Do You Have Your Elevator Speech Ready To Swing Into Action? - 12:50 PM
Real estate agents and as a matter of fact, all professions should have an elevator speech prepared and perfected, memorized and constantly being improved upon. It is an ongoing process.
What is an elevator speech? It is your 10 to 30 second commercial that you give to anyone you meet anywhere at anytime. If you belong to a networking group such as BNI, Business Networking International, you most likely are using some form of an elevator speech. The reason it is called an elevator speech is because in the time it takes you to go for an elevator ride is the … (105 comments)

Working in This Market and Keeping it Positive--Don't Support the Mainstream News Media! - 06:32 PM

I don’t know about you, but I don’t listen to the National News on TV in the evening anymore. That has been a long practiced event in my family, since I was a small girl. My father always listened to the National News every night. He also subscribed to Newsweek and we took the daily paper. These were all institutions in my life.

I have changed my life. We don’t listen to the National News. I don’t take the newspaper or subscribe to Newsweek. I really don’t like the New Media anymore. There is it seems an effort on … (104 comments)

Builder Models...Selling A Mirage! - 05:37 PM
Here in the Colorado Springs real estate market, we see a lot of excess inventory in the new build market. Even in the best of times, there are many builders and models to choose from and you can go ground up or take a convenient spec if new is your thing...HOWEVER:
                                                              Are they all the same?
After almost 13 years in real estate, I can safely say that many people get starry eyed in their pursuit of ultimate comfort and trend in a home. I have seen many individuals, couples, and families make the mistake of purchasing a new build … (19 comments)

Does "Days On Market" Change The Tools You Use To Market A Property? - 05:42 PM
I was speaking with a REALTOR® friend the other day and she mentioned that the average DOM had risen substantially in her county-- as it has in most counties.  With fewer buyers out there ready and able to transact and with sellers not yet reacting quickly enough to the new pricing realities of a "buyer's market" homes are languishing.  Properties that would have attracted multiple offers at or above listing price within a week only 18 months ago are now, slowly and quietly, starting to show off those "Price Reduced" sign riders.  These usually signal the end of the frenzy and the return of Sunday afternoons watching … (28 comments)

If You Buy My House, You Get Full Refund When I Die! - 12:39 PM
Yes, you read the title right.  I just saw this story and I thought it was very unusual and unique.  This couple in Pittsburgh have been trying to sell their  home for a year, and the market is not that great in that area, so they had to come up with something that no one else was offering...
They are asking $399,900 for the house and since they have no heirs to leave anything to, the people who agree to buy the house can have the entire purchase price refunded back to them upon their death.
WAIT, it gets better!!!  If the new owners … (48 comments)

Jumping in, feet first - 02:18 PM
Hi Active Rain community. I've decided to start blogging here after following my friend and colleague, Sara Bonert.
So look for future posts from me on the following topics:  Zillow (of course), various online real estate trends, homeownership, working at a startup, and anything else you (or I) find interesting. Suggestions are welcome.

A warm welcome to Spencer Rascoff - 02:46 PM
Yesterday, a pretty significant player in the real estate industry showed up at ActiveRain with a bang and hit the floor running with three posts. Spencer Rascoff, the CFO and Vice President of Marketing for Zillow.com joined our illustrious ranks. We believe that Spencer has a unique perspective on the real estate market based on his duties at Zillow. It looks like the Arms Race is on between him and Sara Bonert to see who will be the most visible Zillow voice.
Before joining Zillow, Spencer was vice president of lodging for Expedia. He was also a co-founder of Hotwire.com. We … (46 comments)

BUYERS WANT MORE THAN LOWER PRICE. - 06:21 PM
Buyers want more than LOWER PRICE: Buyers are looking more for quality than quantity to get the best deal in buying a home. Sometimes, if they have lower price it may mean poorer services. We as Realtors have to seek out the client's need, so that they can reach their goals. If we can ask the right questions and give them what they are asking for.... we can make sure that they will become faithful to us.... What makes a buyer remain faithful to one Realtor... After, I interview a buyer .... They have told me that  they have seen many homes with about … (51 comments)

