Transforming a House into a Home - 09:04 AM
In the words of Winston Churchill, "We shape our buildings, and afterwards our buildings shape us." When a house has design flaws, we know intuitively that it does not feel right. On the other hand, a well designed house can make us feel inspired, enriched, and touched by a sense of order. All too often we talk about houses in terms of room count, along with a list of finishes, such as tile floors, granite counters, or faux paint. While this vocabulary conveys certain facts, it does not provide the tools to think about how to re-design a house in a

Americans Just Can't Stop Spending - 12:39 PM
This morning, an inflationary telling report came out called the Core Personal Consumption Expenditure (PCE) Index. This report is one of the large contributors to determing the Fed Funds Rate movement and it came in at 2.2%, just higher that the 2% the Feds like. Nothing to worry about by itself as it showed more moderation of inflationary pressures. The problem is another part of the report which measures the spending habits of Americans, called the personal savings rate. This number came out in the "scary" range at a rate of negative 1.0%. WHy is that scary? It is the lowest rate

A Great Day in the Rain.... thanks to Active Rain - 04:11 PM
I have been on ActiveRain for exactly 4 months now, since October 1st thanks to Brian Brady & Nima . I have made some good business contacts, but most importantly, some great friendships. Today just got even better when I received an e-mail from an Active Rain member, Heather Saul . Heather wrote: Where have you been???? I miss reading your posts. It's time for you to come back to AR.Heather __________________________________________________________________________________ Newbies, beware, it can be addicting and it can burn you out. Some people as Kristal Kraft , Bryant Tutas , and Rich Jacobson have been on here since AR started and they are still going strong. Some of

What blogs actually belong in what groups? -- A rant from within.... - 08:26 PM
Hello fellow Rainers...... I am not here to sound negative, but it's been eating me alive ever since these groups started. Now, don't get me wrong. I might have stuck a blog in a group that might have been close, might not have been... what we call, borderline or on the fence. But I just went through a lot of these blogs in the Active Rain Newbies and I would have to say way over 25% of them don't even belong. Now... again, I am not here to make enemies. But I was one of those persons first against these groups

Home Repairs – The Good, the Bad, and the Ugly - 06:55 PM
I recently did a search on Active Rain for Home Repairs and Home Inspections issues and was not surprised to find over 60 blogs about this issue. My concern about home inspections and repairs is about the entire process itself. My experience has been that purchase price negotiations are the easy part of the equation. After we have the Offer to Purchase Contract done, the real drama often begins. In North Carolina we use the Residential Property Disclosure Form that sellers fill out indicating any known problems with a structure. A seller can respond in a way that indicates there are problems/no

The Old Man is Snoring.......... - 01:52 AM
It's Raining, It's Pouring - The Old Man is Snoring.... As I headed north from Phoenix to Las Vegas Wednesday morning for the CRS Sellabration conference, it started to drizzle - quickly followed by a good, solid downpour. By the time I reached I-40 about 3 hours later, and was back in cell phone coverage area, I stopped to check voicemail. "Hi Tony, My name is xxxx and I'm calling to see if you could list my home. My current listing expired today." Being the diligent agent that I am, I called back and spoke to the prospective Seller "live". After the discussion about

I Don't Care What the Media Says - 01:13 PM
I don't really care what the media and all of the nay-sayers think. The Real Estate market is still in good condidtion so long as the houses have the right price and the right amount of exposure. My sellers couldn't be happier right now. The market time on this house has been less than 45 days and we have a strong offer signed around. There is also a backup offer, equally as strong. This has made their contingent offer that much stronger on the house they're moving to.

Lake Michigan Water - Must be Gold - 11:09 AM
The Dupage Water Commission has a surplus of $100 million from collection of fees for delivering Lake Michigan water to communities in Dupage County. The charge for Lake Michigan water is $1.45 per 1,000 gallons. Apparently that is too much, vis a vie the surplus. Villages, Bloomingdale for one, and some others have gone on record for a reduction of the fee plus a return of some of this surplus. How does this affect the average homeowner? Example: Assume 14,000 gallons per month X $1.45 per 1,000 $20.30 per month A reduction of $0.25 per 1,000 gallons would save $3.50 per month

Housing Un-Bubble in 2006 - 12:58 PM
Well we have survived, those that are still here, the 2006 housing un-bubble. There are some shorter ranks in the real estate agent category, but I am still receiving applicants for my Illinois pre-license classes in the Chicago area. So the report on housing in Illinois, Illinois Housing Statistics for 2006 by Illinois Association of Realtors paints a picture that we were already aware of. Unless some were asleep. Yet this is just a bump in the road. Some may remember the late 70's and 80's where interest rates were pushing 20%. Myself and other collegues in Illinois still made a living at this

How To Become "The House Whisperer" - 06:37 AM
I would like to thank Lloyd Nichols who inspired me to write this post. "What's she doing?" "I dunno" "How long has she been there?" "A long time" "Well will you look at that!" The buyers are smiling. "What did she say?" "I dunno" She is coming over..."Mr. and Mrs. Seller....you have an offer coming". In the Movie Robert Redford sat in the field all night. He never approached the unbroken horse. Remember? Eventually the horse came to him on his own terms. They formed a bond. It took the horse time to determine IF Redford could be trusted. Many had tried
