Should you sell in a buyers market? ...... There is no question that right now we are n a buyers market.  If you don't have a home to sell then don't wait to buy. Interest rates are still very low and inventories are up, making it a great time to buy a home.

(SOLD!) Century 21 Stuff Available - 02:06 PM
Ok, this isn't really junk, but I've switched brokerages and no longer have a need for these items.  I have a plastic literature/business card holder thingy (one of those things that stands up and holds your home fliers and business cards) that has the C21 logo on it, and 3 C21 Open House Directional signs up for grabs if anyone wants them.  They are generic C21 products - not branded to any one brokerage.
I'm asking $5 plus shipping.  If you want them, drop me a line.

COPYRIGHT UPDATE - THE CONTENT IS IN A VIRTUAL WORLD BUT THE DAMAGES ARE REAL MONEY - 08:07 AM
Another good post about copyright this morning.  Thanks to Teresa Boardman for making the theft of intellectual property a serious topic of discussion.  I, too, going back for at least 4 years, have been plagued by copyright infringement.  Real estate agents and brokers who copy maps from my web pages and use them on their web pages.  I use the word copyright rather than plagiarize because the word copyright is in the law that protects my property.  Plagiarize is the act of stealing content.  Copyright is the thing that they are stealing.  Copyright is a noun.  It's a fine point, but … (49 comments)

How much success have you had with the publication Homes and Land?
Now Homes & Land's luxury property listings (those listed at $750,000 and above) will be included on the following New York Times Company websites:The New York Times (NYTimes.com)Great Homes (NYTimes.com/GreatHomes)The Boston Globe (Boston.com)The Santa Rosa Press Democrat (PressDemo.com)
These sites purpotedly receive 13,000,000 unique visitors each month.
My question is do you see value (results) with this medium?

I had to go back to high school these past two days - as exhausting as it was, I'm grateful I did!
My wife is a high school teacher educating freshman - this week on budgeting.  I had the privilege - today and yesterday, to present to them information about credit and home ownership - and how the two interact.  The level of interest - and participation - was amazing.

HR3915 TAKES AWAY BROKERS ABILITY TO EARN - 07:11 PM

Foreclosure 'Tour of Aid' - one day only! - 08:09 PM
Nevada has the dubious distinction right now of being the #1 state for foreclosure activity in the entire United States. Sure, Ohio has their Buckeyes (a bunch of nuts), Minnesota their 10,000 lakes (can we borrow a few to end our drought), and Hawaii their white sand beaches and gorgeous tropical settings (which our hotels spend millions to recreate) ... but when it comes to people losing their homes, nobody can touch The Silver State!

I-405 and Eastside Projects Update - 10:11 AM

Governor, WSDOT and community celebrate new I-405 lanes in Kirkland
On Tuesday, Oct. 30, WSDOT celebrated the on-time, on-budget completion of the I-405 Kirkland Nickel Stage 1 project during an opening ceremony with Gov. Chris Gregoire and our new Secretary of Transportation Paula Hammond. WSDOT and our contractor, Kiewit Construction, recently completed construction of one new lane in each direction of I-405 between NE 85th and NE 124th Streets; two wetland restoration sites; an improved, fish-passable culvert under I-405 at Forbes Creek; and three new noise walls.

"Central Kitsap Junior High Football" - Life on the Kitsap Peninsula WA - 01:50 AM
Well, today was the final game of the 2007 season for the Central Kitsap Junior High Cubs JV Football Team here in Silverdale WA. Our boys played Cedar Heights Junior High from Port Orchard. Both teams were tied for first place in the league going into today's game.
It was a classic nail-biting battle of fairly evenly matched teams. The high scoring game saw the lead change hands serveral times throughout the game. Well, I've been singing in the Rain now since August of 2006. It's been interesting to say the least. Two things are for certain -I've learned so much about effective blogging and what constitutes a good, quality post; and I've gained some lifelong valued friendships along the way. Regardless of how ActiveRain has changed over time, or what it will become in the future, you can't deny the tremendous value and benefit it has brought us, and the positive change and influence is has effected in each of our lives.

"When the Going gets Tough, Sellers get Going!" - Today's Sellers in Kitsap County WA - 12:40 PM
These are very challenging times for Home Sellers, not only here on the Kitsap Peninsula in scenic Washington State, but in housing markets throughout the country. Inventory levels of available homes are at an all-time high. Many homes have been languishing on the market for what seems like an eternity, with little or no activity. Mortgage loan underwriters have tightened their requirements, making it much more difficult for hopeful buyers to qualify. And with all the global uncertainties, from the war in Iraq, to the price of crude oil, consumer confidence is faltering, keeping many potential buyers sitting on the fence.

When a Rehab / Short sale is NOT the best option - 01:31 PM
I'm currently working with buyers who are looking for .... what else...A GOOD DEAL. They are stuck on buying a bank owned or short sale property though. Problem is much of what they've looked at needs a ton of work & it is taking weeks to get any responses back from the banks.
I've suggested nicer homes to make offers on where we can negotiate directly with the sellers.
Why?
Because unfortunately many agents in our market place think they know how to handle a short sale when in fact, they have no clue. Yes, sometimes it is just plain difficult to deal with … (5 comments)
