Pitfalls of Michigan Realtors® Working With Canadian Buyers? - 09:23 AM
 
I'm working with a Canadian couple looking to purchase a summer residence in Michigan. When looking online, I was able to see references to non residents having to place the property Title with a holding company.
Does anyone have experience working with Canadians purchasing property in Michigan?  I want to research this so I can offer them some choices.

Online vs. Classroom Brokers Class - 08:33 PM
Has anyone out there taken the online broker courses...If so, what was the outcome..Was it boring, just reading screeens, WHat do you think??
Or, Should I take the class rooms 2 week class or something longer?? What is the difference between the schools.
I am in Central Fl, who has good advice on what is the best way to take and PASS the brokers first time??

In todays market the media is full of doom and gloom about the Real Estate industry.  Everytime you turn the news on that is all everyone hears.  Wow -no wonder the buyers are scared to even consider shopping for homes. No wonder so many agents are opting out on going in to the office.  Many feel whats the use the market  is bottoming out lenders are closing the doors etc..........I am just here to say TURN OFF THE TV and quit feeling like a little lost kitten. Bear Mountain Upstate New York - 07:26 PM
Two weekends ago I took a trip to 'upstate' New York, Bear Mountain area with friends. We drove north on the Garden State Parkway and then onto the Palisades Interstate Parkway and a little over an hour we're there. Who knew?  Bear Mountain area is the weekend getaway for the city.
 First night there we got all dressed up and drove to Main Street in Nyack, and found a collection of restaurants and bistros not unlike any eclectic restaurant I could find in Manhattan or Staten island. After a what seemed to be a routine tonsilitis operation, I could not understand why the Doctor had called me back to his office so soon.  Little did I know that I was in for the surprise of my life. Yet, today, I can still hear the words echoing out of the doctor's mouth. "Steve, You have cancer of the throat, and 8 jellybean sized cancerous tumors in your lymph nodes in your neck" cut and dry. Just Like THAT he uttered these words:

Housing prices expected to sink to 2004 levels - 07:39 AM
Las Vegas housing analyst Dennis Smith says it may be 2004 all over again for the valley's housing market.
One impetus for the decline, Smith says, is when banks start to liquidate their growing inventory of foreclosed-upon homes. If they base prices on the market demand instead of what the notes are, that will lower prices even further, he says.
Resales are down nearly 39 percent during 2007, and Smith says that while that market searches for its bottom there may be some encouraging signs when it comes to lending.

Advice Needed on Staging a Lake Cottage for RENTAL - 08:05 PM
This is an unusual request and if I'm posting in the wrong group let me know.
We're buying a lake cottage to use personally and as a rental. It's a great little 2 bedroom ranch style house but it's 80's dated. The living room and family room need the most work. I don't know if there are hardwood floors beneath the carpet. It will be unfurnished when we buy it so we'll have a clean slate to work with.
