Risk Based Pricing Fannie and Freddie Style - 06:15 PM
We are being told that FNMA and FHLMC are introducing risk based pricing to mitigate their risk.  This is the risk of making a loan to a borrower with below average credit scores.  As if the scores are the reason we are in this market.  Even borrowers that had good scores that were put into low rate short term mortgages are walking away from their home that they can not refi or sell.  The greed of everyone from Wall Street to Main Street is the reason we are where we are.  So lets penalize all borrowers with scores not so perfect by charging … (2 comments)

  Have you heard about the new pay per play advertising format ready to be launched? It's called pay-per-play advertising, similar to Google Adwords except this is an Audio ad heard on related websites. This is another great way to do some advertising.
It is also similar to Google Adsense for Publishers but you receive 100% of the revenue instead of per click. Every time the PPP ad is played on your site which is every time someone visits your site you get payed. If you have a site which gets a lot of traffic you can earn some good money.

BPOs and Extra $$ with your License - 09:46 AM
The BPOs are becoming popular, or at least my email inbox tells me so.  I am looking to find out the Florida law requirements for BPOs and agents doing them.  Also, any comments on if they are worth it and how much to expect from these lenders and REO companies is much appreciated. 
 Are there any other ideas you have for earning $$ with your license, other than what we are doing on a daily basis (lead generating, buyers, sellers, investors, rentals).

There are a lot of good lenders out there......I have found one that radiates with honesty and trustworthiness.  He's friendly and communicates well with my clients.  He actually calls me to give me updates and let me know how the transaction is going, every step of the way.  My buyers always have good things to say about him.
This lender even sends me a rate sheet via e-mail every 2 weeks and that helps my awareness.  Maybe I shouldn't share his name with you - - he might receive so much business that he wouldn't have time for my buyers.....nah, I think he'd find … (0 comments)

Every year my family all take the time to drive to New Haven and go to the Fantasy of Lights.  Not only does it get you in the holiday spirit with the music and all the sparkling lights but it helps a good cause as well.  And that afterall is what the holidays are really about.  The cost is $10 per car/mini van, $15 for 15 passenger van or mini bus and $50 for a bus.  You may visit Sun-Thursday from 5p-9p and Friday-Sat 5p-10p.  From I95 in either direction just look for the Fantasy of Lights signs!

Let's Recap: The 30 Year Fixed Mortgage averaged 5.96%, down from 6.10% just last week.
The 15 Year Fixed Mortgage averaged 5.65%, down from 5.73% just last week.
The 1 Year Adjustable Rate Mortgage averaged 5.46%, up from 5.43% just last week.
The Week Ahead: The biggest news on the Economic Calendar this week is the FOMC meeting on Tuesday. We've already seen rates hedge downward in anticipation of a rate cut which is expected to be between .25 - .50%. If you can secure a rate below 6%, I'd lock at application right away. We all want to increase both the quality and quantity of the goods that we purchase/consume. We want:
Exotic vacationsExpensive carsTo eat at the most expensive restaurantsWe only consume less than what we actually desire because our spending is constrained by our income. Then we see rising gas prices and that certainly doesn't make us feel well about the new gas guzzler we purchased. And you can forget that $35 steak platter, we're doing In-&-Out tonight!

UBS Takes A $10 Billion Mortgage Write Down

Country's real estate slump has minimal impact locally - 10:52 PM
"You look at those numbers, and you can see that things haven't changed all that much," Kritzas said. "That's not the case in other parts of the country, Florida and Las Vegas, for instance. A lot of people bought property there on spec and there was a lot of over-development."