Downside to ActiveRain - 12:47 PM
Well, I guess you always have to take a little bad with the good, right?
Solicitations. Are you getting them as well? Almost daily now. E-mails, mailings, telemarketers.
I got a mailer yesterday from the people who bring you "St. Joseph Statues." They wanted to thank me for my comments on an ActiveRain post concerning the practice of burying the statute of St. Joseph in hopes of helping a house to sell. They wanted to give me a free gift - a complimentary "Underground Real Estate Agent Home Selling Kit." Funny thing is, in my comments on this particular blog, I was somewhat critical of … (91 comments)

CONTEST TIME!!!! Holiday Balance of Time OR Attitudes - 12:29 AM
The Positive Attitude for the Weary Soul group (PAWS) was founded for the sole purpose of creating a positive atmosphere in a group so we all have a place to retreat to when the soul gets weary. A place to click into when we need to look at the cup as half full..not half empty and to turn our thinking and attitudes around. How does the saying go? Negativity jumps on you when you buy into it.
Back in July we had our first contest and following is a link so the newer members of the group can see how that one went:  … (77 comments)

Jack Miller's Internet Lead Generation Course - 11:06 AM
I've recently attended the Internet lead generation seminar taught by Jack Miller.  As I mentioned earlier I was a bit reluctant to attend fearing that it was a very basic course and would not have much useful information for me.  I'm happy to report that the course was well worth my time.
For those of you who do not know Jack Miller, he is a KW Maps coach and Internet consultant.  Jack put together an energetic presentation that was both easy to follow and informational.  You can read more about Jack Miller Consulting and the courses and services he offers at his website.   The course starts … (0 comments)

Check Out This Great Web-Based Tool! - 08:25 AM
If you haven't already seen it , you have to check out this site: http://www.cyberhomes.com/. It's free to use and even though it's not quite as accurate as the MLS, it's a great way to get an idea of comps quickly. The database includes more than 100 million property, ownership, sales, and mortgage records, covering more than 85% of the U.S. population. And what's even better about it, is that you can view just about any home in the United States in 360 view (N,E,S,W) as well as home prices around it. Type in your own address to get an idea of how it … (1 comments)

Number of Empty U.S. Homes = All Homes in Detroit - 08:58 AM
From CNNMoney.com:
For purposes of comparison for the current situation, imagine the Detroit metropolitan area, which the Census Bureau estimated had 2.08 million households in its 2000 Census. Now picture virtually every house or condo empty, with a for sale sign in the front yard of every home, from inner-city Detroit to its suburbs, all the way to nearby cities such as Flint and Ann Arbor.
There are always some homes vacant and for sale, even in a booming real estate market.
But the combination of overbuilding by home builders in the middle of the decade and problems in mortgage markets this year that made … (0 comments)

You CANNOT be serious!!!##@@$%^ - 03:17 PM
Unfortunately for Florida residents, the legislature was indeed serious with its quite frankly pathetic attempt to fulfill the Governor's promise of property taxes dropping "like a rock"
Last night at the 11th hour the House approved a "take it or leave it" proposal from the Senate. The Senate passed the motion and then adjourned meaning that they couldn't even take an amendment.
With the clock ticking (the 90 day prior to ballot rule coming into effect at midnight), the House - with a gun to its head - approved the Senate proposal which will mean savings for the average Floridian of $240!

The 7 Reasons Why Your (Future) Clients Should Care That You Are a Real Estate Blogger - 10:36 AM
Our Monday Collaborative Posts are back (we were on vacation last week) with a topic that proved as interesting as it was slippery:
Why Should Your Clients and Potential Clients Care That You Blog?
In the collective discussion that took place on this topic, there was lots of writing on why blogging helps you gain the trust of your audience, and how blogging helps you connect to your potential clients, but pinning down why they should care took some time to uncover.
Paula Henry from IndyRealEstateTalk.com broke through with the concept that a well executed real estate blog gives clients a sense of the agent “beyond the slogan.”

