey's Dream. And the object of my scorn was Richard Lenny (who I often refer to as Squiggy's partner in crime) who was the top manager (CEO) at Hershey.

The Wrong Way To Leave Your Broker - 05:06 PM
I was inspired to write this by a blog I read this morning (sorry, now I can't find it to reference it) about a broker having a bad week including having an agent just come in and remove their personal property without even a good-bye.
Over my ten years in the business, I worked for 3 different brokers before opening my own shop. Every time I left, I sat down with my broker or manager, discussed why I was leaving and tried to leave on good terms. Antique Auto Show In Hershey Next Week - 05:09 PM
The annual Fall Meet of the Antique Automobile Club of America starts next Wednesday, October 10, here in parking lots of Hershey Park and the Giant Center.
The automobile flea markets and car corrals are open every day at 7AM (thru Saturday) and feature literally thousands of vendors, new & used parts and collector cars on display.

In the biz we talk about market averages in terms of bedrooms, baths, square footage, garages, lot size, price, etc.  Ever wonder what these average homes look like across the country?  I do!

Last Sunday, I spoke to a caller who shared his Iggy selling experience with me. We had a cordial conversation that really led him to thinking more. So many reports and media talk about it's doom and gloom out there. Yikes!!! It's scaring everyone - sellers, buyers and agents as well.

I have been in the mortgage business for over 12 years in Olathe, KS.  I have always worked with first time homebuyers and have helped these clients grow into a 2nd and 3rd home.  My struggle has always been consistancy in non-sales follow-up.

Kansas City Real Estate Values dropping? - 11:00 AM
From the mortgage perspective the values of homes are not really dropping but instead they are adjusting.  If you look at a mortgage as an investment in Real Estate, you can compare the market.  Just as anything. Stocks, futures, and Real Estate, the price is driven by demand.
Demand is down right now.  I believe the media is playing a big roll in that but the values for existing homes are holding steady at 2004/2005 value.  The new home market is really getting pressure to lower prices.
