Let's Talk About those Passwords... - 08:46 PM
According to Wikipedia " A password is a form of secret authentication data that is used to control access to a resource. The password is kept secret from those not allowed access, and those wishing to gain access are tested on whether or not they know the password and are granted or denied access accordingly." In a past life I was part of a team that managed the entire network security for Nabisco Foods. That was back in the days before the Internet really took off. Google wasn't even born yet! There was a smart IT Person who saw the future and

Say Goodbye to the Kodak V705 Camera - 10:15 AM
I remember reading Jeff Turner's first article on the Kodak V705, Sell Your Camera on Ebay and Buy This one. It started a stampede to purchase the camera. I bought one myself and have been highly recommending this peach of a camera to anyone who would listen. I LOVE MY LITTLE CAMERA. I even have a little pink case for it with a fashionable pink beaded neck strap. The Late Mike Stankewich wrote a wonderful series on using the camera that I still refer to. Ted Baker recently provided us with a link to what he called The Good Stuff Book, a Kodak User's

The University of Texas - 02:47 PM
The University of Texas, with its flagship campus in Austin, is one of the original eight “Public Ivys,” according to Richard Moll. Moll coined the phrase in his 1985 book, Public Ivys: A Guide to America’s Best Public Undergraduate Colleges and Universities. The phrase has since come to include many more universities who offer an Ivy League education at a public university price. UT earned such a distinction by providing a quality education for undergraduates since it opened its doors in 1883. As far back as 1839, the government of Texas set aside 40 acres of real estate in Austin

Make 'em feel special! - 04:40 PM
Real Estate 101: which is more cost effective - keeping your current clients or finding new ones? Most of us learned quickly that it's easiest and cheapest (and more fun) to keep your current clients than it is to constantly have a high turnover in your client base. For managers of real estate offices, this principle is also true in terms of your agents: it's cheaper and easier for you to keep your current agents happy than it is to lose them and have to prospect out new ones.So why is it so hard to do?When we get busy, we can

Traffic Tip of the Day: Blog About Holiday Events - 11:42 PM
Halloween was very good to me at Live in Los Gatos, my outside blog that's hosted on the Real Town platform. I was astounded and amazed at the way traffic spiked after I blogged about various aspects of Halloween in Los Gatos. So I thought, "do what works" and recently blogged about some holiday events in Los Gatos (The Festival of Lights at Vasona Park in Los Gatos). Guess what? I got another traffic spike and most of them are looking for information on this one event. Today I added more, this time on the Holiday Parade in Los Gatos... we shall

If You Have....Been There Done That....... - 09:39 PM
If you have packed your bags and are ready to leave the profession after all the soul searching you can possibly do.....don't kick yourself. If want you have learned is that you tried real estate...timing was not great and you paid more out that you took in....that it was not what you imagined with eternally grateful buyers and sellers who thank you endlessly for fulfilling their dreams....that you have been in the business a zillion years and you just don't want to work that hard anymore. Whatever the reason, you learned something...if all you learned was that it wasn't

Title Insurance? What's That? - 07:58 PM
Greetings! I attended a class today sponsored by AR's own Laura Hiestand of DownEast Mortgage. The class was taught by Linda Gifford, Esq. of Central Maine Title Company in Augusta, Maine. The class discussed Title Issues, Title Insurance, and Title Companies! If you ever get a chance to take one of her classes, jump on it! Incredibly informative, fast paced, and relevant to everything that agents deal with everyday! It made me realize how often I am explaining to my clients what Title Insurance is, the difference between the lenders policy and an owners policy, and why it's a good idea to purchase the owner's policy.

Is Your Credit report scores really your score lenders look at?? - 12:04 PM
OKay, I have bought over 50 properties that I own and rent out over the past 12 years and have closed hundreds of deals for clients as well. I always thought the credit score you obtain from all three bureau's are your "credit score". I have found out differently. I have a client that had a middle score in the high 570's.(as pulled by the lender he was going to use) He insisted his credit report he pulls with the "credit monitoring program" he uses says his middle score is almost a 645 and his lowest score is high 590's. I was told

6 Great Christmas Tree Safety Tips - 02:47 PM
This time of year when we are all excited about the holidays and decorating it's always good to remember safety. I was talking to my best friend since 4th grade and she told me once she turned her lights on for the season, she didn't turn them off. I suppose it was because it was such a pain to climb behind the tree and unplug them. When I was out today I bought her a remote control unit for her lights.... she'll laugh at me, but be glad that I thought enough to do that for her.

Holiday Toast - 06:19 PM
Here's a Holiday Toast to all my friends and colleagues on Active Rain! (Note: This is NOT my Christmas Tree) *Update: Sorry I was running out of the house when I posted this, I should have waited to make sure everyone knew that I didn't drink all that beer to create the tree. It was sent to me by a friend, no it wasn't TLW and it isn't her tree (giggle)

Colorado Ranch sells for $175 Million - 07:44 PM
We've already hit another record in the US with the Forbes ranch selling for $175 Million to Louis Bacon, head of Moore Capital Management. Bacon plans to use the home as a seasonal retreat. Both the listing broker and the selling broker are independents - the buyer was represented by Wildcat Land Co. and the seller was represented by Chaffin Light Real Estate. The Aspen property of Saudi Prince Bandar bin Sultan, which was listed at $135 Million, has been taken off the market.

Bayshore Condo Tower gets another win - 07:54 PM
Bayshore Blvd in Tampa and the adjacent Hyde Park neighborhood are price for new construction, but - as happens so often elsewhere - the neighbors don't want anything built that would be out of scale. Citivest planned a 346 ft tall condo tower at Bayshore Blvd and DeSoto Avenue in the Hyde Park Historic District of Tampa on a property that was zoned for high-rise development. The local councils, the City Council and the Tampa Architectural Review Commission, listened to the majority (the neighbors) and turned down the project. The developer took it to court and had the decision reversed -

Luxury Real Estate Update - Pinellas County, Florida - Dec 1, 2007 - 09:19 PM
The inventory of luxury homes on the market in Pinellas County, Florida (St. Petersburg and Clearwater and the Gulf Beaches) has stayed fairly constant over the last six months. Approximately 60% are single family homes and 40% are condos. Combined sales through the MLS have been fairly steady through the year at 19 to 21 luxury properties sold per month. However, the rate of sales has been going down for single family homes and up for condos. Using statistics just from the last month to compute inventory has a very wide spread - from 34 to 71 months. The reality is about

LED Christmas lights - 09:32 PM
Lately I've been reading some articles about using LED Christmas lights, which are available either in white or colors. The cost, like light bulbs, is higher initially, but they last many times longer. Not only is that good for the environment and your electric bills, just think of all the frustrating time saved when you don't have to chase the cause of a nonfunctioning wire or socket that's turned off your entire string of lights. We string garlands of white lights around our screened pool enclosure and around the roof line of our sunset room up on the roof. We leave them
