As Medford & I walked up the steps to “Boomer” Jack’s back porch, I glanced at the old replica “Pruett’s Pig Powder” thermometer mounted on the porch pillar. The temperature this fine St. Paul morning, according to “Pruett” was a rather balmy +13ºF, the Exel Energy stack’s plume told me the wind was light to non-existent, thus making it feel like a rather balmy +13ºF.
“Y’didn’t need to look at the thermometer then,” Medford said as Boomer let Daisy out to greet us, with her tail about to wag off her little beagle-body, “I coulda told you that, dontcha know.”

What do you do when you find a buyer for a listing that has recently expired? Agent #1: Since the listing is expired, there is no obligation to the former listing agent. I would approach the owner of the home with my buyer and if he still wanted to sell it, I would list his home and double end the deal. This week in Colorado a state Representative is going to consider a bill to make an anti-junk mail list, similar to the no-call list.  I first heard about this on a local Denver TV station last week and there was another story on it this morning.  If this passes, people will be able to add their names to the list.  If companies offend, they may receive up to a $500 fine.  You can read the whole story here (I am a new blogger, so I hope that link works!)

Sneak peek at a tricky room to stage - 11:19 PM
So I thought I'd give my friends on AR a sneak peek at a room in a house I'm staging tomorrow.  It's a very strange room - long and narrow.  It leads from the kitchen to the back yard, and as you can (sort of) see from the picture, the back wall consists of the sliding glass window, with little over a foot on either side of it. Hot Springs celebrates one of the most significant events in its history this year.  President Andrew Jackson signed Hot Springs Reservation into existence on April 20, 1932, 175 years ago.  It was the first federally protected area in the nation's history.

Dallas Texas- 2006 Year End Sales - 01:30 PM
The report for the end of the year finally came out... or it's that I just checked my mail at my office and it was there.
These numbers are for 2006 DFW "Single Family Home" sale, which means it does NOT include condos, but it DOES include townhomes.
Number of Sales: 92,452 which is a 3% increase over last year
Average Price: $194,125  which is a 3% increase over last year
Median Price: $148,000 which is a 2% increase over last year
Active Listings: 44,389 which is a 7% increase over last year

Dallas Texas- Changes to the MLS Rules - 02:00 PM
As of November 2006, many changes were made to the NTREIS (North Texas Real Estate Information System).  I'm only mentioning this now because the changes don't actually go into effect for another couple of weeks, March 1, 2007.  Some of the changes were good ones, while others weren't.  Here are a couple of examples:

They finally arrived!!  Check out my new Texas Association of REALTORS® license plates.  They look "fake" as they're so different.  I'm going to definitely have to watch the way I drive now.... not that I'm a bad drive, because I'm a great driver, but I'm the type of driver that has somewhere to go, and I like to get from point A to point B as quickly as possible!

Growth Projections for West Valley – Peoria, Glendale, Litchfield Park, Goodyear, Buckeye - 02:28 PM
At the annual WESTMARC economic forecast breakfast held on January 31 growth projections were discussed.     At the breakfast economic forecaster Elliott Pollack told the group that currently 36 percent of the valley's population was in the West Valley.   He mentioned that back in 1990 only 32 percent of the population was in towns such as Glendale, Peoria, Buckeye and Surprise.   Ellliott Pollack suggested that he believed the West Valley population would grow to be 51 percent by 2010 and 58 percent by 2020.    Areas that should expect aggressive growth are Peoria and Surprise.    His comments are that Buckeye is just starting … (3 comments)

New Glendale Arizona Baseball Stadium - 11:19 PM
In the news today is the latest developments with a bid for a new baseball stadium in Glendale Arizona.   The stadium will be on the northwest corner of 107th Avenue and Camelback and will be the spring training location for the Los Angeles Dodgers and Chicago White Sox.  The stadium will 12000 seats and 3000 lawn seats.   Currently the plans are out for bid.    The hope is to have the baseball stadium ready for spring 2009.     I think this is a great addition for Glendale Arizona.   Not only does Glendale Arizona have terrific football and hockey arenas.    They now … (1 comments)

Ardell DellaLoggia, in her blog, Just Truly Care About the Consumers, and Not the Agents So Much, and the ensuing discussion, got me to thinking about just what the consumer pays us for and what we owe them. 
It's said that real estate is a relationship  business, and that's true.  But equal weight, I think, has to be given to the words relationship AND business.
