I am glad today is here - 04:22 PM
Yesturday started off pretty bad but I am glad that the day is anew and better things are happening. I could have been a little harsh in that post but ah well that is what makes blogging so special. One day you write something and the next day you look at it and go "what was I thinking".
I had a meeting today with another agent, signed her up, to make 3 in the last 30 days. Not to bad and hopefully we can gain a few more while the market in its current state. Cheeper fees, low stress and family style is … (5 comments)

Austin Market Update: The Trends are In! - 08:46 AM
By DeeinAustin
You may already know that I was a Global Project Manager at Apple, Inc. back in "the day". When you're analyzing a business or managing projects, Microsoft Excel is your friend because you can use it to understand long-range and short-term trends. I decided to dust off my old Excel skills and analyze the Austin real estate market each quarter from here on.
My team gathered all of the available Austin MLS data from 1999 to present, which is through September.

47% Drop In New Home Starts For Orlando Area - 10:14 AM
Orlando area home builders are feeling the pain of the slow housing market. With new home starts down 47% from the same time last year builders are tightening their belts to weather the storm. While this is a painful time for local builder in the short run Economist  and industry experts say that fewer new starts mean less inventory to absorb which in-turn will help the recovery of our local market rebound faster.
We are currently sitting on a huge inventory of unsold homes. The only way we can get the inventory down is by selling more or reducing the new inventory … (0 comments)

E-mail Stationery For Realtors - 03:43 PM
I recently found a company that does custom e-mail stationery for Realtors and Mortgage Brokers. While I hate to sound like a commercial for them I was very surprised at the quality and price. Not only does every e-mail I send look professional but it also markets my website and lenders with hyper-links. Several of the top agents in my office have since ordered it and swear by it. If anyone is interested, check out www.emailstationery.com.
I get lots of positive comments from my stationery and it brands with my website and business cards. I paid $139.00 for this and is by … (4 comments)

Morgan Hill - August 2007 - Real Estate Market Analysis - 07:16 PM
It's a mixed bag this month. Inventory is at an all time high, but at least the amount that it has increased has slowed. No real comfort there, but I suppose it is better than nothing.
We have also seen a drop in the number of homes sold - not good.
At least we have also seen a decrease in the number of homes listed in August.
The average home price has also dropped when compared to the same time last year - but not by an amount worth getting worried about. Read on for all the details.  … (0 comments)

Business Is Where It Finds You - 07:59 PM
So much of this business is about making people aware that you even exist. It is less about you finding them and more about  them finding you.
Now I have lived through down markets before. In all honesty, this is the first time I have had to virtually start from zero in a market like this, but I am still finding that my tried and true methods are working pretty well.
In my case, I was out of the country for a few years. I just returned and officially started up again in September. Now I had the benefit of having kept my … (3 comments)

Bulk Mailing - A Few Tips - 08:44 PM
I recently did a bulk mailing. It was an educational process since in the past, my bulk mailings were always handled by someone else.
Whether it was www.quantummail.com or AA at the office I worked at, there always seemed to be someone else that I could delegate to and get this done.
Since I wanted my mailings to be more unique, I stopped using quantummail.com for my newsletters (I still use them for "Just Listed" or "Just Sold" type cards).
What I expected to be a relatively simple process had some hitches in it that I think many could benefit from hearing about. … (4 comments)

Cell Phone Companies and Water Towers - 03:52 PM
We just got back from spending a week with my dad down in Clermont, Florida, which is where we're originally from.  I fly down several times a year, and it makes for a nice little break for some R & R, and I LOVE being with my family, too!
This time while we were down there, Bear noticed something neither of us had ever noticed before - all the water towers had cell phone antennas or cones on them.  A LOT of them, too.
Imagine the revenue that town is collecting by using something they already had in place that's tall enough to … (40 comments)

If you are considering purchasing an Okemo Mountain VT vacation home in time for ski season, you may be curious about how you will be taxed on the prospective property. This article from Smart Money magazine explains how you can purchase a vacation home and afford to pay the taxes on it. In addition to covering timeshares and multiple residences, vacation homeownership is broken down into three main groups for tax-related purposes:· Use a lot, rent a lot (home is considered a personal residence but income must be accounted for)· Rent a lot, use a little (home is considered a rental property)· … (0 comments)

Buyers Beware When Investing in Foreclosures in Montgomery AL - 09:05 AM
As we discussed previously, the rate of foreclosure is rising at breakneck speed all across America.  A few weeks ago I provided a link to an article full of great advice on how to avoid foreclosure.  This week I want to look at the issue from another angle - from the perspective of those looking to capitalize on the trend by investing in foreclosures and - they hope - selling them for a hefty profit.
While this seems like a great idea on the surface, considering the abundance of foreclosed-upon homes that are becoming available, potential investors should use caution and take … (1 comments)

Price Reductions on Bank Owned Properties - 08:35 PM
I have a listing that is a bank owned property.  It has been on the market almost a year with many other realtors. I recently took it on and when I did, the asset management company asked for an updated BPO.  I provided all the information to them and made sure that the comps that I chose were significantly lower in price in hopes of getting a major reduction.  Mostly all the other homes for sale in the neighborhood are foreclosures.  I have been in contact with the Asset Manager and each day she tells me that its in the banks … (21 comments)

Lets imagine that is is possible to become well known in some circles becasue of a blog.  Let me tell you a few of the things that might happen next.  Not sure how I know this but lets assume that I do and take it from there.
