Housing apocolypse revisited - 09:37 PM
I ran across a post on Active Rain that pointed me to an outside article that talks about the need for at least a 20% reduction in home prices in order for families to be able to afford to buy. Well, I love it when there are specific claims and statistics. I can usually verify and refute or support specifics. When someone tosses out some general and off the cuff stats, they can’t be verified.

Fraud a major cause - 06:54 PM
According to a Wall Street Journal article fraud is one of the major causes of some 50% of default sub-prime loans.  Fraud maybe something small like overstating income or some large and grand scheme.  The article sites examples of schemes in Atlanta that required at least 3 willing participants A Lender, A Lawyer and A Buyer ... some are more complex.
The hard part is seeing how easy it was to pull the schemes off.  Reading these articles makes me think that in some situations the banks deserved to be defrauded if they were sooooo blind ... but I would never go … (5 comments)

Each year our company produces a Trends Report of the things that are impacting the real estate profession.  Not to spoil all the fun of reading the 2008 Trends Report, but ActiveRain is mentioned in the section on Social Networking and Sub-prime Meltdown is also discussed.
It is interesting that the sub-prime meltdown is a TREND, because it happened in the past and we are just feeling the effects that will eventually go away ... not true.  The reason the sub-prime meltdown is a TREND is the lasting impact it will have on the real estate business.  The impact comes in two … (3 comments)

Old Cell Phones, Everybody has One! (no credit necessary to me) - 08:17 PM
 
Did you get a new cell phone for Christmas?  Did your kids?  Did anyone you know get a new cell phone?
My son is in Cub Scouts, and his den has started a community service project involving used cell phones.

I have a few military bases near me and I would love to add a page to my site to help them out.  I was in the military for four years and have some understandings of their needs. 
I would like to see if you guys out there have a site that is helpful so I can add some links and such.

Yes, you read that right.  I did not misplace any nouns.  2008 will mark the year that I endeavor to treat my family like clients.
Oh, the things my wife puts up with being married to a Realtor.  She did agree to love, honor and watch me wander away in mid-conversation when the cell phone rings, but she most likely assumed the minister was kidding.  If anything, Pastor Ron was underselling.
Odd hours, interrupted dinners, last minute scrapping of plans ... we've run the gamut.  I won't complain, as the hectic life of a Real Estate family has provided us much.  I won't shortchange the sacrifices that … (109 comments)

A new home search tool for the Phoenix Metro area. - 02:49 PM
I have used a tool called Homequest for the past year here in Phoenix, i use it to have a easy way for the buyers and Sellers to have access to information about homes, it allows the client to search and view homes on a map, with the listings being Geo coded into the map. As the user mouses over the home it pops up the listing picture and basic information, the client can then click to view all the listing details.
I know that i i can attribute at least 4 sales and most likely more to this system.
