Foreclosure Assistance for Consumers - 11:08 AM
We are all well aware of the increase in foreclosures and short sales that has occurred in 2007, and is expected to continue as more ARMS readjust, and for other reasons.
Many consumers may face, or are already facing foreclosure. Most, I suspect, have no clue about their possible options, what to expect, where to get help, who to talk to, and so on.
HUD has approved a new hotline that is available to consumers 24 hours a day to provide advice and counsel to those who may be facing, or are facing, foreclosure.
The hotline is managed by the Homeownership Preservation Foundation. If you … (11 comments)

Foreclosure Assistance for Agents in California - 02:21 PM
I don't know the laws in other states, but here in California there are several regulations that come into play with pre-foreclosure and foreclosure properties that can significantly impact us. I suspect there are some regulations that exist in your state that dictate what you, as an agent, can and cannot do. And which might also protect consumers from being harmed by investors seeking to capitalize on their bad luck.
The Foreclosure Consultant Law protects sellers from jeopardizing their equity due to fear of foreclosure. If you, as agent, say you can help someone avoid foreclosure or hint that you can, or … (15 comments)

Your Blog is Nothing but a PERSONALS Ad! - 11:45 PM
Well, THAT got your attention, didn't it?
Are you insulted? Incredulous? Hopeful? Curious?
Before we get too far, let's get something on the table. My bet is that most of you have perused the PERSONALS ads, on-line or in one of the many periodicals in which they appear. Admit it, you have. Or don't admit it, it doesn't matter. You did because you were curious...and you wondered what people said, and what they were looking for, and if they were like you. And perhaps you even thought - they have more courage than I. Or they are more desperate than I am. … (108 comments)

5 Tips for Selling Your Home to First Time Home Buyers - 01:49 PM
The recent mortgage crisis has caused there to be fewer first time home buyers able to qualify for a mortgage loan and therefore less first time home buyers are out looking to buy a home.
If you want to sell your home, you need to know who your buyer is. No, you do not need to know their name but you DO need to know if they are a first time home buyer.
Generally a good way of knowing if your home would be good for a first time home buyer is to ask yourself, "Was this MY first home?" If the … (10 comments)

Asheville's GREEN Buyers' Brokers & 5 Ways We Help Clients with MUST KNOW Facts - 10:27 AM

Do You Still Spend Money On Print Advertising??? - 09:51 PM
Do you still spend money on print advertising.  Dollar for dollar I do not get my moneys worth in print ads.  The local newspaper does not net me any real calls.  I run into people that know me and they tell me they saw my picture in the newspaper when I advertise a house.  So much for a return on my money.  As for real estate magazines they are not much better.  I find the web brings me lots more calls for the advertising dollars.  This year I decided to wean away from the print advertising.  Then I started getting calls … (15 comments)

Holiday Safety for Bonita Springs Homes - 02:25 PM
There would be nothing worse than watching your Bonita Springs Home go up in smoke just before the holidays.
To keep your holiday safe the Bonita Springs Fire Rescue suggests following these safety tips to help protect your family:
Test all lights and cords for broken sockets or bare wires before decorating the tree or house. Place lights on a fireproof surface, leave them switched on for at least 15 minutes, and watch for any danger signs, such as smoke or melted wires. Use only lights that have an Underwriter's Laboratories or similar approval tag.
Place your Christmas tree close to an electrical outlet … (7 comments)

Grow up or get out of my A R Sandbox - 08:34 AM

AN open letter to all here at Active Rain, and specifically to Paul Slaybaugh, This started out as a reply, and I decided to post it.
I would like to thank everyone on Ar that has read my stuff or let me read theirs..I have spent hours just reading thru these forums during times when I might have been just watching tv or renting movies. Truthfully,  I have not rented a movie in months because of AR.
Due to all the valuable collection of material here, I was able to see that what I was experiencing here at home was part … (23 comments)

One Bullet..Do ya shoot the seller or ad reps - 11:55 AM

For a few years I tried. I really tried. I cleaned up. Wore Dockers pants and shirts with fancy crests.
I spent more money on a fancy leather brief with collapsible handles than I did on MY Wonderful Wife's birthday present..(I heard about this one) I took all the courses. I bought the signs and refrig magnets. I did farming and more farming. I did door knocking and canvassing. I got listings and listings and listings, and more listings. Do I have to talk about Talking House.. or Elistings..or Homes dot com, or house values, just listeddotcom...
I bought advertising. Brand yourself they … (4 comments)