Photoshop: Removing A Vechicle With The Clone Stamp - 08:50 AM
Vehicles just plain don't belong in real estate photos.  There are several ways to remove a vehicle.  Please keep in mind that Photoshop should be the Method Of Last Resort.
Method Number One:  "Excuse me, I'm sorry to bother you, but do you suppose you could move your car for a few minutes, please?  I need to take some marketing photos of this home.  Thank you, I really appreciate it."
Method Number Two:  "Would you hurry up and move that G** D*** F****** Piece Of S***, Now!!!"
Method Number Three:  Shoot from an angle where the vehicle is not visible.  Walk up … (23 comments)

He's No Dummie! - 09:07 PM
I've said it myself – and I've heard others say it, too – "Next time I'm getting a Mac!"  When our computers act up, when Windows shows us nothing, when the wrath of Bill Gates cuts us off from the world with a frozen system…that's when we start to think of all the people we know who love their Macs.
I haven't done it…yet. But if I do, I'll have a guide thanks to my first cousin Arnold Reinhold, who has written a Dummies book on switching to a Mac. On his support site for the book, DitchMyPC.com, he says, "My … (19 comments)

A pointless post from Broker Bryant. Or not? - 03:58 PM
I woke up this morning and was feeling a little strange. So I pulled my aching body out of bed and went into the bathroom. When I looked in the mirror this is what I saw staring back at me!!
Yikes! I thought Blogging Bertha was a figment of my imagination and now I realize she's actually a part of me. A very scary part I must say.
Maybe my stressful market has finally taken it's toll on me and my inner demons are coming out. I hate it when that happens. Especially when I find out my inner demon is Bertha!!!

Fun Fun Fun Fest - 07:05 PM
Festivals have been steadily gaining popularity all over the world in recent years, and the larger ones have expanded tremendously. However, as a result of the high ticket prices and relatively remote locations, a few oppurtunistic entrepreneurs have taken advantage of the backlash against the inaccesibility of events like Bonaroo, Lollapalooza, and other big-draw, weeklong festivals.
One notable example of this comes in the form of Austin's Fun Fun Fun Fest, which is now in its second year. Last year's event featured over 30 bands on three stages, for a modest charge of $10. Many local and nationally acclaimed acts … (1 comments)

Rate Drop On Halloween..Trick or Treat? - 09:48 AM
As the Fed prepares for yet another rate drop on short term rates on Halloween, will this drop spook or please the general public. A quarter percent rate drop is viewed as more symbolic and is being sold to the average consumer as "look what your government is doing to save the economy".
The ripple down effect will be so minor that the change will have little or no effect on the bond markets. We may see lower interest on our credit cards but rates for home loans are not effected. Here in Central Florida where our economy is heavenly depended on vacationers from … (1 comments)

Halloween 2007 - Real Estate Scary Stories - 11:32 AM
Plenty of scary stories out there in real estate. Not all of them involve ghosts and ghouls - really bad loan folks and real estate agents are usually enough. But after a while, the scary stories start to pile up. Let's take some time out to re-tell a few stories to fit the season. In this show we mix a couple of real world scary stories with a couple that just might get the hairs on the back of your neck standing up!

Please Drive Safely On Halloween - 06:05 PM
I must admit that I love halloween, always have.  As a child how could you not love a night that allows you to run wild in the neighborhood while collecting gobs of candy.  It seems that most recent Colorado Halloween have come on cold and snowy nights but this year promises to be different with a cold of only 40 degrees.  Of course with the delay in setting our clock back this year the night will start in the afternoon dusk that soon will turn to the moonlite night.  Because of my homes location we get few trick or treaters but the … (1 comments)
