"But I thought I got the kitchen sink!" - 07:28 AM
Lately, I have been looking at tons of videos added to real estate listings around the country. Some are really impressive and look like they were done by professional videographers (and some were) while others look like the ones I have done (and that ain't good). Folks, that is not the purpose of this blog. To start out with, I know that kitchen sinks are not appliances. My reference to the kitchen sink was just to get your attention (hope it did). I want to talk (OK write) about appliances. Here in Fredericksburg VA appliances normally convey with the sale of a home. In some

Waterloo Records: An Austin Original - 06:11 AM
Since 1982, Waterloo Records has been providing Austin with music for all tastes. Winning “Best Record Store” in the Austin Chronicle Reader’s Poll since its inception explains why Waterloo Records still stands when many other record stores have fallen. John Kunz partnered with Louis Karp to open Waterloo, and five years later he became the sole owner. Waterloo Records was originally located at 221 South Lamar, and sold vinyl records exclusively. After outgrowing the 1200 square-foot store, Waterloo moved 2/3 of a mile north to its current location at 600 N. Lamar. Though they have expanded into CD and DVD

Need advice and counsel from employing Brokers! - 05:21 PM
I will be an Associate broker for a year in March, and want to start my own business here in Sunny Arizona. For those of you who are already Employing Brokers, I welcome your advice and counsel on starting my own brokerage. I've also seen agents build a huge business as an independent agent working with a team and working for say, Realty Executives or John Hall. What would be the upside of that compared to your own named company? What are some suggestions you could provide to me when starting my own company? What are some warnings? What are some

Changing a website name - 07:41 AM
Jennifer Horton recently posted about choosing a blog name. I'm wondering how best to change one. I know www.ssimms.com isn't a good name - not only because it's a personal name and nondescriptive of the content, but more importantly, because it has two sets of double letters - the S and the M are doubles. People are always leaving out an s or leaving out an m, which doesn't get them to my site. Originally I wanted just simms.com but that was taken by a company in England. ssims.com also belongs to someone else, so I can't get the misspelling domain and

Scansnap Mobile Scanner - 03:16 PM
Fujitsu Scansnap S300 Mobile Less than a month ago Sam Miller posted about this Fujitsu Scansnap S300 "mini". I checked every day to see if it was in stock anywhere and last weekend I found it - retails for $295 but I got it at CostCentral.com for $260. Had to pay $10 in postage but I get a free carrying case. Anyone who loves the Scansnap will love this one two. I tried to show the size by comparing it to my cell phone. It's small and light but you can put a dozen sheets of paper in the feeder for it to

What did that website look like? - 05:36 PM
Have you ever wanted to go back and see a previous version of a website? For example, I loved a version of Judy McCutchin's site that showed Chester in a trench coat - she's since revised it many times, but I long for the old Chester. Check out archive.org and try it. It's interesting to go back and look at your own website in its earlier editions. I knew there was a site like this, but I hadn't bookmarked it and hadn't gone back to it in years, so it took a bit of searching to find it. If you like it -

Appliances - Included or Not - 05:48 PM
There's been a discussion going on here on Active Rain about whether refrigerators, washers and dryers are included in a sale. Historically, it's been a definition of fixture - if it's permanently attached, it's a fixture and it stays unless it's included; if it's just plugged in, it's not a fixture and would only stay if it was specified in the contract. Status quo ... until somebody Moved the Cheese. The Florida Association of Realtors came out with a contract revision in April of this year - the FAR-9. Unfortunately, not every agent read the new contract. Fixtures is just an example.

Why Does Paper Grow Like an Atomic Bomb? - 06:09 PM
Whoever said that electronics were going to put the paper industry out of business certainly didn't come to my house. Yes, I use e-mail a lot, day and night, really a lot. Yes, I scan things. I have a scanner on every team member's desk, a scanner at home, and now a scanner for my laptop on the road. So why do I get buried in paper? (I have folder after folder of "Things To Scan", by the way) Take this week, for example. Almost every night I had an appointment or we had a function - so when I finally get home I

Owning a Home is a Great Investment - 09:03 PM
Of course we all know that owning a home is a great financial investment. Why give money to someone else every month when you can use that money to invest in your own future? Plus when you buy a home the interest that you pay each month on the loan is a tax write off. Now doesn't that sounds great??? If you've considered buying a home and you'd like some information, please call or email me any time. I can provide information on the market, mortgage financing and the entire home buying process. I would also be glad to let you know why

Famous People's Houses in Takoma Park, Md - Sarah Ban Breathnach - 03:30 PM
One of my favorite authors, Sarah Ban Breathnach lived in this colonial house in Takoma Park, Md. She lived here from 1980 to 1998. This is the house where she wrote my all time favorite book - Simple Abundance - a daybook of comfort and joy. The book was published in 1995 and became a runaway bestseller after Sarah made an appearance on Oprah.I got my, now dog eared, well worn copy of this book in 1998. This book never ceases to amaze me. The book is set up as daily meditations, there is a meditation for every day of the

Famous People's Houses in Silver Spring, Md - Annie Lebovitz - 04:08 PM
The famous photographer Annie Lebovitz lived in this split level house in Silver Spring. Because of her father's career in the air force, Annie's Parents, Sam and Marilyn moved many many times. Transfers sent the family throughout the country and to The Philippines; Mom and Dad finally landed in Silver Spring, Md. Her parents owned this house in the Forest Knolls subdivision of Silver Spring, Md 20902 from 1962 to 1978. Forest Knolls is a tidy neighborhood of modern early 1960's split levels, and ramblers. Annie Lebovitz attended Northwood High School in Silver Spring. In 1977 her parents sold the split level and built a
