I was reading a post yesterday and it made me think about a situation when one of my seller clients was sued by the buyer for allegedly failing to disclose a "material fact" aka "latent defect"!  When I was at their home for the initial listing appointment, while on the "tour" of their home, I asked them if they were aware of any latent defects in the home.  After explaining to them exactly what a latent defect is, I specifically asked about water penetration in the basement and they said that they did have a slight water penetration in the basement area … (56 comments)

When I first decided to go into business for myself, I had big plans in mind.  My vision was to create something Donald Trump, Martha Stewart, Oprah Winfrey big.  For me, at the time, that's what business was all about.  It was million dollar deals and paychecks bigger than you could imagine.  It was about power and influence and creating a legacy.

I received a call today....from a former client all excited.  She has a referral for me.  She begins by telling me her beautician wants to sell her home.  I told her how great you are too....she says.  She then gives me the name and phone number of the prospect.  All seems normal...and I was very happy for the introduction.
I call and a Vietnamese lady answers the phone.  How do I know...I can tell by the dialect and accent.  I spent 13 months in Vietnam.  I still remember some of the language.  We make an appointment for later in the day.

Lysa and I will be at the Board of Realtors today holding an Internet Marketing training this after noon at 2 pm. 
Realtor style....that's right ez tips....on Social Networking.

Let me share with you a segment I presented to our Century 21 Sundance Realty associates. I'm good but not as good as this gentleman..

Have you Played With a Nintendo Wii Yet? - 01:19 PM

While on Vacation in Virginia this summer, I was introduced to the Nintendo WII game.   These are video games that you actually play using either a classic controller or a "Nunchuk," which is something you hold in your hand and wave around like you are actually doing the sport.
The family I was staying with had a 13 year old boy that was playing their games by himself (so he had lots of practice).  They have this huge TV in the basement and it looked pretty fun.  So I asked if I could try it.  We tried tennis-which was not my game.  We … (4 comments)

Declining Dollar draws in foreign homebuyers - 05:01 PM
The declining Dollar certainly is making us all think at least twice before deciding to go on a foreign vacation. In fact a smoker friend of mine just came back from the UK where he told me that gas was equal to $10 a gallon and a packet of cigarettes was $15 - not a carton, a pack!

Real Estate Bubble? I think NOT! - 09:18 AM
Everyone's talking about the way the market has taken a slide.  Is it a real estate bubble?  I don't think so.  The market seems to have the same trend.  About 3 years up and 3 years down.  I believe we are closing in on our down cycle and will start to see things balancing out again within the next 12 months.  2008 will bring balance to the force.  Once homes start going under contract at a steady pace and less homes come on the market than those that are selling, we will once again see a favorable seller's market.  It's a … (3 comments)
