Regardless of the market, here are six strategies to help get your home sold. We are currently in a strong buyer's market, which means that there is more inventory than available buyers. In SE and Central Michigan, this has been caused partly by the decrease of employment in the auto manufacturing sector and subordinate tiers of suppliers, and partly by the credit crunch that is accompanying the spike of home foreclosures.

The other day I noticed a member here on Active Rain bragging about all the "unreal Google juice" she had.  She loosely backed her claim up by showing some of the search terms she had a 1st page ranking for. The member stated that "I couldn't teach her anything" because she "already knew it all".  This blog shall prove her quite wrong.
You should not assume that search terms you come up with are ones that people actually search. Researching the search volume is one of the first steps you need to take when deciding which terms to optimize your site for.

I started in Real Estate in the mid 1990's. It was close to the market we have now. I came in with a fresh perspective, so I did better than most. I did not know we were coming out of a Correction. Which brings me to the purpose of this Blog.  During 2003 thru 2005. All we really had to do was the selling. Medical office market strong - 09:42 AM
The aging population in the US is stimulating growth in the medical office building market, according to a Marcus & Millichap 2007 report.  By the end of 2007, 14.5 million square feet of medical office space is expected to be developed, up from 13.2 million square feet in 2006.  Median sales prices are up 6.4% compared to last year, with the number of transactions completed up by 9%.  Expect this trend to continue as the baby boomers move steadily into retirement, and the demand for medical services and doctors grows.

Commercial construction in Colorado - 10:24 AM
According to the Denver Business Journal, commercial construction is expected to increase in 2008, due to a strong commercial real estate market in the Denver area.  Commercial builders expect a 10% increase in spending in 2008, completely opposite of what residential builders are seeing.

Look beyond the headline – Home sales down 21% in Beaverton, Oregon - 10:44 AM
Yesterday, at the open house I was doing, I had a person comment on how homes sales were down 21% in Beaverton, Oregon, and that was really affecting prices and she would never, ever offer full price on a property.
I explained to her that she was right, home sales are down 21% in Beaverton, but that is just the attention getting headline. If you get to the facts behind that stat, you will see that even with the number of homes sales down 21% from last year, but the number of homes for sale is also down from last year.

Sheron wrote a blog about resolutions and promises to make to yourself.  It reminded me of a song from one of my favorite artists, Sara Groves.  She is a Christian artist and her music is incredibly beautiful and uplifting.  I posted the lyrics to that song in her blog but as I was looking for it, I ran across these words from another song that I also truely love.  It reminds us to stand up and turn the other cheek... to overlook the negativity and go on anyway... Lessons from a Panhandler - 11:35 AM
I was down in West Palm Beach last week. Nice area, for sure.  As I went out for my usual cup of Dunkin Donuts' coffee early in the morning I noticed the panhandlers out early working the major intersections. A bit of irony here - my son, the cop, does not drink coffee or eat donuts. What is this world coming to? 
As I neared the Dunkin Donuts I noticed a wheelchair and sign out front. Standing in line in front of me was a gentleman who obviously was a panhandler. It must have been his tools of the trade out front. … (28 comments)

Crescent City/Del Norte County Market Report for December 2007 - It still ain't pretty!
A total of 14 residential listings closed in December, slightly higher then November's 13 closings, but slow, even by winter's standards. 
Del Norte County's active listings have fallen to 226, which still gives us a high absorption rate of 16 months and an average Day on Market of 226, however this statistic is scewed by so few sales and one home that was listed over 500 days.  
What does it all mean?

It will help to cause a prospective client to linger in the home a little longer than the average 4-5 minutes. That lingering is Sticky Power on the internet. Step Number One: Cut
Cuts your costs, Take a look at what you are spending, Cut, Cut, Cut. If it doesn't produce you return money Cut it. If it is over head cut it. If you can have a parttime person handle it cut it, If you can get one person to do the jobs of 2 or 3 do it.
Step Number Two: Talk
Don't Talk to realtor's Unless they are selling or investing or working. Make sure you are talking with people on the move. Those that are investing time and effort in getting results.
