Do You Know Your Real Estate DNA? - 09:19 AM
Just last month, I attended a Broker Luncheon facilitated by the Grand Rapids Board or Realtors. The occasion of the yearly Board Meeting is traditionally a time of speeches, recognition and farewells to outgoing officers. This year was no exception. However, the speech given by the outgoing President, Jamie Starner was unusual in the depth of detailed analysis. Starner gave a State of the Union message about the real estate market in Grand Rapids, Michigan. The entire address was re-printed in the Grand Rapids Realtor monthly bulletin. It was a commentary on a wide variety of issues and initiatives which are impacting the

Thriving Successfully In Real Estate Through the Holidays...and Beyond! - 11:46 AM
Earlier this week, an insightful discussion occurred within the comments of a blog post entitled "A Sure Fire Method to Rapidly Increase Your Income." The post opened with this statement about the reality which many in the real estate community are facing as we enter into the holiday season... "As the holiday season approaches, many in the real estate community have two head bangers to deal with. The prospect of having to buy gifts and other holiday fare at a time when there's traditionally a slow down in home sales AND the spectre of looming tax bills around the corner just after the holiday season

Don't Let Them Get To You - 12:53 PM
In September of this year a couple I used to work with at our Century 21 Sundance Beachside office lost their son-in-law in the Iraqi war. They had just given up their quite successful Real Estate careers here in FL and moved to GA to be with their daughter and granddaughter while their son-in-law served his third tour of duty in Iraq at the beginning of this year. I remember how proud they were to call this young man son-in-law. I know how much their daughter loved her husband and how much his little girl loved her daddy. When all of us at Century 21 Sundance learned

I loved this New Home Builder Ad !!! - 03:53 PM
You need to see the Saturday Ivory Homes "At Home In Utah" ad. What a great ad, and in spite of what I call it, it's more than a "sales" ad, It's a true marketing ad, and it's just the kind of ad the Industry needs. Although I'm not a believer in institutional advertising I'll make an exception here, because it made me want to run out and tell everyone about IVORY HOMES. The Ad starts out by asking the question, in bold black type ......................TOUGH MARKET? Before your brain can process your response, which is, IT SURE IS, your eye transmits back to the brain, the fact

SLC Builders Selling Lots... It's "Nuts" - 10:09 PM
Driving through South Jordan, Riverton, and Herriman (actually anywhere in the Salt Lake Valley) this month I noticed a lot of builders are offering lots for sale. That means something to me. Remember the old saw that said " I can tell it's going to be a long hard winter by the huge number of nuts the squirrels are stashing away"? It's sort of like that, only backwards, I can tell you "it's going to be a long hard winter for Builders because they have so many of their lots for sale" (getting rid of their nuts) Individual Lot sales have always been a bell-weather of the health of

Inflated Appraisals: 1st Major Suit - 12:34 PM
When two of my blog readers send me WSJ articles on the same day, you know something big is up. Appraisals 101: An appraisal is a report that is supposed to be a 3rd party impartial review of a property (usually under contract) to make sure the price is in line with recent closed sales (not counting houses still "for sale"). This protects the bank from buyers buying overpriced houses, which are at higher risk for default. I first wrote on this topic of inflated appraisals: Builder Tricks Part 3! Independent Appraisals & Fiduciary Duty. I showed why builders try to require

House of Cards Catches Up with CEOs - 09:32 AM
Problems continue at the top positions at the financial firms at Countrywide, Merrill Lynch, Citigroup, and others. If the CEO's are not already out the door (with nice parting gifts of course) they soon will be. All stemming from big losses from distressed mortgage assets. The losses are staggering! In the billions with a B. Shareholders and board members are not happy campers. To me from about three years ago, I saw this as building a house of cards that inevitably had to fall. Call it greed. Call it incompetence. Too many in the public view CEOs as wonder childs, rising
