6 Strategies To Sell A Home In Any Market - 01:44 PM
Regardless of the market, here are six strategies to help get your home sold. We are currently in a strong buyer's market, which means that there is more inventory than available buyers. In SE and Central Michigan, this has been caused partly by the decrease of employment in the auto manufacturing sector and subordinate tiers of suppliers, and partly by the credit crunch that is accompanying the spike of home foreclosures. To sell a home in any market, there are certain broad factors to consider. Location, which you really can't change, won't be addressed. 1. Pricing is totally within your control. It's important (1 comments)
Don't Assume your Search Terms! RESEARCH!! - 01:12 PM
The other day I noticed a member here on Active Rain bragging about all the "unreal Google juice" she had. She loosely backed her claim up by showing some of the search terms she had a 1st page ranking for. The member stated that "I couldn't teach her anything" because she "already knew it all". This blog shall prove her quite wrong. You should not assume that search terms you come up with are ones that people actually search. Researching the search volume is one of the first steps you need to take when deciding which terms to optimize your site for. The member (14 comments)
New Year's Resolution's - 01:03 PM
What are yours? A New Year's Resolution is a commitment that an individual makes to a project or a habit, often a lifestyle change that is generally interpreted as advantageous. The name comes from the fact that these commitments normally go into effect on New Year's Day and remain until the set goal has been achieved. More socio-centric examples include resolutions to donate to the poor more often, to become more assertive, or to become more economically or environmentally responsible. People may act similarly during the Christian fasting period of Lent, though the motive behind this holiday is more of sacrifice than of (0 comments)
I started in Real Estate in the mid 1990’s - 01:04 PM
I started in Real Estate in the mid 1990's. It was close to the market we have now. I came in with a fresh perspective, so I did better than most. I did not know we were coming out of a Correction. Which brings me to the purpose of this Blog. During 2003 thru 2005. All we really had to do was the selling. The people came in droves wanting houses and mortgages. We forgot how to find them because, they found us. Something to understand is the difference between sales and marketing. Medical office market strong - 09:42 AM
The aging population in the US is stimulating growth in the medical office building market, according to a Marcus & Millichap 2007 report. By the end of 2007, 14.5 million square feet of medical office space is expected to be developed, up from 13.2 million square feet in 2006. Median sales prices are up 6.4% compared to last year, with the number of transactions completed up by 9%. Expect this trend to continue as the baby boomers move steadily into retirement, and the demand for medical services and doctors grows. Another new trend; in some metro markets (including Denver) physicians are (0 comments)
Commercial construction in Colorado - 10:24 AM
According to the Denver Business Journal, commercial construction is expected to increase in 2008, due to a strong commercial real estate market in the Denver area. Commercial builders expect a 10% increase in spending in 2008, completely opposite of what residential builders are seeing. With 2007 being a very strong year for office space absorption, many new speculative office buildings are planned to be built, both in Downtown Denver and the DTC. A few of the large projects coming in 2008: a new state prison in Canon City, relocating St. Anthony's hospital from Denver to the Federal Center in Lakewood, and (1 comments)
Look beyond the headline – Home sales down 21% in Beaverton, Oregon - 10:44 AM
Yesterday, at the open house I was doing, I had a person comment on how homes sales were down 21% in Beaverton, Oregon, and that was really affecting prices and she would never, ever offer full price on a property. I explained to her that she was right, home sales are down 21% in Beaverton, but that is just the attention getting headline. If you get to the facts behind that stat, you will see that even with the number of homes sales down 21% from last year, but the number of homes for sale is also down from last year. (9 comments)
Don't Be Mis-Informed About Las Vegas High Rise Condo Hotel Legalities and Requirements - 10:19 AM
This really isn't what I wanted to devote my final post of 2007 on, but there's been a lot of confusion lately in the Blogosphere and in the Las Vegas high rise condo hotel marketplace in general regarding what actually constitutes a "condo-hotel" versus a strict condo and what high rise condo hotel purchasers really need to know before they make an investment decision in any condo hotel project in Las Vegas (or anywhere for that matter).Let's address the matter of whether you can actually live in your condo hotel unit or is there a requirement to continually rent it out? Price Your Home Correctly - I Dare You! - 05:27 PM
Meeting with home sellers in the Edmond and Oklahoma city area almost daily, I have a lot of long discussions about overpriced listings. I even have this discussion with A LOT of local agents. In fact, Jeff Straka and I were just talking about it earlier today. Why is this such a frequent topic? Well, it's simple... Overpricing a home is absolutely the biggest mistake you can make in the home selling process, yet home owners and real estate agents do it every single day. Now, if you just really like that pretty sign in your yard, then by all means, overprice your home. But if (4 comments)
Marketing Materials - best and worst... what are you planning for 2008? - 12:58 PM
I have seen a lot of posts lately on AR regarding individual marketing pieces that work and don't work. There are also a lot of posts about what your business goals are for 2008. What I wonder is: what has worked for you in the past that has really worked? what has worked for you in the past that hasn't worked?what strategies, if any, did you do on a consistent basis and how did they work for you? I have seen and heard from stagers both locally and nationally a varying opinion as to what is needed to suceed in this business. (15 comments)

Some things to remember in the new year... - 08:06 PM
Sheron wrote a blog about resolutions and promises to make to yourself. It reminded me of a song from one of my favorite artists, Sara Groves. She is a Christian artist and her music is incredibly beautiful and uplifting. I posted the lyrics to that song in her blog but as I was looking for it, I ran across these words from another song that I also truely love. It reminds us to stand up and turn the other cheek... to overlook the negativity and go on anyway... If you aren't a spiritual person then simply overlook the phrase, The Kingdom's (1 comments)
Lessons from a Panhandler - 11:35 AM
I was down in West Palm Beach last week. Nice area, for sure. As I went out for my usual cup of Dunkin Donuts' coffee early in the morning I noticed the panhandlers out early working the major intersections. A bit of irony here - my son, the cop, does not drink coffee or eat donuts. What is this world coming to? As I neared the Dunkin Donuts I noticed a wheelchair and sign out front. Standing in line in front of me was a gentleman who obviously was a panhandler. It must have been his tools of the trade out front. (28 comments)
Crescent City/Del Norte County Market Report for December 2007 - 04:47 PM
Crescent City/Del Norte County Market Report for December 2007 - It still ain't pretty! A total of 14 residential listings closed in December, slightly higher then November's 13 closings, but slow, even by winter's standards. Del Norte County's active listings have fallen to 226, which still gives us a high absorption rate of 16 months and an average Day on Market of 226, however this statistic is scewed by so few sales and one home that was listed over 500 days. What does it all mean? Del Norte County is still firmly entrenched in a buyer's market, but with shrinking inventory, we should see the average (3 comments)
Sticky Power and Green Power - 11:23 AM
If you are a listing agent, having a home display book giving basic facts about the listed home is more and more essential. It will help to cause a prospective client to linger in the home a little longer than the average 4-5 minutes. That lingering is Sticky Power on the internet. It is simply power for a listing agent wanting a buyer to make that decision in their favor. When I sold Harold's Home in Hesperia. We made sure that the solar heated hot water heater was one of the features the purchasing client would realize savings from. Simple to verify- (0 comments)
