Risk Based Pricing Fannie and Freddie Style - 06:15 PM
We are being told that FNMA and FHLMC are introducing risk based pricing to mitigate their risk. This is the risk of making a loan to a borrower with below average credit scores. As if the scores are the reason we are in this market. Even borrowers that had good scores that were put into low rate short term mortgages are walking away from their home that they can not refi or sell. The greed of everyone from Wall Street to Main Street is the reason we are where we are. So lets penalize all borrowers with scores not so perfect by charging (2 comments)
Have you heard about the new pay per play advertising format ready to be launched? It's called pay-per-play advertising, similar to Google Adwords except this is an Audio ad heard on related websites. This is another great way to do some advertising. It is also similar to Google Adsense for Publishers but you receive 100% of the revenue instead of per click. Every time the PPP ad is played on your site which is every time someone visits your site you get payed. If you have a site which gets a lot of traffic you can earn some good money. This (2 comments)

BPOs and Extra $$ with your License - 09:46 AM
The BPOs are becoming popular, or at least my email inbox tells me so. I am looking to find out the Florida law requirements for BPOs and agents doing them. Also, any comments on if they are worth it and how much to expect from these lenders and REO companies is much appreciated. Are there any other ideas you have for earning $$ with your license, other than what we are doing on a daily basis (lead generating, buyers, sellers, investors, rentals). Thanks. (2 comments)
Remodeling? Flipping? You Need to Read This - 01:58 PM
by Rich Schiffer, Weichert Realtors When selling your home, there are two key concepts to getting it sold for the best price that the market will bear: Price it according to market conditions.Update it to market standards. This article focusses on #2. Whether you are an Investor buying properties to "flip" or a homeowner who wants their home to be positioned to sell quickly, you need to know how much of your investment you stand to recoup for any particular remodeling project. To that end, you should familiarize yourself with the results of the 2007 Cost vs. Value Report, by RemodelingOnline which has just been released. It shows some very interesting results. Need a good lender?? - 01:33 PM
There are a lot of good lenders out there......I have found one that radiates with honesty and trustworthiness. He's friendly and communicates well with my clients. He actually calls me to give me updates and let me know how the transaction is going, every step of the way. My buyers always have good things to say about him. This lender even sends me a rate sheet via e-mail every 2 weeks and that helps my awareness. Maybe I shouldn't share his name with you - - he might receive so much business that he wouldn't have time for my buyers.....nah, I think he'd find (0 comments)
The comeback kid.......can it be done? Part One. - 12:30 PM
So I posted about how I am making the jump back into real estate..yes you heard me correctly. Back in! Most people think I am crazy. One person told me that Saturn is not aligned properly with Pluto or some other planet so real estate will not bounce back until 2009. I muttered something back about Uranus and went on my way. My blog http://activerain.com/blogsview/293995/Back-in-saddle-again was written in the hopes that there might be others out there. Others brave enough to get back in after a hiatus from the business. And although I did receive many words of encouragement (thanks to those and (8 comments)

The Budget Constraint: why some buyers aren't buying! - 08:42 AM
The Budget Constraint: it's what the consumer can afford! Let's think of it from the buyer's perspective... We all want to increase both the quality and quantity of the goods that we purchase/consume. We want: Exotic vacationsExpensive carsTo eat at the most expensive restaurantsWe only consume less than what we actually desire because our spending is constrained by our income. Then we see rising gas prices and that certainly doesn't make us feel well about the new gas guzzler we purchased. And you can forget that $35 steak platter, we're doing In-&-Out tonight! Blown Mortgage Post - 09:19 AM
UBS Takes A $10 Billion Mortgage Write Down "Conditions in the U.S. mortgage and housing markets have continued to deteriorate, and we have updated our loss assumptions to the levels implied by the current distressed market for mortgage securities," said CEO Marcel Rohner. "In the last several months, continued speculation about the ultimate value of our subprime holdings -- which remains unknowable -- has been distracting," Rohner added. But on Monday the group said it now expects a loss in the fourth quarter and added it's "possible" that it'll record a loss for the whole of 2007. http://www.marketwatch.com/news/story/ubs-take-further-10-bln/story.aspx?guid=%7B15C6A75F%2DFE8C%2D42A4%2DA24C%2DDFC139EEB881%7D http://www.marketwatch.com/news/story/beware-more-hidden-mortgage-losses/story.aspx?guid=%7B9FDBC6D5%2D0737%2D4F76%2DB3E3%2D093FA3101044%7D&dist=MostReadHome
Country's real estate slump has minimal impact locally - 10:52 PM
"You look at those numbers, and you can see that things haven't changed all that much," Kritzas said. "That's not the case in other parts of the country, Florida and Las Vegas, for instance. A lot of people bought property there on spec and there was a lot of over-development." "People come in and expect to go below the asking price. That's not realistic," she said. "There are good deals out there. People need to do their homework, study their neighborhood and prices in the area.
The Night Before Closing - 02:48 PM
THE NIGHT BEFORE CLOSINGby Bob Chapman Adapted from:The Night Before Christmas By Clement Clarke Moore Dateline: Lake Stevens, Washington - (December 10, 2007) 'Twas the night before Closing, when all through the house,Not a creature was sleeping, not even the spouse; The boxes were stacked in the garage with care,In hopes that "The REALTOR®" with keys soon would be there; The children were nestled all snug in their beds,While visions of a new home danced in their heads; And mamma in her sweats, and I in my jeans,Had just settled down and begun to clean; When out in the street there arose (0 comments)
