I took a week off of blogging to rekindle my relationship with work (it pays the bills) and my wife (it keeps me off the couch.) It was nice not having the pressure of writing the blogs everyday to "keep up", but now I have a recharged battery and I'm back again (atleast, for a while :P) I've also been working on some behind-the-scenes stuff to improve my chances of survival in the madness of what we refer to as Real Estate and more specifically....Lending...

Yes, a blog that is off the Real Estate topic, for those that are pulling their hair out at this moment with a tough deal, bad phone call, bad hair day, lack of sleep, lack of coffee or ALL OF THE ABOVE!

 I was asked recently if I knew how the latest numbers stacked up with previous years, and if I knew "how big the bubble was" here in Ada County.
After doing a little research I put together a very simple chart that shows the shape of our local real estate market over the last six years.  I find it an interesting tidbit...

Ok, so Colorado is number 1 in foreclosures. How sad. The American Dream turns into the American Nightmare! How could this happen I ask...I just moved to Colorado from Florida, and I got my real estate license here. Most of the talk I hear is foreclosures and bankowned...It pains me to think of people having to pack up and leave a home they probably loved and couldn't wait to close on. Miami Shores, FL - market conditions - 10:39 AM
It is still a buyer's market here in South Florida but the market is surely picking up.  This can be evidenced by the amount of movement we are seeing with showings of our own listings and the amount of phone calls we are receiving with inquiries.   It's a new year and buyers that were holding off and waiting for a "market collapse" cannot wait any longer and are beginning to buy.

School District 20's Answer to Too Many Snow Days - 07:56 PM
Academy School District 20, in northern Colorado Springs, Colorado has decided to combat all the snow days that we have been having by adding 20 minutes to the school day, starting 1/29/07, instead of adding school days to the end of the year.
It has been met with some opposition, as now some elementary schools are not being let out until almost 4:30pm - very close to sundown. However, the district is "confident that the last child on the latest bus route will still be dropped off during daylight."

Down By The River. Brownfields. Heads-Up to Investors and their REALTORS. - 06:22 PM
My Field Coordinator and I braved the freezing rain todayto slide our way on down to the River District. We have clients coming into town this weekend, investors who need research done. So, we stood in the rain  and took a look around at potential investment property in a brownfield right across the street from the River that winds its way all along the communities here.
Maybe not all real estate professionals get goose bumps from their work, but we did today. No joke!

Are You A Professional Realtor? - 10:00 PM

Have you ever received a call from an irate seller upset over a showing of his property?
The realtor walked through the home, with the home owner present, explaining to the potential buyer the reasons why the home down the street was a much better purchase than the seller's home! Then proceeds to question the seller about their reasons for moving, while using their cell phone to call the office to have them pull the seller's disclosures to see if the home owner had disclosed the garage door opener wasn't working?
