Consumers, It's wake up time.. How many times have we heard someone say, My House is Worth This Much! I know I heard it almost Everyday, and it was a sad Joke that was played on the Entire U.S. Economy. We were convinced that we could use our Homes as Personal Piggy Banks, and we would never Go Broke. Wrong! You jeopardized your Roof over Your Head, and now no one is to blame but You.

Currently pointing to my www.TerryOsburn.com soon to be resurrected again on its own.
Any how I had www.PawsitiveRealEstate.com decal on my former car back window.
A woman coming on the freeway saw it and decided to contact me. She was selling her home and she raised and rescued huskies.
I got a listing and a great contact for future prospects.
I need to either get a decal for this car or do a license plate with domain name.

Coach Croom -show us the way home - Go Bulldogs - 02:31 AM
Mississippi State beat their rival Mississippi by 3 points -- 17-14.
You maybe asking -- what's the big deal?
It's was Coach Croom's first winning season and the win On Black Friday will probably notch their return to their first Bowl game since 2000. 
Last year the same kicker who kicked the winning field goal today missed last year's field goal tying attempt of 51 yards.  So this year after each practice -- Coach Croom had his kicker end practice with a 51 yard field goal attempt.

I just recently changed my fitness workout primarily due to reading this book -- "Scrawny to Brawny" by Michael Mejia and John Berardi. I purchased it so that I could give it to my son to prepare him for information on workouts, stretching and nutrition.
Now Ladies -- you maybe wondering how will this benefit you?

Somewhat a bittersweet day after Thanksgiving...
I received an email from an out of state Home Buyer  I had recently shown property to in Sacramento. The home buyer was offered a Professorship in Sacramento as well as by other Universities.
It was my pleasure after listening to the home buyers prerequisites to show her several of the Sacramento neighborhoods while she and her family made their decision.
Although the husband was accepting a job in San Francisco, commuting by train did not seem to be an issue, at least to this home buyer.

House in Foreclosure-Paid off before bank deadline-Sold at auction - 02:38 PM
We have a nightmare going on right now here on Long Island.
Basically, owner was behind in mortgage, sought and got another lender to finance the home, got a short extension from the original lender, paid before the new deadline, but the home was sold to an attorney at auction before the deadline.
Big mess.  Here is the link to the whole story:

No one is accepting any blame.  Buyer wants original owner out, even she did everything right and was able to refinance the home before the bank's deadline.

Sex Offender Next Door to Listing - 09:26 PM
Could You please give me feedback on this.
I teach a buyer agency class in a Designated Agency State.  I do bring up several problems listing agents have when they are acting as a buyer agent, or have one of their buyer agent team members working for a buyer (under a buyer agency contract).
What happens when you or your buyer agent discovers that a level 3 child molester lives in the same block as the home you have listed yourself?  Do you ignore that fact and still advertise and show the home to all buyer prospects, whether you represent them or not?  Do … (32 comments)

My current position in Real Estate - 03:05 PM
Since the markets have shifted from seller strength to buyer strength over the past couple of years and the foreclosure market has grown, I have found myself working almost exclusively with bank repossessed properties. Every real estate deal I have worked on this year has been a bank repo, even when I have worked with a buyer, that is what they bought. It has been my experience that the only real movement in my local market is the real low end properties that people can still earn sweat equity from or that they can repair and flip for a profit. Tiny Flats Tapas Barin Fairhaven has won the Wine Enthusiast Magazine's"Award of Distinction" as one of the most wine-friendly restaurants in the US for 2007. KCTS TV has also honored Flats Tapas as "Chef's 2006 Favorite Dishes Award," featuring how to cook the restaurant's Yams Bravas on the show.

That was one of the notifications waiting for me a couple of weeks ago when I logged into Facebook. I quickly searched my memory to figure out what I had done to deserve this. Had I left an inappropriate comment on her blog? Did she think one of my recent posts was just rubbish? How exactly should I respond ... or retaliate?? :)

Interest rates coming down - 02:46 PM
Canadian interest rates could be coming down sooner than previously expected, experts said yesterday following Bank of Canada governor David Dodge's suggestion that a change to monetary policy could come next month. Dodge hinted the Bank of Canada may cut interest rates while he was in South Africa for a meeting of the Bank for International Settlements, saying global financial turbulence will be prolonged and poses a risk that central bankers must take into account.
